Short Sales - information - 01/27/10 12:10 PM
Very good blog. Via Lori Mode and Bruce Durham 916-230-0371 DRE License #00935148 and #00875356 (Keller Williams Realty): Short Sales - there has been a lot written about it over the past few years. I have written many blog posts regarding the short sale process and thought it would be a great idea to have a place to refer potential short sale sellers to so that they can take a look at what pertains to them. Here is a list of the blogs I have written regarding short sales, the short sale process and questions most sellers have regarding short sales: Short Sale (1 comments)
Via Road House Realty (Road House Realty): Out of the almost 100,000 Florida loans that are trial modifications under President Obama's foreclosure curbing program, only 8,405 have received permanent amendments. Unfortunately, the program has not been running as smoothly as originally thought. The aim was to help the country's 3 million-plus home loans that have been defaulted on by their borrowers. According to the Treasury Department, the program was marketed as a support solution for millions, but the success of the plan is taking a lot longer, with enormous amounts of red tape and complicated logistics involved. Florida has reported lower (1 comments)
FHA SHORT SALES! - 01/26/10 12:47 PM
Good blog. Via Sam Nueman 'The Short Sale King' (Nueman Real Estate, Inc.): If you are doing a short sale where the seller has an FHA insured loan, it's important to be aware of a few things; apart from submitting all of the required documents.1) You can start the short sale process with the lenders without first needing an offer.2) The lender will send an appraiser (not a bpo person) to determine the value of the house.3) After the price is determined and they've verified hardship, the lender will send what is called (PFSP) 'Pre-Foreclosure Sales Program and they will suggest that you (1 comments)
Via Todd & Devona Garrigus (Coldwell Banker Kivett-Teeters): What's That White Stuff? -or- Snow in Beaumont, CA? I Thought This Was Sunny Southern California!!!! I know people in some parts of the country don't consider waking up to snow in their back yard as unusual, but here in Southern California its a bit of an oddity. But that's exactly what happened to us today! Here in Beaumont, California, snow is something that MAYBE you see on the view of the San Bernardino Mountains every once in a while, or in a Christmas special on Lifetime! We have tempratures that range around 65 to (3 comments)

Home Warranties--Are You Educating Your Clients? - 01/26/10 12:27 AM
Good blog. Via Linda Kemp (Keller Williams Realty New Horizons of IL): I for one am a proptent of home warranties. Whether you are representing a buyer or seller this relatively small investment can save you time and money down the road. As a listing agent I will always encourage my clients to invest in a home warranty. It's just another way to add value to your listing and attract more buyers. When I representing a buyer, I always advise my clients on the benefits a home warranty even if the home that they are looking at doesn't have one included with the (3 comments)
FHA Changes - 01/26/10 12:26 AM
Molly, thanks for a good blog. Via Molly LeBlanc 503-267-4472 (Pete Anderson Realty): FHA Changes: FHA is trying to balance 3 fundamental objectives: Financial soundness of the FHA insurance fund-ensuring that its capital ratio returns above 2% Fufilling its mission of serving borrowers not adequately served by the private sector Facilitating the recovery of the housing industry and the over-all economy By all accounts the new changes are a victory for home buyers. FHA has carefully balanced the need to make financial reforms with the need to keep FHA available to a large segment of consumers. This is evident by retaining the 3.5% (0 comments)
Via Mortgage Refinance, Auto Refinancing (Refinanceitt): There are multiple advantages of mortgage refinance. The basic reason is to avail lower rates for the current mortgage. It is a good idea to refinance if the benefits in the long term are substantial, despite including the refinancing charges. Sometimes, the monthly payments may be reduced, but in the long run, one ends up paying more on interest. Such situations should be carefully avoided. There are quite a few other reasons to seek mortgage refinance: People who had obtained a high rate loan due to bad credit ratings can refinance to a lower rate (0 comments)
Via Heather Cook (Rooms in Bloom Staging & Design ~ www.homestagingdesign.ca): In our line of work and because we deal so much with people, we collect stories which we feature in our "Adventures in Staging" portion of our monthly newsletter. Our adventures detail our experiences and usually provide an underlying message for clients and REA's reading them. This actual event occurred last year and while at the time was quite disconcerting, now makes us chuckle because it contains so many elements of what we hope not to have happen during a consultation. So first of all, both my partner and I are (0 comments)
2010 Medford Commercial Real Estate - 01/25/10 01:23 PM
Good blog. Via Scott Gephart CRS - Medford Real Estate (Chaparral Realty Group Inc.): This is a very Interesting article in the Los Angeles Times about what 2010 could have in store for the Commercial property market. I agree with what the author is saying about the trend in Commercial real estate. 2010 could be a tuff year for landlord/Owners but could be a great year for investors. I believe the Medford Commercial Real Estate market is going to be dealing with these very same issues. http://articles.latimes.com/2009/nov/05/business/fi-commre-outlook5?pg=2 Commercial property market to hit bottom in 2010, report says

New Scam making the rounds - 01/22/10 12:06 PM
A very good blog. Via Cheryl Johnson, Bob Taylor Properties, Inc., Los Angeles, CA: Have you seen this scam yet? You receive an email sent from one of your friend's own email addresses with your friend's own email signature at the end, asking for money because of an emergency. Here are two variations I have seen so far: 1. How are you doing? I am sorry I didn't inform you about my traveling for a Program called Science, Health and Environmental Reporting. It is currently held in Nigeria, Sweden and Kenya. I am presently in Nigeria. It has been a very sad and (3 comments)
Via Chris Walters (Edisto Realty Edisto Beach,SC DiscoverEdisto.com): Well another great deal has come and gone. I sold this house with 20.8 acres for apx 40% off the asking price of 130k. It was not a short sale or bank owned property. Just another motivated seller having to make hard choices in this tough economy. There was no mortgage. To top it all off, it was NOT even my Listing or a Company Listing. This brings me to the point. Building Relationships with agents in your area is a fundamental key to having success in this economy. I know we are competitors. I have found that (0 comments)
Via John Alexandrov (Real Estate Inner Circle™): s you know, I've just returned from our Client Appreciation seminar in West Palm Beach. I had the opportunity to speak privately with many of the agents who attended and some expressed concern over feelings of regret. So let me ask you about what I heard... Do you ever have the feeling that you were meant for greater success? That you aren't living to your fullest potential? Are you occasionally jealous of friends and colleagues who are getting ahead while you struggle? Have you ever gone to sleep feeling stressed by a lack (0 comments)
Via Brigitte Jones: Great call from www.harrisrealestateuniversity.com - you can listen to the reply on their site under free superstar calls. I am not a student of the university but do listen to the interviews and they are great. Couple take aways about social networking and technology: The latest generation doesnt know technology the way we did. For example if we say to our kids, "we dialed a number" they dont know "dial" as their phones dont have a dial on them!!! For social networking such as facebook, think of it like going to a gathering or event. You wouldnt show up (0 comments)
Dream on! Tropical landscaping on a watewise budget - 01/22/10 11:58 AM
I want to share a beautiful blog. Via Russel Ray, San Diego home inspector (Russel Ray, Property Consultant): Whenever I inspect a home that has tropical landscaping, I try to prepare my Clients for the high water bill that results from living in a Mediterranean desert climate and having tropical landscaping (that looks good). If my Clients tell me that the tropical landscaping curb appeal is what attracted them to the home to begin with, there's not going to be too much that I can do to convince them to switch to something more practical. I'll have to leave it to the water (1 comments)

Via William J Archambault Jr (The Real Estate Investment Institute ): Are you prepared to be judged on the content of your character? Today is a day of great expiations! Today is the day we set aside each year to honor the legacy of a man, just a man, infract a flawed man, a man just like us. A man made great by his incredible dream, a dream that we would all reach a point where we judged all men by "the content of their character!" I'm not going to tell you how to judge men, you'll hear enough of that today. (2 comments)
10 Smart Things to do When Listing a Condo - 01/21/10 02:55 PM
A very good blog. Via Barb Fischer (RD Brown Real Estate): If you take just a few extra steps up front, you'll be rewarded with the gratitude of your seller, the bank, all the buyers agents, buyers, lenders, and property management companies if you take just a few extra steps up front. Don't copy important info about the complex from previous listings-- check it out for yourself. 1. Check to see if it's FHA/VA approved and list accordingly 2. Call the PM company and find out what the delinquency rate is 3. Check to make sure that one entity does not own more (0 comments)
