When comparing Upper Ogden Valley single family home sales transactions for the first two quarters of 2010 vs the same period in 2009, it appears our local market is continuing to form a baseline and may be starting to show signs of life and appreciation after many challenging quarters.
Below are statistics pulled from the Wasatch Front MLS  comparing volume, price and price per square foot data for single family home transactions for the first half of 2009 and 2010.  Sales volume improved from 16 to 35 untis (+119%) and average cost/square foot increased from $98.29 to $109.82 (+12%).  The inventory … (0 comments)

The latest housing appreciation/depreciation indexes as provided by the Federal Housing Finance Agency (FHFA) showed the following information for 2010 vs 2009, 1st quarter:
- United States: -3.07%
- * Mountain States: -7.6%
-  Utah: -8.9%
  > St George Area: -17.45%
  > Provo-Orem Area: -13.30%
  > Salt Lake City Area: -9.91%
  > Ogden-Clearfield Area: -6.17%
* Includes Montana, Idaho, Wyoming, Nevada, Utah, Colorado, New Mexico and Arizona
 
5 Year Appreciation/Depreciation Rates for the same breakdown above are as  follows:
 
- United States: -2.85%
- Mountain States: -3.05%
-  Utah: +13.29%
  > St George Area: -2.33%
  > Provo-Orem Area: +13.41%

Although $/FT2 is not a perfect measure, this metric provides a good view of the market overall, and helps to identify trends.  Listed below is annual data providing a historical snapshot of the Ogden Valley condominium real estate market.  A large percentage of recent sales in 2009 are distressed, meaning many are short sales, REO or bank-owned properties.

I wanted to provide an update to the information I posted back in July regarding the status of the Ogden Valley real estate market.  The results of the last few months continue to support what I feel represents a bottoming, and new baseline for the Ogden Valley real estate market.
Although $/FT2 is not a perfect measure, this metric provides a good view of the market overall, and helps to identify trends.  Listed below is annual data providing a historical snapshot of the Ogden Valley real estate market.  As you can see, the period 2002-2004 serves as a good baseline, when SFH home sales prices were very stable.  A large percentage of recent sales in 2009 are distressed, … (0 comments)

market: The Market is Never Wrong - Distressed Property Sales as Comparables - 04/09/08 12:11 PM
I work in a beautiful resort area where many people purchased homes, condos and land (many with cash) over the last few years. 
Many buyers got in before or while prices shot up in 2005 and 2006.  Since 2006, inventory levels have increased and sales prices have slowly fallen.  List prices on properties where sellers don't need to sell have been slow to come down.  Sellers have every right to list a property at whatever price they feel most comfortable with, as long as there is an agent willing to list it for them.  I don't have an issue with that.  Personally, I would rather lose a significantly over-priced listing than continue to market it, but another discussion.

market: Mid April Update - Ogden Valley / Park City Real Estate Comparison - 04/23/07 08:20 PM
As of mid-April 2007,  the 12 Month Moving Average Sales price was $613,000 for Summit County (Park City) and $421,000 for Ogden Valley home and condo transactions.  Another useful statistic is Sales Price per Square Foot.  As of mid-April 2007, the 12 Month Moving Average $/FT2 was $262 for Summit County vs $166 for the Ogden Valley.  In other words, the cost per square foot in Ogden Valley is running 37% (this difference was 35% in mid-February 2007) lower than the Park City area.  The average size of a typical home/condo purchased over the previous year was 2274 Square Feet in Summit County and 2571 for Ogden Valley.

I have developed an interesting graph comparing average sales prices and cost/FT2 since 2002 for two resort communities in Northern Utah.  The two areas compared are:
a) Ogden Valley, Utah (Eden, Huntsville and Liberty), 60 minutes from SLC airport, serving Snowbasin, Powder Mountain and Wolf Mountain ski areas along with Pineview Reservoir, Wolf Creek Championship Golf Course, surrounded by National Forest and best of all ... no crowds
b) Summit County, Utah (Park City). serving Park City, Deer Valley and The Canyons ski areas.
The Park City area is much better known, but I know that anyone who has not visited the Ogden Valley or skied at Powder Mountain (at 5500 acres, the largest ski area in the United States, … (3 comments)
