ogden: Standard Examiner Article - Utah Data Shows Homes Retaining Value - 03/14/08 01:20 PM

Home builders expect tighter margins By JESSE FRUHWIRTH Standard-Examiner Davis Bureau jfruhwirth@standard.net    Housing data show Utah homes are retaining and even building on their value, so home owners might think they are the rare Americans who will emerge unscathed from the national housing crisis.    Utah home builders, however, have been wounded by shrapnel expelled by the bursting national bubble, and their misfortune is just now beginning to bleed onto existing homes.    Layoffs, price reductions and handsome extras that attract choosy buyers are ways large-volume Utah home builders are dealing with a lack of credit available to buyers. Smaller builders are simply … (0 comments)

Utah poised for rebound That is the prediction of area economists By JEFF DEMOSS Standard-Examiner staff jdemoss@standard.net    SALT LAKE CITY - While the current economic picture looks bleak, fears about recession may actually help Utah and the United States avoid that fate, two leading local economists said Wednesday.    A growing number of economic experts are saying the U.S. is either headed for a recession or is already in one, but the current situation is really more of a "fear-session," said Kelly Matthews, vice president and economist for Wells Fargo in Utah.    Economic growth in Utah will slow noticeably this year, but … (0 comments)

Stability seen in Utah homes Foreclosure rates up, but still far below average for country By JORDAN MUHLESTEIN Standard-Examiner staff jmuhlestein@standard.net    Utah's foreclosure rate is slightly higher than a year ago, but far lower than the national average.    Statewide, the percentage of loans in foreclosure was 0.8 percent in the fourth quarter of 2007, up from 0.61 percent a year earlier, the Mortgage Bankers Association reported Thursday.    The Utah rate was less than half the nationwide rate, which rose from 1.19 percent in 2006 to 2.04 percent in the fourth quarter of 2007.    Nationally, more than one of every 20 home … (0 comments)

ogden: Powder Mountain Agrees to Hold Off on Incorporation - Standard Examiner Article - 03/08/08 02:05 AM

By MARSHALL THOMPSON Standard-Examiner staff mthompson@standard.net    OGDEN - Weber County Commissioner Craig Dearden woke up at 3 a.m. one day last week, thinking about Powder Mountain resort's petition to incorporate as a town to pave the way for increased development.    "I wondered if anyone has ever talked to the Powder Mountain owners about a way to do this without forming a town," he said. "So I got ahold of the owners, and they said they were willing to sit down and talk with us."    After meeting with the resort developers on Monday, Dearden decided to move to table the incorporation petition … (0 comments)

‘Powderville Six' to take on ski resort over vote
By MARSHALL THOMPSON Standard-Examiner staff mthompson@standard.net
EDEN - As the Powder Mountain developers' petition to form a chunk of the Ogden Valley into a town moves forward, future residents are taking matters into their own hands.     A group of 40 voting-age residents met Friday to elect their own ad hoc council. Darla Van Zeben, Deja Mitchell, Jim Halay, Ryan Bushell, Layne Sheridan and Norman Belnap are the six people who will unofficially represent "Powderville," which is a nickname for the residential neighborhoods that were drawn into Powder Mountain Town without a vote. … (0 comments)

The future of Powder Mountain, and the entire Ogden Valley is at stake.
Regardless how you may feel about the bill that passed the Utah House and Senate in late 2007 (allows easy incporporation of a township with no vote required by those who find themselves within the township boundary, circumventing the county planning and zoning approval process), I recommend you subscribe to "The Ogden Valley Utah Forum" by clicking on this link: http://ogden-valley.blogspot.com/, then provide your email address under "For Email Updates, Subscribe Below" box.  In addition, if you feel strongly about allowing development to proceed at more reasonable density levels, I strongly recommend you sign the petition link on this same website.

ogden: Standard Examiner Article - Powder Mountain Owners Say Feasibility Study Backs Town Concept - 02/06/08 03:44 AM
By MARSHALL THOMPSON Standard-Examiner staff mthompson@standard.net    OGDEN - Powder Mountain owners released the results of their privately commissioned feasibility study Friday showing the ski resort could become a viable municipality if the developers provided cash upfront.    If Western America Holding, LLC, coughs up $750,000 for its proposed town government, there would be no need to levy an additional municipal property tax or telecommunication tax on the residents, the study said.    "Assuming creation of a fund from prepayment of development fees, there is adequate funding to allow the newly incorporated town to operate through the end of Fiscal Year 2012," the report read. … (1 comments)

Ski resort going to town?
Powder Mountain developers find alternative for expansion
By MARSHALL THOMPSON Standard-Examiner staff mthompson@standard.net     OGDEN - Powder Mountain ski resort may soon become Powder Mountain Town - developers filed paperwork Friday with the Weber County clerk to incorporate as a municipality.     The action could allow resort developers to move ahead with plans to expand into a massive four-season resort in the Ogden Valley without going through the county planning commission.     Last month, after months of workshops and public hearings, the Ogden Valley Planning Commission voted in favor of the resort's rezoning proposal, but attached almost 20 conditions that limited the … (3 comments)

The owners of Powder Mountain Ski Resort, frustrated with delays in securing permission for a 4,400-acre rezoning, this morning filed a petition with Weber County to incorporate as a new town.Scott Doughman, one of the owners, said in a news release that the law allowing incorporation ensures the resort's property rights are fairly represented in local government. The resort last month wrested endorsement for the rezoning from the Ogden Valley Township Planning Commission, but there were many strings attached. The Planning Commission, for instance, wants the owner to essentially build a second road into the … (1 comments)

ogden: Powder Mountain Rezone Request Approved - Standard Examiner Article - 12/11/07 03:31 AM
Ogden Valley commission OKs rezone Powder Mountain developers must meet 15 conditions B Y MARSHALL THOMPSON Standard-Examiner staff mthompson@standard.net    OGDEN - The Ogden Valley Planning Commission voted Monday to approve a rezone application for Powder Mountain Resort - but only after setting 15 conditions and capping density at current levels.    Five commissioners voted for the rezone, and two did not vote. Jim Banks was absent, and Jamie Lythgoe abstained.    Several Ogden Valley residents had complained that Lythgoe had a conflict of interest because her family, the Cobabes, originally owned the resort and retained 213 acres within Powder Mountain boundaries.    On Monday, … (1 comments)

BY MARSHALL THOMPSON Standard-Examiner staff mthompson@standard.net     OGDEN - The Ogden Valley Planning Commission set down a list of conditions Thursday that Powder Mountain developers would have to meet before getting approval for a massive rezoning.     One of the conditions stipulated by the commission was the creation of a second, permanent, all-season road to the resort. The proposed rezone would allow for 805 singlefamily homes, 2,090 multiplefamily units, 500 hotel rooms, 11 corporate retreats, a 60,000-square-foot recreation center, … (0 comments)
