When comparing Upper Ogden Valley single family home sales transactions for the first two quarters of 2010 vs the same period in 2009, it appears our local market is continuing to form a baseline and may be starting to show signs of life and appreciation after many challenging quarters. Below are statistics pulled from the Wasatch Front MLS comparing volume, price and price per square foot data for single family home transactions for the first half of 2009 and 2010. Good news. Congress has passed a bill that extends the Homebuyer Tax Credit closing deadline to September 30, 2010. Please understand this applies only to real estate transactions with ratified contracts in place as of April 30th, 2010 that have not yet closed. Wolf Creek Properties recently filed for Chapter 11 bankruptcy protection. According to information released, Wolf Creek Properties has filed several motions allowing it to continue day to day operations. Wolf Creek Properties owns Wolf Creek Utah Ski Resort, formerly known as Wolf Mountain and Nordic Valley Ski Area. Wolf Creek is exploring restructuring options while talking with potential purchasers of what it considers "non-strategic portions of its operations" in an effort to attract new ownership. I wanted to provide an update to the information I posted back in July regarding the status of the Ogden Valley real estate market. The results of the last few months continue to support what I feel represents a bottoming, and new baseline for the Ogden Valley real estate market. Although $/FT2 is not a perfect measure, this metric provides a good view of the market overall, and helps to identify trends. Listed below is annual data providing a historical snapshot of the Ogden Valley real estate market. real estate: First Time Homebuyer Tax Credit - Summary - 02/22/09 12:25 PM
Good News! The new stimulus bill signed by the President last week makes some positive, immediate changes to the first time homebuyer tax credit. As you may recall, the tax credit was previously $7500, plus it had to be repaid over 15 years or whenever you sold the home. Last week, this changed to an $8000 CREDIT or 10% of the home's value, whichever is less. The Credit does NOT need to be repaid as long as you stay in the home for at least 3 years. Another big plus - if you purchase a home in 2009, the IRS will allow you to get the credit when you file your 2008 tax

If Western America Holding, LLC, coughs up $750,000 for its proposed town government, there would be no need to levy an additional municipal property tax or telecommunication tax on the residents, the study said. "Assuming creation of a fund from prepayment of development fees, there is adequate funding to allow the newly incorporated town to operate through the end of Fiscal Year 2012," the report read.
