   Are There Really More Distressed   Properties Rearing Their Ugly Heads?     Is it my imagination or are there really more distressed properties rearing their ugly heads once again in the San Diego market? Could it possibly be time once again to start reving up the short sale and foreclosure fix and flip and buy and hold engine again?
 
I've been noticing some price reductions and a faint increase in foreclosure and short sale activity lately. In fact I've just bid on two of them and I'm about ready to bid on a couple more.

I've had it with the notion that "BIG BROTHER" should force lenders to dole out "cramdowns" (principal write downs) to people that can't afford to make their payments while those of us that are struggling to be prudent about our obligations get the shaft. Once again I'm starting to hear the war drums beating in the distance. Anybody know anything about group homes for the disabled, autistic, foster care, etc? I'm looking at a property with nine bedrooms and 5 baths that has already been used as a group home for persons with special needs. Our investment group would be willing to purchase the home if we could find an experienced group home resident operator/manager to partner with. Does anybody know where one might start looking for someone like this?

I was impressed and and quite surprised to see just how many folks spend so much of their day on electronic devices i.e. computers, I Pads, cell phones, texting, etc. In fact my wife and partner of 37 years, who I love dearly, absolutely drives me nuts sometimes.......no wait.......all the time with her relentless passion if not outright OCD on the phone texting, emailing, audio communication (yapping), etc. Granted it's 80% biz and it contributes to a very comfortable lifestyle … (0 comments)

I pulled my credit this week to see where I stand because I'm applying for an LOC with a lender to purchase, rehab and resell or lease/rent distressed properties that cash flow and noticed that things have changed a little with the big three credit reporting agencies and their rating protocol. 
Equafax continues to maintain the traditional 280 to 850 range. But both Experian & Transunion are now using what they call the "Vantage Score" which ranges from 501 to 990
