Are There Really More Distressed Properties Rearing Their Ugly Heads? Is it my imagination or are there really more distressed properties rearing their ugly heads once again in the San Diego market? Could it possibly be time once again to start reving up the short sale and foreclosure fix and flip and buy and hold engine again?
I've been noticing some price reductions and a faint increase in foreclosure and short sale activity lately. In fact I've just bid on two of them and I'm about ready to bid on a couple more.
Legal Advice? What's Up With That?!!!Call an attorney? Get legal advice ASAP? Don't do or say another thing until you consult with an attorney?Ya know folks..........I'm so over hearing all these "walking on egg shells" comments everytime someone asks a question with a little legalese in the mix. Truth be known? You don't always have to run to an attorney everytime you stub your toe on your neighbors threshold.Come on! Sitting On The Fence?Let there be no doubt; It's a great time for investors with:However, for the fix and flip crowd or the faint of heart I would still hold tightly to the reins, play your cards close to the vest and keep your hard earned cash where you can feel it. Why should underwater homeowners get a cramdown and those of us who are prudent borrowerers get the shaft? I've had it with the notion that "BIG BROTHER" should force lenders to dole out "cramdowns" (principal write downs) to people that can't afford to make their payments while those of us that are struggling to be prudent about our obligations get the shaft. Once again I'm starting to hear the war drums beating in the distance. What's good for the goose is certainly good for the gander. I've read several posts during my two years as an AR member about being featured. Why is it so important to be featured.? In some cases it almost looks as though folks spend more time trying to write a post that gets featured than their spending trying to build their business. Frankly, I didn't join AR, Trulia or any other blog to get featured. Anybody know anything about group homes for the disabled, autistic, foster care, etc? I'm looking at a property with nine bedrooms and 5 baths that has already been used as a group home for persons with special needs. Our investment group would be willing to purchase the home if we could find an experienced group home resident operator/manager to partner with. Does anybody know where one might start looking for someone like this?

Can Anyone Tell Me What a "Vantage Score" Is All About?
I pulled my credit this week to see where I stand because I'm applying for an LOC with a lender to purchase, rehab and resell or lease/rent distressed properties that cash flow and noticed that things have changed a little with the big three credit reporting agencies and their rating protocol. Equafax continues to maintain the traditional 280 to 850 range. But both Experian & Transunion are now using what they call the "Vantage Score" which ranges from 501 to 990 Fortunately all my scores were excellant but can anyone … (0 comments)
