November's numbers in Placer County reflect the general slowdown in the real estate market, but compared to the numbers for Sacramento County, Placer County is holding up fairly well. In November, 228 units sold in Placer County, down 31.1% from last November's 331 units. The average home sold in Placer County for $424,415, down 14.8% from last November's average of $497,946. This year's homes were slightly smaller on average, however. As a result, sold price per square foot feel off more modestly. Although Placer County has seen real estate values decline as they have in many parts of the country over the last year, the statistics in Placer are still fairly robust for the area, and certainly compared to Sacramento County. For example, while Sacramento County currently has about 11.6 months of unsold inventory, Placer County has a "low" 9.45 months. This is still well above the traditional 6 month cut off that constitutes a buyer's market, so this is a difference in degree.
Also, in Placer the average sold price per square foot has held up better than in Sacramento County … (0 comments)

placer county: Roseville Real Estate Market Update - 11/06/07 12:10 AM
For some time now I've been publishing some Roseville real estate market statistics on my Roseville Real Estate site, but today I bit the bullet and decided it was time to burden the blogosphere with yet another real estate blog.
This month's market update shows that Roseville is continuing to do fairly well compared to other local areas. Sacramento County, for example, has over eleven months of inventory, while Roseville is in down to "only" 8.21 months. Of course, that's still pretty much in the "buyer's market" category.

It seems like every week we're adding more matieral about foreclosures, and with good reason. Foreclosures made up approximately 25% of the sales in Sacramento in August, and buyers really enjoy hearing about them.
Purva Brown has a whole section of her blog dedicated to Foreclosures and Short Sales, for example, including an excellent one-minute introduction for consumers to the difference between an REO and a Short Sale.

I've put together a couple of articles recently on the real estate market in Placer County. Actually, I should say I put together an article and a video of me being a Lockwood talking head, using our new BrokerCam(tm).
(The story behind the BrokerCam is I really wanted a nice Web Cam, so now I'm a hundred bucks broker).
