The County experienced a further decline in listings (see chart below); home sales as expected decreased (it is summer); days on the market for sold homes increased; and properties selling for $ 500,000 or less are moving the fastest.
Quite unsettling are the guru's who tell us how to handle money.  They are finding themselves knee deep in alligators.

First (and still is ) personal ID theft.  It graduated to stealing homes and now ID thieves are stealing personal medical information.
This article was re-printed in both the Star Duster Newsletter and L. A. Daily News but was originally published in the The Dallas Morning News.  The writer is Pamela Yip.

Whether IndyMac is sold or not will not hampered the real estate market.  In a few weeks this IndyMac problem will disappear, just like Bear Sterns.
Steps will be taken to shore up Fannie Mae and Freddie Mac as well.
Real estate interest rates will continue to stay around 6% over the next serveral weeks.  There will be up's and down's of from 1/4 to 3/8 point swings but on averate interest rates will remain flat.

Let me leave you with a mid-year, 6 months comparison between 2007 and 2008 of Ventura County.
For 2007 (January 1 thru June 29)  there were 3,529 homes that had sold; the average list price for sold homes averaged $ 722,009; the homes sales price averaged $ 699,077 for a variance of 3.3%.  These sold homes were on the market for an average of 76 days.
For 2008 (January 1 thru June 28) there have been 2828 homes sold (a decrease of 25% for similar period in 2007).  The average listing price for sold homes this year for this period was $ 703,304 (about the same as 2007).  The average sales … (0 comments)

This past week's activities is a continuation of the base building that is on-going in the Ventura County real estate market.
The action is BORING and will continue this way through the summer months.
As reflected in the chart below, weekly sales continue to rise; the number of days sold homes were on the market decreased; the variance between homes sold listed price and the eventual sales price remains high at 6%. 
The price range that is being discounted the-most appears to be between $ 750,000 to properties valued above 1 million dollars.

Ventura County real estate continues to show signs of having turned to the upside.
Over the last week there has been a decline in listings (inventory); sales continue to  increase (although it slowed the last two weeks this past week when compared to prior weeks); the number of days on the market for sold properties continues to average three (3) months; and the variance between list price and average sales price for sold homes continues to hover around -5.0 %.

Do a clean bill of health.
Do the minor things before listing your home and benefit.
Those things are:  CLEAN; POLISH; REPAIR; and INSPECT.  Not necessarily in that order but do it.  And yes it may take some muscle. 
Under the heading of clean is de-clutter both inside and outside the home.  Remove as much from the walls as possible.  Remove the clutter in the garage.  If you have boxes stored in the garage, stack them neatly and keep them low.  You do not want a high rise anything in the garage.  Get rid of any piles of anything in the yard.

However it does appears that $ 550,000 is the baseline.  In other words the lows of the market have been set, basing is now occurring and within the next 4-6 months prices should be on the upside.
Why do I think the base has been set?  Simply because the list to actual sales price variance in 1999, the days on the market and actual average sales prices are similar to the price variances, days on the market and actual average sales prices that we are experiencing today.

Size Matters. Over the last few weeks we have witnessed the extra steps the Federal Reserve has undertaken to firm up the real estate market and other financial institutions.
I can understand coming to the defense of Bear Sterns and its subsequent purchase by JPMorgan.
The financial markets could not go into a turmoil.
It would be bad for the United States and the rest of the world.  (As an aside JPMorgan also assisted the United States in another financial turmoil about 100 years ago.  Except in that situation JPMorgan bailed out the United States not just a company like Bear Sterns).
