transactions take place in November 2009 compared with just 2 a year prior in November 2008. Median pricing clocked in at 233K for the sold homes. Month over month 7 homes sold in Yarmouth Maine in October and median pricing was a bit higher, but given the small sample size a pricing trend is hard to discern.

Sagadahoc County November 2009 Housing Report - 12/21/09 09:14 AM
The Sagadahoc County real estate markets saw 37 transactions take place at a median sold price of 150K and a median days on market of 65 in November 2009. This contrasts with 19 homes sold at a median sold price of 177K after sitting on the market for 113 days in November 2008. Representing a transaction volume increase of almost 100% but a pretty significant pricing drop of 15%. This market has been very slower than its counterparts to the south and the increased volume is a great sign of hopefully continuing improvement.

The Freeport ME residential real estate markets saw 7 transactions take place in November 2009 compared with3 a year prior in November 2008. Median pricing clocked in at 345K compared with 163K in November 200 thus representing a marked improvement year over year. Month over month volume and median pricing have remained quite healthy and continue to improve in this wonderful mid coastal Maine community

Falmouth Maine real estate report - November 2009 - 12/10/09 09:57 AM
For the month ending November 2009 the Falmouth Maine real estate markets saw 10 transactions occur at a median price of 352K. This contrasts with 11 transactions at a median price of of430K in November 2008. This northern suburb of Portland thus saw on a month over month basis relatively stable transaction volume and a pricing decrease of 18%, but on a month to month basis prices were up 26%.

South Portland Maine November 2009 Mkt Report - 12/09/09 11:38 AM
The South Portland real estate markets saw 27 transactions take place at a median sold price of 184K and a median days on market of 29 in November 2009. This contrasts with 14 homes sold at a median sold price of 178K after sitting on the market for 67 days in Nobvember 2008. This represents a HUGE volume increase as well as a modest 3% pricing increase! More continued good news from the greater Portland Maine real estate markets.

Encouraging results for the Portland Maine Residential Housing Markets!! - 12/07/09 07:07 AM
For the month ending November 2009 the Portland Maine real estate market saw 55 residential transactions occur at a combined median price of 212K representing a pricing decrease of ONLY 4% relative to a year prior, but compared to October 2008 it represents a pricing increase of 4% month over month!
These are the best housing results of the year so far and a very encouraging sign for the real estate markets in Maine as a whole!! In addition, volume was up 8% compared with December 2008 and up 12% relative to October.

Maine Multi Unit Snapshot - 12/03/09 04:39 PM
Recently I compiled some housing statistics on multi units for a client and thought I would share some of the information as I was quite surprised with some of it.
It is no surprise that prices are way down, but just by how much in some of the southern Maine real estate investment markets?  In Portland Maine, the average sold price in 2009 to date is 277K compared with 302K in 2007, not so bad. Contrast this with Westbrook where the average multi unit sold for 164K in 2009 compared with  244K in 2007 or even worse... the coastal real estate … (0 comments)
