 The residential real estate markets of coastal Harpswell Maine saw 4 transactions take place at a median sold price of 350K and a median days on market of 106 in January 2010. This contrasts sharply with no homes having sold in January 2009 and up 100% from 2 selling in December 2009. Median prices month over month were up 23%, but given the small sample size a discernable pattern is hard to discern without looking at a bigger year over year analysis.

 The Cape Elizabeth real estate markets saw a whopping 10 transactions take place at a median price point of 328K after sitting on the market for a median days on market of 84 compared with only 3 homes having sold at a median price of 445K after sitting on the market for 42 days in January 2009. This desirable suburb continues to shed some value relative to the city of Portland housing market, but like most of the region stabilization seems to be returning.

For the month ending January 2010 the Portland Maine real estate housing market saw 35 single family and condo residential transactions occur at a combined median price of 211K with each home sitting on the market for a median of 59 days. This represents a volume increase of 75% year over year and a decrease of 19% month over month. The median price increased year over year by 6% further reinforcing the housing recovery in the region.

For the year ending 2009 the Cumberland County Maine real estate markets saw only 2590 transactions transpire at an average sales price of 269K which is down about 2% in pricing compared to 2008’s average sold price of 275K. Volume was significantly less however down 15% from 2008. Inventories remain low and as prices have for the most part stabilized look for improving conditions in the first half of 2010.

 For the year ending 2009 the Bowdoinham Maine residential real estate markets saw 22 single residential transactions occur at a median price of 175K contrasting with 18 homes selling at a median price of 180K in 2008. The median days on market more than doubled from 58 to 138 but given the smaller sample sizes simply having a few homes that had sat on the market for a long period of time selling would most likely skewed this number upwards.
