The residential real estate market for Portland ME houses saw 115 transactions during the 3rd quarter of 2011, compared to the 95 sales for the 3rd quarter of 2010. This represents a sales increase of 21% - about the same as the greater Portland area as a whole with a 20% gain in transaction volume. The median sales price was up 3% compared with last year at this time, with a median price of 222K. With list to sales ratio coming in around 97% and stable pricing, a condo will sell in Portland priced at fair market value.

Looking over the past year real estate in Portland Maine is holding steady. The number of total homes and condos that sold increased from 2009 to a total of 610 this past year.  The houses also were selling slightly quicker when compared to last year. This past year saw a median days on market of 58. The median price point for 2010 was 209K, the same price as it was for 2010. For the month ending January 2010 the Portland Maine real estate housing market saw 35 single family and condo residential transactions occur at a combined median price of 211K with each home sitting on the market for a median of 59 days. This represents a volume increase of 75% year over year and a decrease of 19% month over month. The median price increased year over year by 6% further reinforcing the housing recovery in the region.

For the month ending October 31st, 2009, Happy Halloween :), the city of Portland saw 49 residential real estate transactions take place at a median price point of 200K, down 9% in pricing from October 2008, but representing a volume increase of 25%, perhaps due largely to the Maine first time homebuyer purchasing prior to the possible expiration of the federal housing tax credit.  The current inventory of homes as of today was 432, down marginally from last mont.

Here is a brief snapshot/overview of how the greater Portland residential real estate markets faired in the 3rd Qtr 2009 including the South Portland, Falmouth, Westbrook and Cape Elizabeth housing markets.
 
In Portland, 189 residential transactions took place, just two more than in 2008 for the same 3 month period. The median price point was 203K, off 9% from 222K in 2008. The median Days on Market was 47, similar to 43 a year prior.

The  residential real estate market in Portland Maine posted solid results for the 3 months ending August 2009.
A total of 186 properties which includes condos and single family homes in Portland sold compared to 230 a year prior and thus representing a volume drop of about 20%.  Median home prices, although stabalizing month over month, were down about 8% compared with the year prior and clocked in at 203K compared with 222K.  The meidan days on market for a home was 46 days.

 The Portland Maine real estate residential home markets had a very strong April with 43 transactions taking place at a median sold price of 220K and a median days on market of 41. This contrasts with 45 homes sold at a median price of 228K after sitting on the market for 37 days in April 2008. Inventories rose from 393 to 410 compared with the month prior.

For the month ending March 31st, the Portland Maine Real Estate housing market saw 37 residential transactions transpire at a median price of 192K. This contrasts with 50 transactions at a median price of 213K in 2008.  Thus prices have fallen about 10% from a year prior and volume is off about 26%.

The real estate market in Portland Maine for multi units has definitely seen better times.  Here is a snapshot of the current inventory, asking prices and days on market compared to historical figures for these 3 metrics.
As of mid February there are 64 units on the market at an average asking price of 328K that have been on the market for 232 days on average.

 Cumberland County Maine real estate markets saw 101 transactions take place with an average sold price of 265K and an average days on market of 95 in January 2009. This contrasts with 172 homes sold at an average price of 276K after sitting on the market for 111 days on average in Janauary 2008.183 homes were sold in December 2008 illustrating how slow the month of January was. The inventory level sits at 2408 home on the market compared with 2456 a month prior.  The Portland Maine real estate market is situated within Cumberland County.

For the month ending January 2009, the real estate markets in Portland Maine saw 20 transactions transpire at an average price of 214K after sitting on the market for 70 days.  January 2008 saw 42 residential real estate transactions transpire at an average price of 222K after sitting on the market for an average time frame of 144. (Note: the high DOM can partially be attributed to a couple properties that sat on the market for close to 500 days though)

Cumberland County, home of Portland Maine saw 3060 residential transactions occur in 2008 vs 3703 in 2007, a drop of 17% in volume. The average sold price was down 9% to 275K from 302K in 2007. Historically the the pricing is right where Cumberland was in 2004, but the transaction volume is the lowest the decade has ever seen.  Real estate in the coastal regions has been hit the hardest as Portland proper has remained more resilient than most areas to the economic downturn.

Cape Elizabeth Maine real estate remains quiet with 5 transactions occurring in December 08 at an average sold price of 538K. Comparing this to 10 transactions at an average price of 497K in December 2007 one actually sees a year over year price increase of 8% although this number s probably skewed by a high value home selling coupled with a small sample size. With a current inventory of 72 properties the Cape Elizabeth residential real estate market remains slow and will most likely continue this way for the foreseeable future.

The real estate in Portland Maine's Deering neighborhood is some of the finest in the area.  A suburb of Portland yet still within the Portland city limits, the sense of community is strong, the neighborhoods are quiet and thus the quality of life is strong.  Currently there are 70 properties on the market, about 2/3rds homes and a 1/3 condos.  The average asking price is 300K for a single family and 197K for a condo. For the year to date the average sold combined price of homes and condos combined has been 244K contrasted with 256K for 2007.
