As the markets continue to chug along here in Maine.. residential real estate in Portland Maine posted some average results for the 1st quarter of 2011 as a total of 102 homes and condos sold compared with 136 a year prior and thus representing a volume drop of 25%. Despite the slackening demand.. perhaps largely attributed to the harsh and snowy winter we endured.. median prices statistically jumped 8% from 206K in 2010 to 222K this previous quarter. The real estate markets in southern Maine continued to remain slow through the month of September helping to contribute to a very slow overall 3rd quarter in regional housing markets of greater Portland.  Overall volume was down about 37% whilst median pricing statistically rose 9% although this can better be attributed to less first time home buyers at lower price points participating in the marketplace. Once again the Portland Maine residential home market posted solid results for the month ending May 31st 2009.  54 homes sold at a median price of 233K, compared with 72 homes at a median home price of 203K in 2008 for the same month.  Despite the lower transaction volume, the median price rise coupled with a 7 day median days on market drop is encouraging news.  Maine first time home buyers are very active and the higher median price shows other segments of the market are begining to heat up. The Portland Maine real estate markets saw 29 transactions take place with an average sold price of 248K after sitting on the market for 87 days in December 2008. This contrasts with 46 homes sold at an average price of 279K after sitting on the market for 97 days n December 2007. This represents a transaction volume decrease of 37% and a pricing decrease of 10%. Inventories continue to drop as well. Currently there are 391 properties for sale in Portland down from 425 last month.
