We're representing a landlord renting some property in Carlsbad.  Someone asked if we were doing "Section 8 Housing" and I learned a lot when I did the research on this.
Section 8 Rental Assistance provides housing assistance to certain persons in need.  The Carlsbad City has a web page addressing their program at http://www.carlsbadca.gov/housing/eligible.html .
The most important features for the landlord, according to one of the subpages is that the City guarantees 70% of the rent.  There are certain max rental amounts, which seem a bit low to me knowing the area, and they are as follows: Studio payment standard is $1075; … (4 comments)

Here's our newest condo listing in Pacific Pines, a condo community off of El Camino Real in Encinitas.  This community has a great location, and you can be at I-5 in just a couple of minutes by going down Manchester to the south.  If you go to the north, you have all the shopping on the El Camino corridor north of Encinitas Blvd.  The community also has a nice pool and barbeques and table under the shade of the tall trees.  Here's the brochure:

Margaret was tied up last week with clients, so I had to go out and take a batch of photos for a listing that will come on later this week (I'll post the brochure).  But this was the cover photo and I liked it a lot for a few reasons, which I'll explain in a moment. encinitas real estate: Encinitas Helicopter Photos - 01/10/08 02:46 AM
Not too long ago I had to go up in a helicopter to take some photos for one of our listings.  We buzzed around Encinitas and I took pictures of the listings, and I also had the opportunity to take some other pictures too.  Here are two of the images that I liked.
The first one is a pic of Moonlight Beach with its lone palm tree.
The other photo is a photo of the Leucadia Bluffs not far from Moonlight Beach.
The original images were much higher resolution than this.  OK, just so I don't have to make phone calls.

encinitas real estate: Encinitas Long Term Rental Market Still a Bit Thin - 01/09/08 04:07 PM
After last year's shaky real estate purchase market, would-be buyers decided to rent instead of buy.  This was, of course, understandable given the wacky ride of the mortgage market and unsure economic conditions.  Here's a current long-term rental map of Encinitas:
As you can see, there are many areas where there are simply no homes for rent.  ZERO.  The situation was worse last summer, and it started to improve last fall, but the rental inventory is still thin.  Of course, this is good news for landlords because rental values will be maintained (at the least) and we may see an increase this … (0 comments)

encinitas real estate: Encinitas Real Estate Inventory - 01/08/08 08:22 PM
Here's the current activity levels in Encinitas from our maps.  The pushpins are color-coded by price (see legend), and the numbers on the pushpins reflect bedrooms.
 There is definitely some inventory, but it isn't crazy.  Some areas have more than one would expect like Encinitas Ranch.  Here's the condo/townhome map:

encinitas real estate: Flora Vista Home Brochure - 01/01/08 01:04 PM
Here is another in our past home brochures for those interested in Encinitas.  This home is directly across the street from the award-winning elementary school.

Obviously we marketed the location to the great school, and I had a nice helicopter photo from a previous shoot.  The back yard photo composition was perfect for a nice oval shape.

Here is another of our past brochures for those people interested in Encinitas homes.  This home is not currently on the market but instead was leased on a long-term basis.  It was completely updated by the owner, and I think the photographs show off the care that the owners spent in doing the updates.
This home is in Olivenhain Pioneer Elementary and Digueno Middle School districts.

Margaret created a new Encinitas Real Estate group within ActiveRain, and so I thought it would be useful to post some of our prior brochures so that people could see what properties in Encinitas looked like.  Here's the brochure (less the back page which discusses our team). This home is in Flora Vista Elementary school district and gets great breezes because it is perched up high.

encinitas real estate: Lighting Example - flashes, umbrellas, remote lighting, accent - 12/25/07 11:33 PM
Margaret took the kids out of town for the holidays, but I had to stay to photograph an Encinitas listing that is coming online soon.  I took some extra time to take some pictures of me taking pictures and the setup that I used to get the photo.  First, let me show you the brochure cover as it finally ended up.  I apologize for the address removal, but the listing isn't live yet.

encinitas real estate: Field of View - A Horizontal Example - 12/23/07 10:18 PM
I know Margaret has made some posts about our Canon 24mm Tilt/Shift Lens, and so I thought someone might find this of interest.
Margaret probably indicated that we usually take our photos vertically and shift the lens horizontally, thus yielding a landscape photo.  I don't usually rotate the shift the other direction, but today I had a need.  I was in a small 1 bedroom property with a combo living/dining and adjoining kitchen.  By shooting landscape and shifting horizontally, left to right, I got the below image.  I approximated how much of the field of view I would have gotten if I had taken … (3 comments)
