What was the name of our Mortgage Company??? - 08/30/08 10:08 PM
As the housing industry falls many of the mortgage brokers are jumping ship.  Now here is a mortgage company that the name should have warned you of where your loan was going...
Diablo Funding Group Inc., the second-largest Bay Area mortgage firm a year ago, has gone out of business, according to press reports and other brokers. A year ago, the firm had almost 300 brokers arranging loans through Wells Fargo, SunTrust as well as Countrywide, now owned by Bank of America, and World Savings, which is now part of Wachovia.

Ed McMahon, a television personality, has finally found a buyer for his six-bedroom home in Beverly Hills, CA which has been on the market for about two years. A spokesman for McMahon did not reveal the buyer's name, but said it was not Donald J. Trump, who had reportedly expressed interest in the home. Mr. McMahon had been facing a possible foreclosure after he defaulted on $4.8 million in mortgage loans from Countrywide Financial.  Wow... so at the last second he avoids foreclosure.

Indiana Sues Countrywide - 08/30/08 09:52 PM
Adding another one on to the hit list is the state of Indiana.  Countrywide Financial Corp, is being accused for its mortgage lending practices which is now owned by Bank of America.  Countrywide was the largest U.S. mortgage lender before Bank of America bought it on July 1 for $2.5 billion.  The alleged deceptive and misleading practices that left borrowers with potentially risky and costly home loans is the accusation... gee go figure.
The lawsuit against Countrywide was filed Monday and is at least the sixth state to sue Countrywide over its business practices, joining California, Connecticut, Florida, Illinois and … (10 comments)

Items a Short Sale Needs... - 08/30/08 09:18 PM
Call the LenderFind the person responsible for handling short sales. You do not want to talk to the "real estate short sale" or "work out" department, you want the supervisor's name, the name of the individual capable of making a decision.
Submit Letter of AuthorizationLenders typically do not want to disclose any of your personal information without written authorization to do so. If you are working with a real estate agent, closing agent, title company or lawyer, you will receive better cooperation if you write a letter to the lender giving the lender permission to talk with those specific interested parties … (2 comments)

Lehman Brothers Holdings Inc. has settled on a structure that will allow it to offload billions of dollars in real-estate loans from its books.  While trying to offload their real-estate assets, Lehman is trying to sell its Neuberger Berman investment-management unit. Ideally, Lehman management would like to announce both transactions at the same time so it can assure investors that it has a bold plan to navigate its way out of the current credit crisis.  For the real-estate assets, Lehman has set up a so-called good bank/bad bank structure. Such a deal is likely to involve a spinoff of the … (3 comments)

Intergrity Bank of GA is another US bank that's down for the count... - 08/30/08 08:45 PM
A Georgia bank this Friday became the 10th US bank to close its doors this year.  Integrity Bank of Alpharetta, GA fell to its knees by the very business it was built on... the real estate lending. Integrity Bank, which opened in November 2000, specialized in real estate lending in the Atlanta area with a self-described "faith-based culture." Throughout the early part of the decade, when the housing market was booming, Integrity grew into a billion-dollar, publicly traded company. But when the real estate market started faltering, the bank found itself in trouble.  Construction loans made up 76 percent of … (2 comments)

States Rules to Help Homeowners and Reduce Foreclosure... - 08/18/08 08:08 PM

Today if you're a lender and want to foreclose it simply takes longer to complete the process because the state of Maryland says it will take longer.

Things That Your Bank Won't Tell You... - 08/02/08 04:15 PM
"Our branches are there to sell you, not serve you."
In the late 1990s bank branches were considered outmoded relics soon to be replaced by ATMs and Internet banking. But just the opposite happened: In 1998 there were 89,000 bank branches in the U.S.; by 2007 there were 97,000. Why? The industry realized consumer banking was profitable and that despite the predictions of Silicon Valley wonks, the main criterion consumers use in choosing a bank is proximity, says SNL Financial analyst Jennifer Payne.
But branches aren't just about convenience; they're a bank's primary sales floor. Brochures for services as varied as … (5 comments)

The Housing Resue Bill... is it for you??? - 08/02/08 04:07 PM
So the House passes a $300 billion housing rescue bill aimed at helping troubled homeowners avoid foreclosure and support Fannie Mae and Freddie Mac.  Now thousands of at risk borrowers will be able to refinance their unaffordable old mortgages into new, low-cost fixed-rate loans insured by the Federal Housing Administration.  The Congressional Budget Office estimates that 400,000 borrowers with $68 billion in loans may benefit from the program but the bill allows for as many as one or two million borrowers to participate in the program. So who's eligible? Qualified borrowers must live in their homes and have loans that were issued … (2 comments)

Do Airlines have to Rebook You??? Airline Rule 240... Does it really exist? - 08/02/08 01:26 AM
What is the regulation called "Rule 240" used to require an airline to rebook you on another carrier when it canceled your flight.
What is, or was, Rule 240? Back in the days when airlines were regulated by a government agency, they all had to abide by some sensible rules to protect passengers in case of a cancellation or misconnection that was within the airline's control among other things. These rules were incorporated in the airlines' contracts of carriage.  After the deregulation of the U.S. airline industry in 1978, these rules no longer had to be followed. However, some airlines … (0 comments)
