The Quad Cities of Yavapai County, Arizona: Prescott, Prescott Valley, Chino Valley and Dewey-Humboldt - 08/21/11 01:04 AM
For those of you who may not be aware, the area around Prescott and Prescott Valley is sometimes referred to as the Quad Cities of Yavapai County, Arizona. Prior to the incorporation of Dewey-Humboldt, we went under the name of the Tri Cities, but we now include Dewey-Humboldt to make the Quad Cities.
I recently made a map showing the uses of land in the area. Here is a map that shows the location of the towns as well as the uses of the land.

Jerome, the town shown at the upper right side of this map is not included, … (0 comments)

Can You Get a Refund? on Your Homeowner's Insurance at Foreclosure - 08/21/11 12:12 AM
For anyone facing foreclosure, please do not forget to consider your homeowner's insurance. In many cases, probably most cases, homeowner policy is paid from impound accounts funded from a portion of house payments. Those payments are often paid annually. There is a possibility that the policy can be prepaid for a time past the date of foreclosure. In that case, the homeowner being foreclosed should remember to approach the insurance company for a refund of the prepaid insurance premium.
The potential refund may not be obtained in all cases, but it never hurts to ask.

Snow There, Not Here, Mingus Mountain, not Prescott Valley - 08/19/11 01:58 AM
This is a photo of Mingus Mountain taken from Prescott Valley, Arizona, elevation 5,300 ft. Notice that there is snow on Mingus Mountain, all the way down to it's base. Notice that there is almost no snow in the foreground, even though the elevation change is quite small. The small hill in the distant foreground is in Prescott Ridge, a neighborhood of upscale homes on large lots. That hill, less than 200 feet tall above the valley floor has a snow cap.

Here in the high desert, our snow predictions usually indicate elevation levels rather than indicating which town will … (4 comments)

Fire in the Sky over Yavapai Lake, Prescott Valley, Arizona - 08/18/11 12:37 AM
A few days ago, I took a walk at sunset in a fabulous park in Prescott Valley. I was not carrying a camera, but I had my new Droid X phone with me. I was impressed by what I saw and just had to take a picture of it. Here is the photo that I took.

This photo was taken at sunset looking eastwardly. There was a tiny hole in the clouds in the west that allowed a ray of yellow sunsine to strike the small cloud. It is monsoon season now, so there are lots of beautiful clouds every … (7 comments)

How BIG is your Calendar? - 08/17/11 02:14 AM
My lady friend went to buy a calendar to carry in her purse, so she bought a little one. When she was with her grandchildren later in the day, she showed the the little calendar, being proud that she bought one that was so compact.
Her 4-year old grandson remarked,
"I think it is so small because you don't have long to live."
She is in good health, so that remark was quite a surprise.
Remember the old Art Linklinter show . . .

Fight Back!....Feds Taking Half of Our Business!! - 08/15/11 12:09 PM
My friends, Ann and Ralph Heins are pointing out a HUGE problem in our country that will affect our industry by converting REOs owned by Fannie Maye, Freddy Mac and HUD from being for sale into RENTALS.  Of course, these rentals will not be owned by INVESTORS, but will become GOVERNMENT HOUSING.  All of the real estate work that we do on finding buyers for these homes will potentially be lost.
It will affect us here in the Prescott Area as well as across Arizona and all across the country.

Census Question: "Do You Have Any Dependents?" - 08/13/11 10:11 PM
Sent from a friend....
I do not see this as a laughing matter!
They sent my Census form back! AGAIN!!! In response to the question:  "Do you have any dependents?" I replied - "12 million illegal immigrants; 3 million crack heads; 42 million unemployable lazy people, 2 million people in over 243 prisons; Half of Mexico; and 535 more in the U.S. House and Senate." Apparently, this was NOT an acceptable answer. … (8 comments)

Disaster for an Escrow: "We Had a Water Leak and We Found Mold" - 08/12/11 01:58 AM
As the Listing Agent, I am in an escrow now that is quite challenging.
During the walkthrough just prior to close of escrow, it was discovered that carpet in the master bath and master bedroom was flooded. On further investigation and testing it was discovered that mold was present at levels high enough to indicate that favorable conditions for mold growth were present, possibly for an extended time. In order to fully assess the scope of the problem, all the carpet and a little vinyl has been removed throughout the house. There is now a contract in place for mold remediation … (13 comments)

Stethoscope Found on the Street - 08/09/11 09:08 PM
I just found this wonderful video.  Please watch it all the way to the end or you will not get the message.

This is a well-done production that is only two minutes long.
How did the author create this? I can only think of one way: INSPIRATION!

Do You Want to be Ruled by the Goofy, the Greedy and the Gullible? Agenda 21? - 08/09/11 12:41 AM
The GOOFY, GREEDY and the GULLIBLE groups in the title have been co-opted to enable politicians to stay in power. A few environmental extremists value nature above man. I think they are really GOOFY. I too am concerned about our environment and want to see it preserved as best we can.  However I believe in a balance of what is lost along with what is gained should be considered in each element of environmental policy. The GULLIBLE are those who are drawn into the argument by the really GOOFY people making suckers of the unbelievably GULLIBLE people.
The GREEDY people seek to profit … (6 comments)

Sarah Palin's post on HotAir.com: Get Engaged in Electoral Politics - 08/08/11 11:23 PM
HotAir.com had a link to Sarah Palin's latest, rather lengthy,  Facebook posting, where she explains how she's been sounding alarm bells for a while now.  It's a good roadmap for what her campaign planks would be.Here's the last paragraph, with my bolding, in which she says what  Americans need to do -- but in language many will not understand:
Our destiny is still in our own hands if we pick ourselves up and act responsibly and quickly. We must all get involved. Concerned Americans must seek truth, work harder than ever, and be willing to sacrifice today to ensure freedom tomorrow. … (4 comments)
