A couple of years ago, I entertained a couple from the Eastern Time Zone. These people were from a state in the midwest where there are lots of green pastures. They had lots of money to spend, but were on a monthh-long road trip so they were not in a hurry. They wanted acreage with trees. That is a TALL order here because the Prescott area is high desert except for a few cabin sites within the Prescott National Forest.</p> <p>I showed them around for about three days -- even walked some 40-acre parcels. When they left town they went through east Texas and I think they bought there.</p> <p>It seems to me that these Buyers could have decided between east Texas and Prescott at 5,000 ft elevation without needing the three-day guided tour.</p> <p>Prospective Buyers who come from the Ozarks, the south or midwestern states are in for a shock and seldom buy here because Prescott is a premium place to live. I believe the climate here is the best of any place.</p> <p>This incident came to mind again as I have a Buyer Client who wants to do the same thing. The EPA, ESA and other branches of government have all but stopped oil and gas exploration in the USA. The Coal industry is also taken a beating. <strong>The exploitation of environmental issues is one of the biggest JOB KILLERS in our country today.</strong></p> <p>The word <strong>Equity</strong> indicates the concept of wealth redistribution that is a part of our news every day. This is the moving force behind the Occupy Wall Street Movement.</p> <p>Everyone knows that the collapse of our nation's <strong>economy</strong>, or the <strong>world's economy</strong>, for that matter, will bring on unbelievable chaos. <strong>This chaos will enable those in power to rule the rest of us by FORCE.</strong></p> <p><strong>Give a little thought to these three. A few environmental extremists value nature above man. I think they are really GOOFY. I too am concerned about our environment and want to see it preserved as best we can. &nbsp;However I believe in a balance of what is lost along with what is gained should be considered in each element of environmental policy. The GULLIBLE are those who are drawn into the argument by the really GOOFY people making suckers of the unbelievably GULLIBLE people.</p> <p>The GREEDY people seek to profit from manipulation of situations and circumstances that even they themselves create. For example, how many of the GREEDY people sold stock short in anticipation of the S&amp;P downgrade? How many GULLIBLE people believed that it is OK to keep spending the way BOTH parties have done.</p> <p>The idea of wealth redistribution suckers even more GULLIBLE people into believing that they will be better off if the rich producers and generators of wealth are required to give up much of what they have in order to provide for the non-productive members of our society. Almost all the properties there were devloped legally as subdividions and therefore have associations. </span></div> <div><span style="font-size: x-small;"><br></span></div> <div><span style="font-size: x-small;">Due to our subdivision laws, <strong>an individual Seller can only make 5 lots unless a subdivision is made</strong>. As the exterior was being completed, the outside was not sealed. The home has sat unfinished for around five years.</p> <p><strong>Second Challenge:&nbsp;</strong> The cabin straddles the property line between two parcels. Fortunately, the seller owns both parcels.</p> <p><strong>Third challenge:</strong>&nbsp; The two parcels are in different subdivisions, each with its own homeowner's association. Because of the different homeowner's associations, I am not sure if the two parcels can be combined. I plan to ask our Yavapai County Cartography Department and the Land Use Department if this can be accomplished. My surveyor friend has offered to help, so I will be talking with him, also.</p> <p>Does anyone have any ideas on this? Our Prescott Area Association of Realtors (PAAR) MLS is divided into areas. However, I find it expeditious that one can also search by the Yavapai County Assessor's Book numbers. For example, most of the properties in Prescott Valley have Assessor's Numbers in the form 103-##-###*.&nbsp; In Dewey-Humboldt and on the east side of Prescott Valley the Assessor's Numbers will be 401-##-###*.</p> <p>In north Prescott (pronounced "Preskitt" to rhyme with Biscuit), the Book Numbers will be 105-##-###* or 106-##-###*. The number of homes in each of these are fewer than the number of homes in the areas defined by PAAR.</p> <p>I have a large map of Yavapai County on the wall in my office. It shows Land Ownership, public or private, as well as showing the boundaries by Assessor Book Locations. Back when I started, I decided that I wanted to specialize in selling land, expecially land in remote areas. I bought the domain <strong>PrescottsLandMan.com</strong> and proceed to use that website and the title of "<strong>Prescott's Land Man</strong>" in my advertising. I have been working to substantiate my claim to be "<strong>Prescott's Land Man</strong>." I have been successful in selling vacant land and <a href="http://JohnMosier.com/Seligman-Map.html"><strong>I do dominate land sales in the remote area of Seligman, Arizona</strong>.</a></p> <p>In the area South and West of Seligman, there are three developments in which I work:</p> <ul> <li> <strong>Sierra Verde Ranch</strong> with over 1,800 lots of 36 acres or more</li> <li> <a href="http://www.johnmosier.com/Shadow-Rock-Map.html"><strong>Shadow Rock Ranch</strong></a> with around 120 lots of 36 acres or more</li> <li> <strong>Juniper Mountain Ranch</strong> with around 140 lots.</li> </ul> <p>My other market position is that of being "<strong>Prescott's Map Man</strong>." Of course, being "<strong>Prescott's Land Man</strong>" also implies that I need to be good at finding properties and knowing the neighborhoods thoroughly. The areas I dominate are recreational properties where many buyers plan to camp at first and possibly build a cabin for use after retirement. Here is an example of one of the maps I made recently.</p> <p><img title="Checkerboard Land Use in the Area of Seligman, Arizona" src="http://activerain.com/image_store/uploads/4/1/1/5/4/ar133288817145114.jpg" height="456" alt="Checkerboard Land Use in the Area of Seligman, Arizona" width="720" style="float: left; margin: 5px;"></p> <p>One of the main things that I like about this area is the <strong>checkerboard land use pattern</strong>. In this case the privately owned land, shown in yellow is "<strong>checkerboarded</strong>" with <strong>Arizona State Trust Land</strong>. This means that there is close to <strong>50% undeveloped open space in the area</strong>. Each of the squares in the map are roughly one mile by one mile which is referred to as a <strong>section</strong> (~640 acres) of land. This map covers around 660 square-miles.<a href="http://activerain.com/blogsview/1437700/checkerboard-land-use-pattern-seligman-arizona-yavapai-ranch" title="Checkerboard Land Use"> I made another post that explains the background for the checkerboard land pattern</a>. Almost all the roads in the area are dirt roads which is also a deterent to other agents to list there. <strong><a href="http://PrescottsLandMan.com/Seligman-Map.html" title="John Mosier's Seligman Maps">See my listings on Google Maps</a></strong>.</p> <p>Another reason that I like the area is that my work there takes me out of the office. I often see animals when I am there. Here is one of my favorite photos of the wild burros who live there. Wasn't it nice of them to pose for me?</p> <p><img title="Wild Burros near Seligman, Arizona" src="http://activerain.com/image_store/uploads/6/7/1/6/5/ar133295537456176.JPG" height="541" alt="Wild Burros near Seligman, Arizona" width="720" style="margin: 5px;"></p> <p>The claim of my market positions of "<strong>Prescott's Land Man</strong>" and "<strong>Prescott's Map Man</strong>" strengthen my dominance of this market and allows me to serve both my Buyer and Seller clients well.</p> <p>The largest development in the area is <strong>Sierra Verde Ranch</strong>. This development is around 1,800 lots each of which is 36 acres or more. There are CC&amp;Rs for the ranch, but they are not very restrictive. Here are the most significant ones.</p> <ul> <li>There is to be no commercial business conducted on any parcel.</li> </ul> <ul> <li>Dues are presently $3.30 per acre per year and is primarily for road maintenance.</li> </ul> <ul> <li>The area is open range, so cattle may occasionally cross onto your property. You cannot bill for grazing.</li> </ul> <ul> <li>Individual parcels can be fenced, but an easement of 30 feet is to be left open around the perimeter.</li> </ul> <p>The other two developments of <a><strong>Shadow Rock Ranch</strong></a> and <strong>Juniper Mountain Ranch</strong> are considerably smaller. <a href="http://www.johnmosier.com/Shadow-Rock-Map.html" title="Map of Shadow Rock Ranch"><strong>Shadow Rock Ranch</strong></a> has around 120 lots and is seven sections of land. There is an association in <strong>Shadow Rock Ranch</strong>. The main restriction here is a size restriction of 10 acres minimum, thereby limiting the number of homes that can be built. Elevations in <strong>Shadow Rock Ranch</strong> run up to about 6,200 feet and much of the terrain is quite rugged and heavily treed with Juniper and Pinon Pine. <strong>Shadow Rock Ranch</strong> has a community well to serve water to the property owners. There is no "on-the-grid" electrical power here. There is no property owners association here. Most of the sections that are in Juniper Mountain Ranch lie along Anvil Rock Road which starts at I-40 Exit 109 and runs south from there. Anvil Rock Road is a road that is maintained by Yavapai County. The county has recently been paving Anvil Rock Road. About six miles are now paved -- the rest is dirt.</p> <p>Yavapai County is in the process of naming the roads in the area. He has four lots, each over 36 acres that range in price from $39,900 to $45,000. Each lot is 36 to 40 acres.</p> <p>Here is what my Seller Client had to say about his idea for the trades:</p> <p style="padding-left: 30px;">If there are properties that have significant equity built up, the sellers might be receptive even if they have not listed themselves up for trades. I was thinking a seller with significant equity and probably in excess on 180 days on the market might consider a package where I come in with cash and one or more properties as part of the transaction, especially if they want to move out of the area or have already moved.</p> <p style="padding-left: 30px;">A vacant house is more of a liability than vacant land. They would not have to carry insurance, taxes are a lot lower, and since I own the land outright, I can structure a sale in many ways (subdivide parcels off that would make up part of the purchase price as an example). Possibly they want to liquidate their household effects in addition to their residence as part of the sale. That could work. Or make an RV or truck or other items part of the sale. Many options for a seller that sees advantages to liquidating a residence if the seller has significant equity. if it's a short sale or a foreclosure, it wouldn't work but there are properties where the seller just wants to move or liquidate their residence for some other reason.</p> <p>Two of this seller's lots are remote but in the vicinity of Seligman, Arizona in <a href="http://www.johnmosier.com/Seligman-Map.html" target="_blank">Sierra Verde Ranch</a>. The other two are also remote and are closer to Ash Fork, Arizona. The guy is a Buyer. He saw my listing on Trulia. He liked the remote land, which is a 36-acre parcel, that I had listed. He has been to the property and thoroughly walked it and researched it. You can <a href="http://www.johnmosier.com/Seligman-Map.html" title="John Mosier's Seligman Maps">see the Property on my Seligman maps page here</a> and the <a href="http://www.johnmosier.com/tours.php?ID=951973" title="Lot 453 Sierra Verde Ranch near Seligman, AZ">Virtual Tour of the lot here.</a></p> <p>In our phone conversation he told me he had summarized his offer and sent it to me via e-mail. On further questioning, he told me that he used Trulia to send me the e-mail. I stopped paying for Trulia Pro around two years ago. <strong>I suspect that his e-mail went to an Agent who pays Trulia for Buyer Leads.</strong></p> <p>This story has a happy ending though, as the Buyer told me to write up his offer and we are now in escrow. Both the Buyer and Seller seem happy with the accepted contract. I do not know if this was a buy-out or simply a name change. CenturyLink has been advertising that customers can save money by bundling services. These include land telephone lines, high speed internet, wireless phone service, DirecTV and possibly other services. I currently have an ISDN line for internet access and use a market expansion line for 800 number service which connects to my cell phone.</p> <p>At one time CenturyLink told me that I owed over $700. After a lot of time on the phone with them, I found that they were billing me for a replacement ISDN Modem that I never received, and a land phone line that I did not order. After months and many hours of time on the phone with them trying to get my account straightened out, I finally ran through my patience.</p> <p>I think I have discovered a connection that I did not expect. I had ordered an upgrade to my DirecTV service. I now believe the land line that I did not order originated through the actions of my DirecTV technician. I also found that CenturyLink, or possibly this DirecTV technician, changed my account so the DirecTV billing would process through CenturyLink. I think this billing is yet to be corrected, even though I notified them to remove DirecTV from my "bundle."</p> <p>During the time I was working to get my CenturyLink account corrected, the administrator with whom I was speaking admitted that they had three billing systems that were not connected or reconciled with each other. The chart shows that the ratios run from a low of 91% in March of 2011 to highs to a range of 94% to 96% most of the time. As our inventory of homes dropped in the last few months of 2011, the ratios are near 95.5%.</p> <p><img title="3-Year Trend in the Ratio of Selling Price to Asking Price for the Prescott Area" src="http://activerain.com/image_store/uploads/6/0/5/4/1/ar132876387714506.jpg" height="347" alt="3-Year Trend in the Ratio of Selling Price to Asking Price for the Prescott Area" width="480" style="margin: 5px;"></p> <p>This chart can be interpreted to mean that a Buyer can reasonably expect to pay between 90% and 100% of the asking price. A home that is priced to sell quickly can sometimes attract enough potential buyers that the selling price could actually be above the list price.
