      <title>Shadow Rock, Sierra Verde and Juniper Mountain Ranches - General Info</title>
      <description>&lt;p&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;S&lt;/strong&gt;&lt;strong&gt;hadow Rock, Sierra Verde and Juniper Mountain Ranches are located generally southwest of Seligman, Arizona which is on Interstate 40 between Flagstaff and Kingman. The area of the Juniper Mountains is heavily wooded in many places with Juniper and Pinon Pine Trees.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

All were originally 36 acres or more. &amp;nbsp;There are lots of trees in this development. Elevations run from about 5,700 feet to 6,200 feet. &amp;nbsp;&lt;strong&gt;&lt;a href="http://allaboutprescott.com/Flyers/Shadow_Rock_Flyer.pdf" target="_blank" style="color: #1155cc;"&gt;Here is a map and a flyer about Shadow Rock Ranch.&lt;/a&gt;&amp;nbsp;I dominate this neighborhood. I presently have eight to ten listings there.&lt;/strong&gt;

&lt;strong&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;Sierra Verde&amp;nbsp;Ranch&amp;nbsp;has around 1,800 lots&lt;/strong&gt;.&amp;nbsp;Shadow&amp;nbsp;Rock&amp;nbsp;Ranch&amp;nbsp;is within the outside boundaries of Sierra Verde&amp;nbsp;Ranch. This&amp;nbsp;ranch&amp;nbsp;has more variety as it covers a much larger area. Some lots are in the open, nearly level land. Some of the lots are similar to&amp;nbsp;Shadow&amp;nbsp;Rock&amp;nbsp;at around the same elevations.&lt;/div&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;Juniper Mountain Ranches&lt;/strong&gt; are mostly located near Anvil&amp;nbsp;Rock&amp;nbsp;Road which starts at I-40, Exit 109 and runs mostly south. There is no Home Owner Association in Juniper Mountain Ranches. A few of the lots in Juniper Mountain Ranches have trees but many are on nearly level open ground. I am getting new listings in this area. Please call for more information.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong style="color: #222222; font-family: arial, sans-serif; font-size: 13px;"&gt;&lt;a href="http://www.paarmls.org/prs/maildoc/5062_1364317322-Mar-26-2013-1_02_02pm.html" target="_blank" style="color: #1155cc;"&gt;Here is a link to my map of Ranch Developments in the area near Seligman, Arizona&lt;/a&gt;. This map shows the locations of the three main developments. All were developed around 36-Acre minimums. This map is designed to print on tabloid (11" by 17") paper.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;If you want to see these properties, be prepared for hiking over rough, steep and rocky terrain. &amp;nbsp;There are very few real estate signs on these lots. Most lots are irregular in shape and property corners are not usually marked. You will need assistance in finding your way as well as finding specific properties. The subject areas cover an area that is about 25 miles square or 625 square miles.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong style="font-family: Tahoma;"&gt;There is LOTS of open space. This area was developed within an area with the checkerboard pattern of land use. &lt;a href="http://actvra.in/5wD" target="_blank"&gt;See my article about how this happened and what it means to you&lt;/a&gt;.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;These developments near Seligman, Arizona were based on minimum lot sizes of 36 acres. The land is zoned residential but is generally used for camping. Very few lots have cabins or homes built on them. There are very few wells in the area as the lots are not used frequently.&amp;nbsp;&lt;/strong&gt;&lt;/span&gt;&lt;strong style="font-size: 12px;"&gt;One can buy a lot of water for what a well costs. Many of the cabins are rough and unfinished.&lt;/strong&gt;

&lt;div&gt;&lt;span style="font-size: 12px;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;
&lt;div&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt; If you want a turn-key property, you may want to look closer to Prescott and be prepared to pay much higher prices. &lt;div&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;Do not ask to see specific properties until you have decided that you want to be in the area.&amp;nbsp; (this part of Arizona).&lt;/strong&gt;&lt;/span&gt;&lt;/div&gt;

&lt;div&gt;&lt;span style="font-size: 12px;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;
&lt;div&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;Be prepared to pay cash for your purchase. There is NO financing via institutional lenders because there are NO comps.&lt;/strong&gt;&amp;nbsp;Very few institutional lenders will loan using land as collateral. Most of the land in this area was sold with low money down and interest rates around 11%.&lt;/span&gt;&lt;/div&gt;
&lt;div&gt;&lt;span style="font-size: 12px;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/div&gt;
&lt;div&gt;&lt;span style="font-size: 12px;"&gt;A few sellers are willing to do "Owner May Carry" financing.&lt;strong&gt;&amp;nbsp;DO NOT PLAN ON OWNER CARRY FINANCING unless you have at least 25% of the ASKING price to put down.&lt;/strong&gt;&amp;nbsp;I may ask for details of how you plan to do this before wasting at &amp;nbsp;a day of&amp;nbsp;&lt;strong&gt;each other's time&lt;/strong&gt;&amp;nbsp;to show you properties.&lt;/span&gt;&lt;/div&gt;

&lt;div&gt;&lt;span style="font-size: 12px;"&gt;&lt;strong&gt;Almost all the roads are dirt. Many roads are not passable in wet weather due to boggy, rough or slipery conditions.&lt;/strong&gt; Some places are steep and a few are hazardous due to steep side slope conditions (eg Our Street). If you want easy access via paved roads, don't expect a lot of privacy.&lt;/span&gt;&lt;/div&gt;

      <title>Cleta Mitchell -- IRS Targeted Nearly 100 TEA Party and Patriot Groups</title>
      <description>&lt;p&gt;It looks like the IRS is about to be "found out." Keep in mind that the IRS has a built-in conflict of interest with TEA Parties and others who want to see limited government. The IRS is able to expand its EMPIRE as the need for more taxes goes up.&lt;/p&gt;

&lt;p style="padding-left: 30px;"&gt;"There were nearly 100 groups across the country that got the very egregious set of letters from the IRS that were almost identical and they came from offices all over the country so I know of at least 85 to 90, maybe more, organizations," said Mitchell, who represents six groups which say they have been targeted, including the King Street Patriots and True the Vote.&lt;br style="font-family: 'Times New Roman'; font-size: medium;"&gt;&lt;br style="font-family: 'Times New Roman'; font-size: medium;"&gt;"If they had the name 'tea party' or they had the word 'patriots' or if their mission was smaller government or study the Constitution, believe it or not, that would cause the IRS to say, 'Oh, we better investigate these groups.'"&lt;br&gt;&lt;br&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 16px;"&gt;&lt;strong&gt;In another article, liberal group ProPublica says the IRS leaked Documents to them.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Evernote -- I LOVE IT! It is a Great Complement to Market Leader</title>
      <description>&lt;p&gt;Because of a blog post made by &lt;a href="http://actvra.in/Vfh" target="_blank"&gt;Tammy White&lt;/a&gt;. I gave &lt;strong&gt;Evernote&lt;/strong&gt; a try. I absolutely LOVE it. &lt;strong&gt;Evernote&lt;/strong&gt; works the way I do.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I am now keeping Evernote open all the time on my laptop&lt;/strong&gt;. The contents of my &lt;strong&gt;Evernote files&lt;/strong&gt; are synced to my Android phone and my Android tablet. That means that I have all the information necessary to work my most active leads with me all the time. Prior to &lt;strong&gt;Evernote&lt;/strong&gt;, I was quite frustrated by having important information back in my office on my laptop.&lt;/p&gt;
&lt;p&gt;I am busy loading it with information that is flowing as I work my best listing and buying prospects. It is allowing me to work these prospects and not be distracted by the constant stream of "lookie loos."&lt;/p&gt;
&lt;p&gt;It helps me track the things I need to track and allows me to take notes in freeform, the way I think. I need a solution that allows me to build on my phone conversations, email inquiries and any other sources of communication.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The wonderful video that got me going is by Matthew Rathbone.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I also have and use Market Leader to accumulate leads. It does that and does it pretty well. However, when I get a new lead, it really burns me every time it tells me "You have a new lead. LOG IN to &lt;strong&gt;Market Leader&lt;/strong&gt; to respond." That may work OK for some people but I want to respond my own way on my own terms. I have WAY too many leads in &lt;strong&gt;Market Leader&lt;/strong&gt; to work the way they recommend.&lt;/p&gt;
&lt;p&gt;I need a way to build relationships and to track what is said and done. &lt;strong&gt;Evernote&lt;/strong&gt; is effective at doing that while &lt;strong&gt;Market Leader&lt;/strong&gt; is not. I am now in the process of taking the leads from &lt;strong&gt;Market Leader&lt;/strong&gt; who look like they may do something in my lifetime and putting them into &lt;strong&gt;Evernote&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Evernote&lt;/strong&gt; by itself makes the investment in my smartphone and my tablet worthwhile. I think Evernote will also help my investment in &lt;strong&gt;Market Leader&lt;/strong&gt; pay for itself as well.&lt;/p&gt;

It confirms what I have believed. &amp;nbsp;This administration has no regard for The Constitution and the way it protects us from the abuse of power of the federal government. &amp;nbsp;I don't think Napolitano or any other part of the government can find anything in The Constitution to support her position on selective enforcement.&lt;/strong&gt;&lt;/div&gt;

&lt;br&gt;&lt;strong&gt;During her testimony on the &amp;ldquo;Gang of Eight&amp;rdquo; immigration bill before the Senate Judiciary Committee on Tuesday, Department of Homeland Security Secretary Janet Napolitano declared that she, President Barack Obama and other political officials at the top of this administration have the authority to decide which laws to enforce, and which ones to ignore.&lt;/strong&gt;
&lt;p&gt;Napolitano made the declaration in an exchange with Sen. Jeff Sessions (R-AL) when he was questioning her on how Immigration and Customs Enforcement (ICE) agents have alleged that political officials in the Obama administration, including her, have blocked them from enforcing the law.&lt;/p&gt;
&lt;p&gt;Sessions noted that ICE agents&amp;rsquo; union president Chris Crane had testified on Monday &amp;ldquo;that agents are prohibited from enforcing the law and, indeed, the ICE officers have filed a lawsuit [to that effect].&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&amp;ldquo;I started out as a federal prosecutor in the Department of Justice in 1975,&amp;rdquo; Sessions said. &amp;ldquo;I have never heard of a situation in which a group of law officers sued their supervisor and you for blocking them from following the law. They weren&amp;rsquo;t complaining about pay, benefits, working conditions. They were saying their very oath they took, to enforce the law, is being blocked by rules and regulations and policies established from on high and that this is undermining their ability to do what they&amp;rsquo;re sworn to do.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&lt;span style="color: #990000;"&gt;&lt;strong&gt;In her response to those remarks from Sessions, Napolitano said she believes she and other political officials have the authority to tell law enforcement agents which laws to enforce and which ones to ignore.&lt;/strong&gt;&lt;/span&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&amp;ldquo;There are tensions with union leadership, unfortunately, but here&amp;rsquo;s what I expect as a former federal prosecutor and attorney general, and that is that law enforcement agents will enforce the law in accord with the guidance they&amp;rsquo;re given from their superiors,&amp;rdquo; Napolitano said. &amp;ldquo;That&amp;rsquo;s what we ask of ICE, that&amp;rsquo;s what we ask of Border Patrol, that&amp;rsquo;s what we ask throughout the Department and I believe that would be consistent with all law enforcement. Agents don&amp;rsquo;t set the enforcement priorities. Those are set by their superiors and they are asked then to obey that guidance in accord with the law.&amp;rdquo;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Sessions was not pleased with Napolitano&amp;rsquo;s response, so he followed up by asking: &amp;ldquo;&amp;ldquo;Well, what Mr. Crane testified to was that there are law provisions that say an agent shall do this, that and the other, and that the policies set by their political supervisors refuse to allow them to do what the law plainly requires. You are not entitled to set policies, are you, that violate the mandates of congressional law?&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Napolitano answered that question by saying she &amp;ldquo;disagree[s] with almost everything&amp;rdquo; Sessions has said, &amp;ldquo;but we&amp;rsquo;ll just have to respectfully disagree with each other.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;&amp;ldquo;But, I think it does point to why this bill needs to be passed, because what we want our officers doing is focusing on narco-traffickers and human smugglers and money launderers and others who misuse our border and our immigration system,&amp;rdquo; Napolitano said. &amp;ldquo;By having a process by which those in the country illegally can pay a fine, pay fees, register so we know who they are, by dealing with the employer demand for illegal labor, by opening up the visa system, that will have the effect, basically, of confirming the focus of resources where they need to be.&amp;rdquo;&lt;/p&gt;
&lt;p&gt;Despite Napolitano&amp;rsquo;s and the administration&amp;rsquo;s belief that they can tell law enforcement agents which laws to enforce and which ones to ignore, the &amp;ldquo;Gang of Eight&amp;rdquo; immigration bill cedes even more authority away from Congress and gives it to the administration.&lt;/p&gt;

      <title>Notice to BUYERS and Sellers:  Look for the REALTOR&#174; Label, Ethics</title>
      <description>&lt;p&gt;&lt;span style="font-size: 12px;"&gt;I have been working with some Buyers who are shopping in an area that is my specialty. It takes me two hours to drive from my home to the subject areas. I plan to go out with these Buyers much of the day tomorrow. We had a two hour meeting today to go over their wants and needs. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;The remote area they are researching is serviced by three different MLS associations. &amp;nbsp;The rules of the separate associations provides for the enforcement of Buyer-Broker compensation. The overlap of the territory by the three MLS association makes it difficult to show Buyers properties the Buyers pick with some assurance of getting a Buyer-side commission. The overlapping MLSs also means that it is difficult to gather information on comps. I cannot see the "&lt;span style="color: #333333; background-color: #fbfaea;"&gt;REALTOR&amp;reg;&lt;/span&gt;&amp;nbsp;only" views of the properties in order to analyze the comps.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;If the overlapping associations is not enough, the issue is further aggravated by Brokers who are not&amp;nbsp;&lt;span style="font-size: 12px;"&gt;REALTOR&amp;reg;s&lt;/span&gt;. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;I am aware of a real estate broker who works the area and is not a REALTOR. Actually this area is served by several Brokers who are not&amp;nbsp;&lt;span style="background-color: #fbfaea; color: #333333;"&gt;REALTORs&amp;reg;&amp;nbsp;&lt;/span&gt;Until today, I did not see as much value to the trademark and the Code of Eethic's that goes with it as I do now. &amp;nbsp;I do not want this to be an attack on anyone, so I will not use his real name. I will call him Paul. I was shocked to hear today that Paul would not show the listings of any other Brokers. How can he serve the best interest of Buyer Clients? The Buyers who were with me today were "floored" when they heard this. They were also quick to realize that Paul was not serving their interests. &amp;nbsp;Since one of the Buyers is a licensed real estate agent and an inactive&amp;nbsp;REALTOR&amp;reg;&amp;nbsp;they were quick to pick up on the fact that Paul was not watching for the interest of his Sellers or Buyers. &amp;nbsp;They pointed out that Paul is not representing his Sellers as he takes listings and does not cooperate to gain the assistance of other (Buyer) agents to help get his listings sold.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt; I also learned that the list of properties that he has sold, the ones that could be comps, have no DATES of sale in the information he provides. We all know the significance of having FRESH Comps.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;I know of other Brokers who work the area who will not honor a Buyer-Broker relationship and who will not pay a Buyer-Side commission at all. These often will not tell me what properties are for sale and which are not.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;The Buyers I will be with tomorrow are totally sold on working with me because I showed them how I can represent their interest as well as that of my Sellers. This is a remote area and I serve Buyers and Sellers by knowing the neighborhood and the issues that are important. I know which roads are not passable in winter. Elevations in this area range from around 5,600' to 6,200'. I know of future developments that are in planning stages. I know the CC&amp;amp;Rs and which have property owner's associations and which do not. If they want to see other Broker's listings, I will show them.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 12px;"&gt;I want to inform potential Buyers to Look for the REALTOR&amp;reg; Label. There is GREAT VALUE to the&lt;/span&gt;&amp;nbsp;&lt;span style="background-color: #fbfaea; color: #333333; font-size: 12px;"&gt;REALTOR&amp;reg; label and to the Code of Ethics to which we all subscribe.&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Humorous &amp; Interesting Note Comparing Dogs to Women - A Tribute</title>
      <description>&lt;p&gt;&lt;strong&gt;I have some very interesting clients. I found this note on a bulletin board in a cabin that I often think of as a "hermit's cabin.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I believe it offers great insight into why some men would live in isolation.&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I don't know much about the man who owned this cabin because he passed away 9 or 10 years ago. &amp;nbsp;From what he left behind, I conclude that I wish I had known him. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I can tell he was a veteran because of the abundance of ammo boxes at his place. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I can see that he was a very industrious and self-sufficient man who liked to work with his hands. He had quite a nice workshop which was powered by a motor-generator.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;He was a good custodian of the environment. He had a raised-bed garden that was watered by water from a catch-basin.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;His cabin was powered by a wind-generator and a small solar system.&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;&lt;strong&gt;Our home is in Hidden Valley Ranch near the boundary with the Prescott National Forest. We sometimes have Mule Deer in our yard. &amp;nbsp;Incidentally, the climate in Prescott is not the same as in Phoenix or Tucson.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;A few weeks ago I was in the yard with our dog, Beau. He looked up and spotted a deer about 50 feet away. &amp;nbsp;Normally he will instantly give chase. This time he went on-point like a bird dog. Both Beau and the deer were intently focused on each other. Next, to my astonishment, the deer picked up his front hoof and pointed right back at Beau. &amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I wish I could have taken a photo of this but I was not quick enough. Beau was not impressed by the pointing deer and immediately the chase was on.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;He chases antelope, jackrabbits and cats, as well. Actually, I think he will chase anything that will run from him.&lt;/strong&gt;&lt;/p&gt;

      <description>&lt;p&gt;I have made a major projects of making detailed maps of the area around Prescott, Yavapai County Arizona. &amp;nbsp;&lt;a href="http://actvra.in/TnR" target="_blank"&gt;Here is a post that I made that lists the maps and a brief explanation of each&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I would like to deliver these maps Only to people who have provided a legitimate e-mail address.&lt;/strong&gt; I know there are applications for delivering e-books and articles that function that way.&lt;/p&gt;

This is at the corner of Valley and Fair Street which is almost across Fair Street from the Yavapai County S Administrative Offices and is immediately west of Fry's Marketplace at Miller Road and Fair Streets. Sara owns and operates this shop. She is far-and-away the prettiest barber in Prescott.&amp;nbsp; She also gives GREAT haircuts. Sara loves kids, so The Classy Barber Shop (formerly Prescott Barber Shop) is the best place to take your kids. She will cut your wife's or your girlfriend's hair, as well.       <title>Recreation and Pines Areas Near Prescott, Yavapai County, Arizona</title>
      <description>&lt;p&gt;In the Prescott Area MLS there is a designation for "Recreation and Pines Areas." These are areas adjacent to and surrounded by The Prescott National Forest. Almost all the areas that are included in these areas were old mining claims that were made before the Prescott National Forest was established. All of these areas are mostly steep mountainsides and are covered with Ponderosa Pine Trees. The neighborhoods listed here are outside the city limits of Prescott but within the boundary of Yavapai County.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;
&lt;strong&gt;Breezy Pines (680)&lt;/strong&gt;&amp;nbsp; Breezy pines is most easily accessed from Poland Junction southeast of Prescott.&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Groom Creek (650)&lt;/strong&gt;&amp;nbsp; Groom Creek is another area that was settled early on mining claims and homesteads. Senator Highway was the old stage line that went to Phoenix via Crown King. Senator Highway starts in Prescott as Mt. Vernon Street. Spruce Mountain is on the east side of Groom Creek. It separates Walker from Groom Creek and also has mining claims that are now homesites in the neighborhood of Spruce Mountain Club.&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Highland Pines (610)&lt;/strong&gt;&amp;nbsp; This neighborhood is west of Prescott and is accessed by taking Iron Springs road westerly to a south turn on Skyview Road.&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;Oak Knoll Village (670)&lt;/strong&gt;&amp;nbsp; Oak Knoll Village is a small development that is east of Senator Highway on the way to Groom Creek.&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong style="font-size: 10px;"&gt;Ponderosa Park (660)&lt;/strong&gt;&lt;span style="font-size: 10px;"&gt;&amp;nbsp; Ponderosa Park is located south of Prescott off Highway 89. Ponderosa Road is the main road into Ponderosa Park. This road is paved, but most of the roads inside Ponderosa park are dirt roads.&lt;/span&gt;

&lt;strong&gt;Potato Patch and Mountain Pine Acres (630)&lt;/strong&gt;&amp;nbsp;- Potato Patch is "on the other side" of Walker around 4 miles past the end of the pavement &amp;nbsp;at the "140 Mailboxes."&lt;br&gt;&lt;br&gt;
&lt;/li&gt;
&lt;li&gt;
&lt;strong&gt;&lt;a href="http://www.allaboutprescott.com/other-towns/walker-arizona-gold-rush-that-put-prescott-on-the-map/" target="_blank"&gt;Millsite Village aka Walker (640)&lt;/a&gt;&lt;/strong&gt;&amp;nbsp;Access to Walker is by Walker Road which runs south from Highway 69 near Costco. The gold that was found in Walker was the beginning of establishing Prescott.&amp;nbsp; &lt;strong&gt;&lt;a href="http://www.allaboutprescott.com/other-towns/walker-arizona-gold-rush-that-put-prescott-on-the-map/" target="_blank"&gt;Read more about Walker here.&amp;nbsp;&lt;/a&gt;&lt;/strong&gt;

&lt;p&gt;This photo was taken at the corner of Pine Mountain and Sheldon Roads. The name is "140 mailboxes" but I never counted the mailboxes. This intersection is at the end of the pavement on Walker Road, approximately seven miles south of Highway 69 in Prescott, Arizona. This is as far as the mailman will go.&lt;/p&gt;
&lt;p&gt;Another landmark in Walker is the intersection of Walker Road and Pink Car Road.&lt;/p&gt;

      <description>&lt;p&gt;&lt;strong&gt;I ran across this short video and thought it worth sharing. Our government, acting through the EPA is manipulating us again. &lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong style="font-size: 10px;"&gt;The producer of the video makes a point that the government does not want the high-mileage vehicles is because, if adopted on a broad scale, gasoline tax revenues would be reduced.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style="font-size: 14px;"&gt;&lt;strong style="font-size: 10px;"&gt;In my opinion, the REAL reason these high-mileage engines are not available here is the EPA will not allow them to compete with electric vehicles.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>Using the Bargaining Power of Customer Retention, Specific to Prescott</title>
      <description>&lt;p&gt;I have lately done some adjustments in my communications services. This relates to my experience here in Prescott but it may work in other areas, as well.&lt;/p&gt;
&lt;p&gt;&lt;strong style="font-size: 10px;"&gt;CenturyLink aka&amp;nbsp;&lt;/strong&gt;&lt;strong&gt;Qwest&lt;/strong&gt;&amp;nbsp;- This company is the SAME OLD PHONE BELL SYSTEM COMPANY that I have hated for so long. They changed their name but their billing software is the same. They were providing my internet access on an ISDN line. I changed to CableOne for my High-Speed Internet. So far that looks like a good decision.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;CableOne&lt;/strong&gt; - I now subscribe to CableOne for high-speed internet and cable TV. My subscription also includes IP phone but I am not through arguing about that. My cable connection is not in the same room with a phone outlet, so the physical connection with the phone/cable modem is not practical. I am not through negotiating with them about the IP phone.&lt;/p&gt;
&lt;p&gt;The choice of CableOne for my high speed internet seems to be a good choice. It is considerably faster than the CenturyLink ISDN line.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;DirecTV&lt;/strong&gt;&amp;nbsp;- I did not have a big problem with these guys for my TV connection. I changed TV providers in order to get a better deal on the combination. They offered me $200 to break my new contract with CableOne. I told them that if they wanted to keep me as a customer they needed to make me a better deal while I was still their customer. They charged me $120 early termination fee. How is that for keeping a happy customer?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;On-Star&lt;/strong&gt; - I bought a GMC Yukon at the end of December, 2012. It came with On-Star and XM-Radio hardware. There was a trial period. On-Star billed me $28.90 for the first month of service. I called to cancel the service. The customer service rep got me the same service for $12.95 per month after I complained. The primary service of On-Star seems to be to try to get me into the GM dealer for service. They want me to pay for that? My GM SUV has an advertising sticker on it that also promotes the dealership.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;XM-Radio&lt;/strong&gt; - It seems to me that the XM-Radio people carry enough advertising that their service should be free. I like their service but not enough to pay for it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Verizon -&lt;/strong&gt; Verizon has the best cell service in our area. In some areas it is the only provider that has service. I can't change this one. &lt;strong&gt;I have never had any kind of conflict with Verizon where I came out like I was being treated fairly.&lt;/strong&gt; I have three cell phones and unlimited minutes with them. I also have a Verizon Hotspot that serves my WiFi tablet with a wireless connection. If anyone has any tips on dealing with Verizon, I would like to hear about it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Bottom Line: &amp;nbsp;Don't stop talking to the communication providers until you have negotiated your best deal.&lt;/strong&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>My Yavapai Experience Without a Needed GPS and Map of the Topography</title>
      <description>&lt;p&gt;I want to relate an experience I had this week involving GPS tracking as I walked a remote 80-acre lot in northern Yavapai County on Lot 808 in Sierra Verde Ranch near Seligman, AZ.&lt;/p&gt;
&lt;p&gt;Here is a topographic view of the lot:&lt;/p&gt;

&lt;p&gt;In this view, the road comes up to the SW corner of the lot where there is a circle turn-around.&lt;/p&gt;
&lt;p&gt;Reading the topography, one can see that there is a gently-sloping wash near the SW corner of the lot at 5,700 feet elevation. There is a "saddle" near the center of the south edge of the lot at an elevation of near 5,900 feet. One would expect the views to be the best from this point.&lt;/p&gt;
&lt;p&gt;One can read the topography and deduce that the best potential building site is at the saddle at around 5,900 feet elevation.&lt;/p&gt;
&lt;p&gt;The highest point on the lot is 6,100 feet on the north edge of the lot.&lt;/p&gt;
&lt;p&gt;I had clients with me as we walked the lot. My plan was to avoid going to the top of the hill at an elevation of around 6,100 feet. We parked the cars at the SW corner of the lot and proceded easterly from that point.&amp;nbsp;&lt;strong&gt;I did not have my paper printout of the topography&lt;/strong&gt;&amp;nbsp;but I remembered that I wanted to avoid the north side of the lot. This decision is also obvious while standing at the SW corner and looking up at the hill to the NE.&lt;/p&gt;
&lt;p&gt;I have a Garmin 76csx (Hiker's GPS).&amp;nbsp;&lt;strong&gt;It did not display my tracks as I was hiking&lt;/strong&gt;, so I was guessing at where we were going.&lt;/p&gt;
&lt;p&gt;The hike turned out to be a very exhausting and unpleasant experience as &lt;strong&gt;we did a lot of climbing and descended down a steep slope with an abundance of loose rocks&lt;/strong&gt;. I knew we went the wrong way but I was uncertain about how we messed up.&lt;/p&gt;
&lt;p&gt;When I got back to my office, I discovered that my Garmin did record my track. This is the record that my Garmin made from that trip.&lt;/p&gt;

The elevation change runs from around &amp;nbsp;5,720 feet at the cars to a maximum of around 5,900 feet. &amp;nbsp;Of course the hike would also have also been less strenuous had we stayed within the parcel boundary. It would have also been better if we had backtracked from the NE corner of the parcel.&lt;/p&gt;
&lt;p&gt;The views from the lot are great. Here is a photo of Cross Mountain that was taken from the south edge of the lot.&lt;/p&gt;

      <description>&lt;p&gt;I have lately be deluged by inquiries on some of my listings of remote, recreational properties. &amp;nbsp;In the last few weeks I have written long e-mails with many links to additional information. Most of these inquiries come from TourFactory.com, Realtor.com, Trulia.com and Landwatch.&lt;/p&gt;
&lt;p&gt;It takes a long time to respond to the inquiries, especially since I have many such listings. Frequently I make no connection to the potential buyers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I have lately resorted to asking them to call me.&lt;/strong&gt; &amp;nbsp;&lt;/p&gt;
