reo: Comparison of REO, Short and Regular Sales in the Prescott, Arizona Area - 02/08/12 11:37 PM
The real estate market in Prescott, Arizona is getting a little healthier. The pie chart below shows that 53.5 percent of the sales in December of 2012 were regular (equity) sales. REOs (foreclosures) were 34.2 percent and short sales were 12.3 percent. This is a continuing improvement in that a larger percentage of our sales were equity sales.

This post is intended to illustrate the value of pricing real estate, both land and homes according to market values and not by the wants or needs of the seller. To make my point, I have made the chart below.

In this illustration, the red line represents the market value of the property in question.  The green line across the bottom represents the value necessary for a quick sale which is normally determined by a BPO often ordered by a lender for properties by foreclosure.
