This word happens to be my fathers favorite word.
Syzygy =  a straight line configuration of three celestial bodies
I like to think of it during a transaction.
1. When you have an agreement between both buyer and seller.
2. When all contingencies have been completed.
3. Transfer of property.
I know there are multiple issues during a transaction however I like to keep it simple and break up the whole process into three steps. Knowing step one and two are completed is a huge relief and now just awaiting the big settlement day.

Ginny Gorman brings up a great point. The value of a good inspector and to be careful with your choice of home inspector. I believe the best method is to hire a professional for each inspection. The expense is a little more, however your home is a bigger expense. Protect yourself with the proper professionals for each inspection issue.
