Celebrities Bite The Real Estate Dust As Well!

Most of us think that if we made the kind of money that some of these hollywood actors make, we would never have money problems again and we would be happier than we ever have been. Well, for some that may very well be the case. However, there are a few hollywood stars who are really feeling the affects of the down economy.

I was reading a blog by Jonathan Lansner and Jeff Collins, and they mentioned that Real Housewives of Orange County star, Tamra Barney has her Ladera Ranch home listed as a short sale. If any of you watch the show (my wife does and I have to admit, I have been suckered in to it), you will know that Tamra and her husband were talking about how they were going to have to "cut back" a little. They listed the home at $1,149,000 as a short sale and it is currently in escrow.

As one of the highest paid actors in Hollywood, Nicolas Cage, who makes roughly $20 million per movie, has just two New Orleans homes to foreclosure. One of the houses, the Lalaurie House, is considered the most haunted house in all of New Orleans. Not saying I believe in haunted houses, but a home that was owned by Delphine Lalaurie in the 1830's, where she did very bad things to her servants and slaves and, that has a reputation of being haunted for the last 100 years, probably does have alot of people wanting to put an offer on it. I read that he also owes around $6 million in back taxes in California and Nevada and homes he owns there are scheduled to be auction off at a later date. Don't feel bad for Cage though, according to Internet Movie Database, he has a couple movies coming out in 2010.

I guess the rich have their problems as well.

Clermont Florida Adult Entertainment District Shot Down?

The other day I posted a link on my Facebook page letting all of my friends, family and acquaintances know that the city of Clermont had approved an Adult Entertainment District. Of course people were shocked, some were upset and some didn't comment so I am assuming they didn't care.

Well, there is some good news that has been reported in the Daily Commercial.

Apparently, they did pass an ordinance that designated four potential locations where adult businesses could locate. Now get this...that same night, they passed an ordinance that would almost certainly make it where adult businesses could not operate in those locations.

A little confusing? It seems as if the higher ups in Clermont are really opposed to bringing adult businesses into our great city (which I am very grateful for!!!). Reading a little further, the initial ordinance had to be passed to comply with state and federal law. The second one was to protect our city from these types of businesses locating here.

A public hearing and final vote will take place November 24th a 7:00PM.

I Want To Sell Your Listing! Please Answer Your Phone!!!

What is going on with some real estate agents these days? This is not a lie or even an exaggerated story. Yesterday, I had a buyer who was interested in looking at some short sales. I don't know about the area you are servicing, but in my area, a lot of the short sales have owners who are MIA (missing in action).I guess a lot of them have completely given up, so they just leave the area and their agent has no idea how to reach them. I don't want to waste my buyers time on those properties. I also don't want to waste their time on short sales that are still in the "fishing" stages. You know the houses...the ones where the agent puts a low, low price, trying to attract that initial offer so he/she can submit the package and get the negotiation under way.

Well, our MLS has the "Request A Showing" button where we can get the lock box code and register to show the house. That is fine and dandy, but I need to talk to the agent in charge to get my questions answered. I must have called on at least 20 short sales yesterday to find information...I TALKED TO 3 AGENTS. I did leave messages and 2 called me back. So out of 20 attempts to talk to the agent, I got a hold of 5 of them. A whopping 25% success rate. Does anybody answer their phones anymore? If you are that busy (which I doubt you are), hire an assistant. I want to sell your home, but I need to talk to you first!!!

Maybe I should change my whole advertising strategy to the following: Davis Signature Realty LLC...We aren't the biggest, but at least we answer our phones!!!

Lakeview Pointe-Clermont Florida-Homeowners Association Information

I recently had the buyer for a house on 1566 Pier St., which is located in the Lakeview Pointe Subdivison in Clermont Florida. A couple days before closing, the title company called me and asked if I could find some information on the Home Owners Association. Since the house was bank owned, the listing agent had no information on the HOA.

Looking online, I found nothing. Frustrated by the lack of information online, I decided to walk the neighborhood and ask the homeowners if they knew anything about the HOA. Jack's Barbeque Minneola Florida- "If the Chimney ain't smokin, we ain't open!"

"If the chimney ain't smokin, we ain't open". This is the slogan that you will see when you come to Jack's BBQ in Minneola, Fl. The slogan that they should use is, "Best dadgum BBQ in South Lake County!". I guarantee they will never use my slogan, simply because of the word "dadgum". You see dadgum is a word that Florida State Seminole Head Football Coach Bobby Bowden always says. When you walk into Jack's BBQ, you will see that they aren't so much anti-Florida State as they are die hard Florida Gator fans. You see where their allegiance lies immediately. Right there beside the cooler that houses the best potato salad I have ever had is an autographed Tim Tebow football. Beside that is a Jeff Demps signed picture. If that doesn't tip you off, maybe all of the pictures and all of the Gator Blue and Orange will let you know. In fact, rumor has it that the first question on their application is "Are you a Florida Gator Fan?".

Personally, I am a Florida State fan, but they still serve me. I've gotten a little ribbing for my FSU fandom, but it's all good. The Blue and Orange is a little blah for me, but to get to eat this great BBQ...I can deal with a little Gator color.

Honestly, as for meat, the only thing I have had there is the turkey. It is THAT good. I go in there often now and think about getting some of that great smelling pork or beef, but I always lean toward the turkey. I'm weird like that...I find something I like and I stick with it. I also get the potato salad, which is a no-no if you are on the P90X Weight Loss Program. I'll run an extra mile...the potato salad is awesome!! I always thought my mom made the best potato salad, but mommas salad has just been kicked to the curb!!!

I took my dad in there the other day and of course I got the same ole, same ole. However, he mixed it up a little and ordered the potato salad and the baked beans. I tried the baked beans and left wondering if Jack's baked beans are indeed manna from heaven!! And the sweet tea...don't even get me talking about the sweet tea. I am southern born and raised and I KNOW SWEET TEA. This stuff is good.

To the staff at Jack's, keep up the great work and I'll see you at lunchtime...where I hope to try something different!!

For those reading, stop by Jack's and tell them I sent you (it won't get you a discount though!). As for their hours of operation, I'm not sure, but if the chimney ain't smokin, they ain't open!!

Kristin Beall: Candidate for State Representative District 25 Interview

I recently had the opportunity to talk to Kristin Beall, who is running for State Representative for District 25. For those who may not be familiar with the cities that make up District 25, the district is mostly North Lake County (Yalaha, Howey in the Hills, Eustis, Mt. Dora, etc...). For a complete list of cities, view this map. Kristin is a former Miss Florida and is currently the Vice President of Charlie Johnson Builder.

1) Having lived most of my life in Clermont, I have seen my small town change drastically. You grew up in North Lake County and have seen a lot of changes up there as well. What are a few of the things that have changed that you wish would go back to the way they used to be?

I think it is important to stay focused on the future while periodically glancing back to the past so we never forget the lessons we learned. I grew up in Umatilla, before McDonald's, Pizza Hut or even a stop light. I had a wonderful childhood in a town that is the epitome of small town America, an America that didn't have to worry about leaving its doors unlocked at night. Today I wish we did not have to worry about our children riding their bikes in the neighborhood by themselves. I think our area has retained much of its charm, but there is always room for improvement when it comes to crime and the safety of our citizens.

Our growth through the last 20 years has given our citizens opportunities for jobs, education and activities, but as we move forward, we need to focus on smart growth that preserves this area and our environment for future generations.

2.) Recently, you decided to run for State Representative for District 25. What do you think you bring to the table for the residents of District 25 that others don't?

As the only candidate in my race who was born and raised in this community, I bring to the table a unique perspective of this area and its residents. For three generations now my family and I have made this special part of Central Florida our home. That is why it is important to me to help this area regain its economic stability while retaining our vibrant quality of life. We are in a time of economic uncertainty which forces us to reevaluate much that we have taken for granted in the past. Crime is on the rise, property values and job options have declined. Let's turn these obstacles into opportunities. This is a time when fresh ideas will help plan for the future through short term policy decisions.

We need a leader who is an advocate for our values and confronts the challenges that arise with sensible solutions. I believe that a smaller more efficient government allows businesses the freedom to prosper. Lower property taxes and affordable housing give families the ability to achieve the American Dream of owning a home, and smart growth protects our environment for future generations.

My grandfather started a business in Lake County 51 years ago. I have seen my family grow the business according to the needs of this community. This knowledge has prepared me to help shape this community for future generations.

3.) Is being in politics something that you have always wanted to do? What was the deciding factor for your decision to run for State Representative? Does your family have any background in politics?

As a small business owner, I have seen the economic impact of this recession first hand and I know how small businesses have dealt with it. Those that have survived have been flexible and have become more efficient. If small business can do it, why can't our government? I have become frustrated with the prospect of bigger government, higher taxes, and less freedom. I decided either I could sit back and complain about it, or I could stand up and try to do something about it. I have no political background, no one in my family has held elected office, however I am running as a concerned citizen and business owner who believes that we need sensible solutions as opposed to politics as usual.

4.) For those who don't know, you were Miss Florida 1995 and Miss Florida USA 2000. Do you think you will be taken seriously as a state representative candidate? Do you think you will have to work even harder to prove to people that you are in fact a serious candidate?

Hard work has never been something I am afraid of. I believe that every experience helps mold us into the person we ultimately become. I'll have to say, Miss Florida was a great growing experience for me. One day I was a teenager from a little town and the next day I was speaking in front of thousands of people, sitting on committees in Tallahassee, and travelling from the panhandle to the Florida Keys working in both small towns and the big cities. I had the chance to get involved in many facets of the state from agriculture, construction, and the arts to working in prisons with the Florida Department of Juvenile Justice and doing motivational speaking in schools. I had a chance to get to know the diversity and complexity of our great state, and I think the experience makes me a better Floridian and ultimately a better representative.

5.) Being a small business owner myself, I noticed in your press release, you state that you are the Vice President of a small business as well. You state that you want to help jump start our economy. What ideas do you have that would give our economy a boost?

The economy is a complex machine. However the basis for stimulating our economy starts at the tax and policy incentives that help the private sector create jobs. During these times, we need to resist the temptations to raise taxes and we must keep red tape at a minimum. More than ever, we need for government spending to be prioritized and we cannot accept any pork barrel spending since wasteful spending robs citizens of their precious dollars. Let's keep government out of business so that businesses have the freedom to prosper.

6.) Being someone involved in the real estate industry as a home builder, I am sure you know about the Homebuyer Tax Credit. The National Association of Realtors have provided proof that the tax credit has given the real estate industry a boost, yet congress doesn't want to expand and extend the credit. What is your view on expanding and extending the Homebuyer Tax Credit?

Real Estate transactions are an important part of Florida tax structure and I do think the federal government should continue to do the types of things that in fact truly stimulate the economy such as extending the Home Buyer Tax Credit. I am very strongly opposed to the pork barrel spending we've seen coming out of Washington that has been labeled as economic stimulus. Additionally, while I do favor extending the Homebuyer Credit I also believe that the banks need to make sound loans only to those that are truly prepared and capable of buying and maintaining a home they can reasonably afford.

The Angels of Mercy---A Humbling Experience

I was talking to Carolyn McCracken over at The Angels of Mercy, which is a thrift store and food bank in Clermont, Florida. While I was there, two people came in that were in need of food. You hear on the news all the time about unemployment, homelessness, etc...but until it stares you right in the face, you have no idea.

While talking to Ms. McCracken, she said that food donations have been low this year and they haven't been able to help as many people as she would have liked. When I asked her how many The Angels of Mercy have helped in 2009, she gave me a sheet of paper...the numbers were eye popping. 3500+ individuals and 1000+ families have been helped in 2009. When I asked her what her range was, she said that she only services Clermont, Minneola, Montverde and Ferndale. I couldn't believe it, 3500+ people just in our small town? I had no idea that so many people needed help in this area.

Right then and there, I made a corporate decision: As long as Davis Signature Realty LLC is in business, we will be a supporter of The Angels of Mercy. We make money in this community, it is only right that we give back to this community as well.

How can you help out? Next time you are at the grocery store, buy and extra can of beans, vegetables, fruit cocktail...whatever you can spare. Give me a call and we will make arrangements to pick it up from you. Here are some items Ms. McCracken said the food bank could use:

Lake County Black Bears Lake County's Professional Baseball Team

The Lake County Black Bears are coming to town! Ok, I know most of you have no idea who or what the Lake County Black Bears are. The Black Bears are part of the Florida Winter Baseball League. The league consists of four teams: Miami Diamantes, Space Coast Surge, Seminole County Naturals and your Lake County Black Bears.

Don't Flip The Bird...The Recipient May Be Your Next Client!!!

As I was pulling out of Chick-fil-A this morning with my sweet tea and a delicious sausage and cheese biscuit, I saw a lady pull into a parking spot that apparently another guy was waiting for. Well, the other guy was obviously upset, so he laid on his horn...not for a few seconds, but for at least a minute. The lady didn't get out of her car. She probably knew that what she did was wrong and was afraid to face the wrath of the guy honking his horn.

While I was driving back to the office, I was thinking: What would I have done if I had been waiting for that parking spot and that lady pulled in quick to "steal" it from me? Would I have laid on my horn?

As real estate agents, we have to be careful of how we act when we are out in public. The person who cuts you off in traffic, the person who jumps in front of you at the grocery store, they might be your next client.

How are you going to feel if you flip somebody the bird and the next day you are trying to show them how professional you are and how you are the right person to sell their home? Even if you were right and they were wrong, do you think they would want to ride around with you and look for houses to buy? I am not saying to let people walk all over you, just pick your battles. Every little thing doesn't have to be an "incident".

In this day and age of social networking, a temporary bout of road rage could be devastating to your business.

As you go about your day today, remember: Every person you come in contact with today is a potential client. Don't shoot yourself in the foot from the get go.

Minneola Florida Posts Best Numbers For 2009

Davis Signature Realty LLC has compiled the following September 2009 Market Report for Clermont Florida from data gathered from the Mid Florida Regional MLS.

The 21 closed transactions was the highest total for a month posted by Minneola Florida in 2009.

Of the 21 closed transactions, 7 of those homes were sold by non-distressed sellers. That doesn't seem like a big number, but that is really great progress for the Minneola Real Estate Market. The average sold price was $126,461. This number is down about $2000 from last month, but the good news is, is that the average price per sqaure foot rose two dollars to $71.41. The average square footage purchased was 1771 sq. ft.

Orlando Magic Tip Off the Pre-Season Tonight Against the Mavericks

The Orlando Magic tip off the pre-season tonight against the Dallas Mavericks. Can you believe that the NBA season is here all ready! Just a couple months ago, the Orlando Magic were battling the Los Angeles Lakers for league supremacy. In case you have been in a cave the last few months, alot has changed for our Eastern Conference Champions.

Key Players Subtracted: Hedo Turkoglu, Rafer Alston, Courtney Lee, Tony Battie

Key Players Added: Vince Carter, Brandon Bass, Matt Barnes, Jason Williams, Ryan Anderson

Here is a little information about our newest Magic players:

Vinsanity was acquired by the Magic along with Ryan Anderson from the New Jersey Nets for Rafer Alston, Courtney Lee and Tony Battie. Magic fans everywhere were upset about the loss of promising SG Courtney Lee, but I think this was just emotional. To get a player the caliber of Vince Carter, who has averaged 23.5 pts, 5.5 rbs, 4.3 asts for his career AND steal away promising 6'10" forward Ryan Anderson for three role players, this trade was a no brainer for the Magic. Let's not forget that the Magic weren't going to be able to resign Hedo Turkoglu. A trade had to be made. Playing alongside a big man the caliber of Dwight Howard, I think we will see the dominate Vince Carter of old.

The Magic went out and got Dwight Howard some help under the boards. Brandon Bass was signed by the Magic for one reason: REBOUND.

At 6'8" 250 lbs., Brandon Bass isn't the biggest of the Magic big men, but he is one of the strongest. In just under 20 minutes per game last year, Bass averaged 4.5 rbs per game. With Bass expected to play at 25 minutes per game for the Magic, look for that average to creep up near the 7.0 rpg mark. The addition of Bass will also give the Magic the flexibility to go with a more traditional style of play every so often.

Remember how the Magic used to be labeled soft? I think the addition of Matt Barnes will help erase that label. Barnes is a tough guy who will be a big help in guarding the NBA's top shooting guards and small forwards. With his hard nosed defense, I fully expect a few tussles this year. Barnes and Brandon Bass are expected to fill in for Rashard Lewis, who is being suspended by the NBA for the first 10 games of the regular season.

Clermont Florida Rebounds After Slow August

After a slow August in which we only saw 87 homes sold, it was very good to see Clermont bounce back with 114 sold homes in September. This was the third best month we have had in 2009.

No surprise here, REO/Bank Owned/Lender Owned were the top sellers again this month. Regular non-distressed home owners have closed the gap a little. This is a GREAT sign for home sellers in Clermont, Florida.

Interview with former Florida Gator and Orlando Magic Center Andrew Declercq

I recently had the great opportunity to interview former Florida Gator and Orlando Magic center Andrew Declercq. Andrew was instrumental to the Gators trip to the Final Four in 1994. In 1996, he was drafted by the NBA's Golden State Warriors. "The Hammer" went on to have a 10 year career in the NBA with 5 of those seasons spent with the Orlando Magic.

1.) First things first. You are now a Clermont resident. I have to know, how long have you been in Clermont and what attracted you to our beautiful city?

My family and I moved to Clermont 2 years ago. My wife and I have been driving through Clermont on the way to where I grew up in Clearwater since 2000. We loved the lakes, hills and beauty of the city and surrounding areas. It is still convenient to Orlando and the theme parks, but with out the hassle of living in the mess of the city.

2.) I heard you played in the Men's League at Celebration of Praise a few years ago and completely dominated. If your knees weren't a problem, do you think you'd still be on an NBA roster? Since you retired, have you ever thought about making a comeback?

Yes, a few years ago I played in that league and ended up breaking my little toe. I think I only played in 2 or 3 games. There will be no comebacks for me. The wear and tear of 10 NBA seasons finally caught up to me in 2005. I tried for a couple of seasons to catch on to a team, but i knew i was done physically. It was a lot of fun, but I always knew it was a blessing that was not going to last forever.

3.) Speaking of comebacks, Brett Favre waffled again on his decision to retire. In your opinion, why is it so hard for some of these guys to let go? What was the hardest thing for you when you retired and how did you cope with it?

I think it comes down to the fear of the unknown of what is next in life and your sport is what has defined you as a person for so long. It takes a little bit to re-learn who you are without the game. For me, I wandered about trying many different businesses and hobbies trying to find what was going to be my next passion.

4.) You were fortunate enough to play 10 seasons in the NBA with 5 of those being with the Orlando Magic. Of your time with the Magic, how big of a distraction was Grant Hill's ankle and how far could those teams have went with a healthy Grant Hill?

Grant Hill was not much of a distraction. In fact, he was great having around for his experience and knowledge. I think if he had been healthy, we would have had a much better team and had more success. I hear people bash the Magic for signing him, but when he signed with the Magic, he was one of the best players in the league, almost a triple double every night out.

5.) I saw an article the other day on the Fanhouse website that was about ex-Magic Player David Vaughn. Basically, the story talks about how he has been homeless and living on the streets of Orlando for awhile. Is this a common theme in the NBA or was David Vaughn just an out of the ordinary case? I know the NBA has a rookie symposium where they talk about this type of stuff, but do the guys really take it seriously?

I read that article about David Vaughn and was very saddened by it. It is possible for a guy to end up that way. Most do because they do not have a support group of friends or family that they can trust. There are programs to help rookies and veterans alike, but some guys feel they do not need the help. Sometimes the hardest thing is to lower their guard long enough to ask for help. We are taught from a young age to be invincible, to never give up, to never lose. It is not even a possibility in the mind of a pro athlete.

6.) One of the things I really admired about you is that you are a Christian athlete. How hard is it to be an outspoken Christian in the NBA? Did you ever get ridiculed by teammates or other players because of your faith?

The NBA is just like every other job or segment of society when it comes to being a Christian. It is always tough to talk about your faith with people who don't want to hear it. It is also tough to live it because you have to take that stand. And just like everyone else, christian pro athletes are human and make mistakes and fail and sin sometimes. I know I did. And that made it tough to share my faith and the understanding that, yes, I make mistakes, but I am forgiven by God because of Jesus sacrifice on the cross.

7.) As a Gator Alum, I am sure you still have strong ties to the Gator's. Tim Tebow is a great example of a guy who is talking the talk, but as far as I know, he is walking the walk. If you could talk to him about being a Christian athlete and playing on the next level, what advise would you give him?

First off, I am extremely impressed with Tim Tebow. If the level of Fame he has achieved at Florida has not messed him up (and I don't think it has) then He will be fine at the next level. My advice to him would be to guard his time in maintaining his relationship with God with the same, or more, amount of passion with which he plays the game of football. And to keep the people who counsel him, those closest to him, must be strong Christians who are hearing from God.

8.) You and former Magic Player Keith Tower helped start Highpoint Church. How did the two of you get together and please tell me a little about HighPoint.

Keith and I met through a pro athlete christian organization called Champions for Christ. We became friends and he was mentoring me on how to be a more effective Christian to my wife, family and teammates. We started doing Bible studies on the road with my teammates and then at our home here in Orlando. When we had 50 adults and 35 kids in our house every Thursday night we found that people were having their lives changed and we had a church, a gathering of Christ followers. From there, Keith really took the reigns and we started to meet in downtown Orlando. About a year ago, we purchased the old Haynes Brothers Furniture store on 50 in Ocoee. Converted it to a church and have been growing steadily since. We are about to begin the expansion of our sanctuary and kids space in the near future.

9.) In closing, you and former Gator teammate Dan Cross conduct a basketball camp. What can kids expect to learn by attending All Pro Fundamentals?

Dan and I started doing basketball camps in Orlando 3 years ago. We saw the need to teach the fundamentals of the game of basketball and life to young kids. So much of youth basketball these days is dominated by AAU games, games, and more games. But Dan and I both understood and learned the game by doing the drills and practicing the fundamentals of the game until we had perfected our games. We also like to get kids thinking about the characteristics that are learned through sports, teamwork, dedication, discipline, hard work, and self-confidence. These same characteristics are also the same ones needed to be successful in school work and their future jobs, which odds say, will not be sports.
