Unlike virtual tours, video gives you the opportunity to show of a home as it really is. Not only that, you can show the community, amenities and much more. I chuckled when I picked up the last issue of Realtor Magazine. The cover story was Join the Video Revolution referring to the rise of YouTube as a new way to advertise homes. I've been doing this for several months - and I've found that clients love it! You can see my videos on our The POLTROCK TEAM YouTube Channel. Video is not rocket science - and there's no monthly fees since YouTube is free. Don't try and reinvent the wheel and use an unknown video site. Go with the undisputed leader. The biggest thing is the upfront cost - a video camera. Make sure it is a hard disc recorder. It's easier to put and store video on your PC with it. Shop around and pick one you like - be prepared. It's easy to sink in $500 in to a good one. Also, and maybe more important, is video editing software. I've been using Ulead software. Fairly easy to use and you can get fast with it once you've used it a few times. Be prepared to stink at your first videos - mine probably still stink! ;) Have fun with it and use your imagination to create your videos - that truly is your only limit! In our market, home sales have been about the same for the last 8 months while land sales are down. (My theory of this, in short, is there are so many homes for great prices that purchasing land doesn't make as much sense as it once did) I've been noticing much of the media, including Fox News, has mentioned the market is "on it's way up." That's great news! Why? Because the media is largely responsible for the market dropping as hard and fast as it did. The "Sky is Falling" mentality hit consumers hard and created a domino effect to, you guessed it, where the economy is at right now. Now that the media is beginning to say and acknowledge that things are better, that mentality will reach Americans as a whole. We'll see volume go up over the coming months and especially after the election (as long as nothing too drastic in the way of policy happens after the new President is elected). Will that translate to instant real estate appreciation? Likely not - market prices will likely remain steady/flat for the next 18+ months. The main obstacle to having real estate appreciate more is to get the glut of housing/land inventory off of the market until your local market reaches it's "equilibrium of inventory." Then and only then will the supply/demand equal out and allow properties to begin appreciating at historical levels. Now is a great to to buy! The coming months are the perfect time for investors to begin acquiring property. Start keeping your eye out for the "deals" that make sense for the long run. Don't buy to immediately flip unless you steal it. Great values are cropping up and you shouldn't hesitate on them.
