Federal Housing Administration announced some recent changes regarding FHA loans. They are as follows:
o An increase in the upfront mortgage insurance premium of 2.25 percent of the total loan amount, up from the current level of 1.75 percent. In the near future, FHA officials also plan to ask Congress to increase the maximum annual premium that FHA can charge.
o Borrowers with a score lower than 580 will need a down payment of at least 10 percent. FHA lenders already require a higher score of 580, but prior to this announcement there had been no standard requirement across the program.
o Sellers ability to assist the buyer’s with closing costs was also lowered to 3% down from 6%.
These changes make it even more important to pre-approve your buyers! A higher mortgage insurance fee will make a borrowers mortgage payment even higher and may increase debt ratios which levels were lowered back in December of 2009. This combination of lower debt ratios and higher FHA fees only means increased attention is needed to ensure your buyers are qualified and you are not wasting your time and efforts!
