      <title>Social Media - The double-edged sword of present day.</title>
      <description>&lt;p&gt;&lt;img title="Social Media, Customer Service" src="http://activerain.com/image_store/uploads/9/5/0/1/0/ar128417026901059.jpg" height="200" alt="" width="200" style="float: left;"&gt;Working for a broker who is also a &lt;strong&gt;Social Media&lt;/strong&gt; consultant, I am usually trying to keep up with (whether I want to or not)&amp;nbsp;the methods&amp;nbsp;of applying it to my business.&amp;nbsp; Instinctively, I try to use &lt;strong&gt;Social Media&lt;/strong&gt; to brand myself and develop a decent presence among the digital community.&amp;nbsp; However,&amp;nbsp;I accidentally stumbled upon one, major&amp;nbsp;disadvantage &lt;strong&gt;Social Media&lt;/strong&gt; can have towards your business today.&lt;/p&gt;
&lt;p&gt;My broker, &lt;a href="http://activerain.com/jasoncrouch" target="_blank"&gt;Jason Crouch&lt;/a&gt;, is also the co-founder of &lt;a href="http://210consulting.com" target="_blank"&gt;210 Consulting&lt;/a&gt;.&amp;nbsp; As part of his platform, he has a &lt;strong&gt;Social Media&lt;/strong&gt; talk show which airs on Tuesdays on &lt;a href="http://www.blogtalkradio.com" target="_blank"&gt;Blog Talk Radio&lt;/a&gt;.&amp;nbsp; You can listen to archived shows &lt;a href="http://www.blogtalkradio.com/jckc" target="_blank"&gt;here&lt;/a&gt;.&amp;nbsp; They typically have a &lt;strong&gt;Social Media&lt;/strong&gt; winner and &lt;strong&gt;Social Media&lt;/strong&gt; loser of the week.&amp;nbsp; This is usually determined by the best / worst service&amp;nbsp;that one experiences from a business via &lt;strong&gt;Social Media&lt;/strong&gt;.&amp;nbsp; This is the basic level in which we view customer service and &lt;strong&gt;Social Media&lt;/strong&gt;.&amp;nbsp; If you've read my &lt;a href="http://activerain.com/blogsview/1819852/customer-service-and-customer-loyalty-why-is-it-dying-" target="_blank"&gt;last post&lt;/a&gt;, you know that customer service is somewhat of a big deal with me.&lt;/p&gt;
&lt;p&gt;Let me share with you what happened today.&amp;nbsp; Once again, if you've read my &lt;a href="http://activerain.com/blogsview/1819852/customer-service-and-customer-loyalty-why-is-it-dying-" target="_blank"&gt;last post&lt;/a&gt;, you would know that I have had some issues with my last financial institution.&amp;nbsp; Today, I went in to tie up some loose ends.&amp;nbsp; I've already fired them, but also believe in being a responsible customer.&amp;nbsp; When I left the building, I was again, infuriated.&amp;nbsp; Since I have been using &lt;strong&gt;&lt;a href="http://www.twitter.com" target="_blank"&gt;Twitter&lt;/a&gt;&lt;/strong&gt; a LOT lately, I've developed a habit of immediately reaching for my phone almost everytime I have a thought.&amp;nbsp; Well, guess what I was thinking as I left the bank?&amp;nbsp; My "former" bank is on the way home and about 2 minutes from my house.&amp;nbsp; After I got home (2 minutes later), I logged on to &lt;strong&gt;&lt;a href="http://www.facebook.com" target="_blank"&gt;Facebook&lt;/a&gt;&lt;/strong&gt; and &lt;strong&gt;Twitter&lt;/strong&gt; just to see what was going on.&amp;nbsp; I already had a comment thread for the &lt;strong&gt;tweet&lt;/strong&gt; I had just sent not more than a few minutes ago.&lt;/p&gt;
&lt;p&gt;It hit me.&amp;nbsp; &lt;strong&gt;Social Media&lt;/strong&gt; has brought "word-of-mouth" to a whole,&amp;nbsp;new level.&amp;nbsp; As businesses use &lt;strong&gt;Social Media&lt;/strong&gt; to attract customers, customers are using &lt;strong&gt;Social Media&lt;/strong&gt; to tell their &lt;strong&gt;sphere of influence&lt;/strong&gt; about their customer service experiences.&amp;nbsp; Businesses and consumers have effectively started a digital stand-off within the realm of &lt;strong&gt;Social Media&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Here's a practical scenario.&amp;nbsp; I own / manage a business and start a &lt;strong&gt;Twitter&lt;/strong&gt; page so you can follow our activities and any specials.&amp;nbsp; I can also use this as a medium to communicate with you, the consumer.&amp;nbsp; This is potential problem number 1.&amp;nbsp; Our &lt;strong&gt;tweets&lt;/strong&gt; have just become a public forum.&amp;nbsp; Now, take it one step further.&amp;nbsp; If I upset or disappoint you, all it takes is a little &lt;strong&gt;#hashtag&lt;/strong&gt; and our business has now spread like wild-fire.&amp;nbsp; The average &lt;strong&gt;twitter&lt;/strong&gt; user has 126 followers.&amp;nbsp; Remember when we were told that&amp;nbsp;an unsatisfied customer was thought to tell 10 people about their experience?&lt;/p&gt;
&lt;p&gt;Hear me right so you don't hear me wrong.&amp;nbsp; I am in no way saying that &lt;strong&gt;Social Media&lt;/strong&gt; is a playground&amp;nbsp;where you can&amp;nbsp;act irresponsibly and slander people.&amp;nbsp; I am saying that &lt;strong&gt;Social Media&lt;/strong&gt; does give you a radical voice as a consumer.&amp;nbsp; Use it wisely.&lt;/p&gt;

      <title>Customer Service and Customer Loyalty - Why is it dying?</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/6/1/4/8/ar128277413984165.jpg" height="150" alt="" width="200" style="float: left;"&gt;As much as I don't want this posting to turn into a rant, I might not be able to help it.&amp;nbsp; I have had a really rough and interesting week in the customer service world - shocking, appalling and extremely eye-opening!&amp;nbsp; I want to share a couple of things that I experienced this week.&amp;nbsp; I also want to pose the question, "Customer Service and Customer Loyalty - Why is it dying?"&lt;/p&gt;
&lt;p&gt;It seems that the lifetime value of a customer is perceived to be zero.&amp;nbsp; Why do companies spend millions of dollars attracting new customers when it is easier and much more cost-effective to&amp;nbsp;retain&amp;nbsp;the ones they have?&amp;nbsp; I am not saying that a company shouldn't grow their business, but why do companies offer little-to-no incentive to continue to do business with them?&amp;nbsp; Has the continuing evolution of technology completely replaced almost ANY kind of face-to-face or voice-to-voice communication?&amp;nbsp; These are just some general questions I have which will probably prompt a little interaction on this post.&amp;nbsp; In the following lines of text, I will NOT be protecting the identity of the guilty parties.&amp;nbsp; *Sigh*&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;United Heritage Credit Union (formerly Bergstrom Federal Credit Union)&lt;/strong&gt;&lt;br&gt;&lt;em&gt;Member since&lt;/em&gt;: 1981&lt;br&gt;&lt;em&gt;Issue&lt;/em&gt;:&amp;nbsp;There was an unauthorized transaction on my account which resulted in a negative balance.&amp;nbsp; Consequently, I also had some transactions that upon posting, generated quite a few NSF fees.&amp;nbsp; In addition to their don't-care attitude, no one has made an apology or the slightest effort to investigate the issue.&amp;nbsp; I have been a customer for quite some&amp;nbsp;time.&amp;nbsp; Apparently, 3 decades of customer loyalty means absolutely nothing. I have since changed financial institutions and never intend to go back.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;State Farm Insurance (I'll exclude the specific agent)&lt;/strong&gt;&lt;br&gt;&lt;em&gt;Customer since&lt;/em&gt;: 1996&amp;nbsp;(my parents have been customers&amp;nbsp;since 1981).&lt;br&gt;&lt;em&gt;Insurance Policies&lt;/em&gt;: Home, multiple autos, multiple boats, personal articles&lt;br&gt;&lt;em&gt;Issue&lt;/em&gt;:&amp;nbsp;Of course, after having to abruptly change banks, I cancelled my auto-draft payment.&amp;nbsp; I was told by their representative the best thing to do is let my policy expire and then reinstate it.&amp;nbsp; I was told I owed no balance and could reinstate my auto policy for roughly $50-$60.&amp;nbsp; Today, I receive a phone call stating&amp;nbsp;I&amp;nbsp;owe 3 months worth of premiums (it was autodrafted monthly the entire time)?&amp;nbsp; What the heck?&amp;nbsp; Again, I was encountered by a don't-care, apathetic attitude.&amp;nbsp; My other browser window is currently obtaining insurance quotes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Sprint PCS&lt;/strong&gt;&lt;br&gt;&lt;em&gt;Customer since&lt;/em&gt;: 1999&lt;br&gt;&lt;em&gt;Issue&lt;/em&gt;: Out of the 3 lines on this plan, I wanted to make an adjustment to 1 phone number.&amp;nbsp; I called customer service and was told&amp;nbsp;I needed to take the issue to&amp;nbsp;the Sprint store.&amp;nbsp; The Sprint store tells me I need to call customer service.&amp;nbsp; I really don't have time for this...&lt;/p&gt;
&lt;p&gt;Time to switch from multiple companies after several years of business...&amp;nbsp; After more than a decade in retail and now in real-estate, it seems I was definitely taught a different philosophy in the realm of customer service.&amp;nbsp; It does make me think, though.&amp;nbsp; Do I appreciate my clients?&amp;nbsp; What lengths am I willing to go to keep their business?&amp;nbsp; I thank these three companies for giving me some insight as to what NOT to do!&lt;/p&gt;

&lt;p&gt;As I drive around in my community, not only do I notice people moving INTO the neighborhood, but I also notice some of my neighbors&amp;nbsp;preparing their houses to put them on the market.&amp;nbsp; I've never seen so many garage sales in my life! &amp;nbsp;As&amp;nbsp;&lt;strong&gt;Plum Creek&lt;/strong&gt;&amp;nbsp;in&amp;nbsp;&lt;strong&gt;Kyle, TX&lt;/strong&gt;&amp;nbsp;has become&amp;nbsp;a sought-after community, I started to wonder, "Why would anyone want to leave this neighborhood?"&amp;nbsp; The fact is, they aren't!&amp;nbsp; They are simply moving&amp;nbsp;&lt;em&gt;within&lt;/em&gt;&amp;nbsp;the neighborhood to find&amp;nbsp;more appropriate housing.&amp;nbsp;&amp;nbsp;Many younger families continue to grow and need some more bedrooms!&amp;nbsp; On the flip-side, with graduations having recently taken place, many families are becoming empty-nesters as the kids head to college - and consequently need less space.&amp;nbsp; In fact, my next-door neighbor just moved down the street because she didn't need&amp;nbsp;a 2-story house anymore!&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Year to date, 54 homes have sold in&amp;nbsp;&lt;strong&gt;Plum Creek&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;With an average sale price of $161,167,&amp;nbsp;sellers were seeing 98% of their asking price with&amp;nbsp;an average list price&amp;nbsp;of $164,292.&amp;nbsp; (NOTE: These prices do not include closing costs, etc.)&amp;nbsp; This&amp;nbsp;boasted an average&amp;nbsp;sales&amp;nbsp;price of $88.87 / sq. ft.&amp;nbsp; Homes remained on the market anywhere from 1 to 282 (rare) cumulative days for an average of 63 cumulative days on the market.&lt;/p&gt;
&lt;p&gt;Undoubtedly, the most&amp;nbsp;appealing attributes of&amp;nbsp;&lt;strong&gt;Plum Creek&lt;/strong&gt;&amp;nbsp;are its&amp;nbsp;&lt;em&gt;amenities&lt;/em&gt;.&amp;nbsp; I am going to borrow the old saying, "A picture is worth a thousand words."&lt;/p&gt;

      <description>&lt;p&gt;&lt;img title="lease vs. buy, austin, austin texas, homes, homes for sale, real estate" src="http://activerain.com/image_store/uploads/6/8/6/1/6/ar127998633961686.jpg" height="120" alt="" width="120" style="float: left;"&gt;I wanted to quickly address something which is affecting all of us - especially lately.&amp;nbsp; I was recently having a conversation with an acquaintance of mine.&amp;nbsp; He asked me how business was going.&amp;nbsp; Not that I was complaining, but I did mention that in the last month, I had 3 clients who were committed to buying a house&amp;nbsp;ultimately decide to lease for at least another 12 months instead.&amp;nbsp; When he heard this, he stated that he "wouldn't mess with that."&lt;/p&gt;
&lt;p&gt;I disagree.&amp;nbsp; Granted, I do not advertise apartment locating, etc., but think of the big picture...&amp;nbsp; If you take care of this client, you've essentially done about&amp;nbsp;4 major things.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; You&amp;nbsp;have&amp;nbsp;(hopefully)&amp;nbsp;established a great repoire&amp;nbsp;with them.&amp;nbsp; This is HUGE!&amp;nbsp; You've just been given the opportunity to win them as a customer for life.&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; You have&amp;nbsp;filled your pipeline.&amp;nbsp; Granted, it's 12 months from now, but you know exactly what they'll be up to in a year.&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; You have earned a little money.&amp;nbsp; I know it's not closing on a $300K deal, but it's something.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Once they've moved in to that apartment, why not send them a congratulatory / thank-you letter with a stack of your business cards and a $25-$50 gift card for Home Depot, Target, etc.&amp;nbsp; What kind of conversation does this start with their friends and family?&amp;nbsp; Who do you think they'll suggest when they are asked if they know any good realtors?&lt;/p&gt;
&lt;p&gt;I know this isn't anything new to a lot of you.&amp;nbsp; But, maybe we just need a reminder of what this business is all about - marketing and creativity.&amp;nbsp; Truthfully, we are not in the real estate business selling&amp;nbsp;to people.&amp;nbsp; We are in the people business selling real estate.&lt;/p&gt;

      <title>Fake it 'till you make it!  I don't think so!</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;img title="Austin, Texas, Homes, Homes for Sale, Real Estate, Fake it 'till you make it" src="http://activerain.com/image_store/uploads/7/9/5/2/2/ar127724584222597.jpg" height="234" alt="" width="300" style="float: left;"&gt;"Fake it 'till you make it!"&lt;/strong&gt;&amp;nbsp; How many people have heard this one before?&amp;nbsp; Not a week goes by, unfortunately, that I don't hear this leave someone's lips.&amp;nbsp; Consider for a moment, what is actually being said.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Life&lt;/em&gt;&lt;br&gt;We only get one shot at this thing called life.&amp;nbsp; Let me assure you - it is very real.&amp;nbsp; There is no &lt;strong&gt;faking&lt;/strong&gt; your life.&amp;nbsp; Regardless of what you specifically believe, we are all here&amp;nbsp;for a reason.&amp;nbsp; Actually, we are all here for a purpose.&amp;nbsp; Make sure everything you do is purpose-driven.&amp;nbsp; Rick Warren wrote a book, "The Purpose Driven Life."&amp;nbsp; It is not a coincidence that it has sold more than 30 million copies.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Family&lt;/em&gt;&lt;br&gt;There is no room for &lt;strong&gt;faking&lt;/strong&gt;, here.&amp;nbsp; In fact, family realtionships are REAL.&amp;nbsp; Think about it - things are probably more real at home than anywhere else in your life.&amp;nbsp; Granted, it might also be the reason families can be dysfunctional, but it's because this is where your true colors show.&amp;nbsp; The reality causes friction and drama.&amp;nbsp; After all, isn't this why everyone is so suddenly drawn to reality TV, etc.&amp;nbsp; I think deep down, every one has a desire to get back to the roots of reality - especially in an age filled with superficial and artificial products, marketing and promises.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Profession&lt;/em&gt;&lt;br&gt;I hope you're not &lt;strong&gt;faking&lt;/strong&gt; here.&amp;nbsp; Being real will sometimes cause you to swallow some pride,&amp;nbsp;admit some&amp;nbsp;faults and ask some&amp;nbsp;questions.&amp;nbsp; Trust me, this is the only way.&amp;nbsp; I know I've inundated my broker with questions and emails, but I want to be real and honest.&amp;nbsp; Truthfully, this trait has always served my best interests in all of my&amp;nbsp;previous undertakings.&amp;nbsp; Don't be afraid to not know something.&amp;nbsp; You can always ask.&amp;nbsp; Pride is a killer.&amp;nbsp; It starts small and ends in disaster.&amp;nbsp; Remember Enron?&lt;/p&gt;
&lt;p&gt;I am going to keep this post short.&amp;nbsp; These are just a few thoughts I had today as I once again heard someone utter this absurdity.&amp;nbsp;&amp;nbsp;&lt;strong&gt;You can fake it 'till you make it, but you won't make it!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;You wouldn't want people to &lt;strong&gt;fake&lt;/strong&gt; it with you...&lt;/p&gt;

      <title>People are watching!</title>
      <description>&lt;p&gt;&lt;img title="Austin, Austin Texas, Homes, Homes for Sale, Real Estate, Fake it till you make it" src="http://activerain.com/image_store/uploads/8/5/4/3/9/ar127697718193458.jpg" height="150" alt="" width="150" style="float: left;"&gt;Do you ever feel&amp;nbsp;like nobody really notices you?&amp;nbsp; Do you ever feel like&amp;nbsp;you and your time on this earth doesn't really make a difference?&amp;nbsp;&amp;nbsp;Do you ever think that nobody really pays attention to what you do or how you spend your time?&amp;nbsp; I'm here to tell you that each of these notions is a lie!&lt;/p&gt;
&lt;p&gt;It never ceases to amaze me exactly how much people REALLY ARE&amp;nbsp;paying attention to your actions.&amp;nbsp; In fact, Dr. Edwin Louis Cole said, "Most people judge others by their actions and themselves by their intentions."&amp;nbsp; This is so true!&lt;/p&gt;
&lt;p&gt;Lately, I have&amp;nbsp;fallen into various trials (James 1:2).&amp;nbsp; I can't tell you how many times I've wanted to give up and quit.&amp;nbsp; We've all been there - in our jobs, in our marriage, with our kids, etc.&amp;nbsp; Then, just as I was thinking about what would happen if I threw&amp;nbsp;in the towel, two people came up to me and said, "you know, you inspire me."&amp;nbsp;&amp;nbsp;What?&amp;nbsp; Me?&amp;nbsp; I am&amp;nbsp;a man on the edge!&amp;nbsp; I want to throw in the towel!&amp;nbsp; Do you have any idea what I'm going through?&amp;nbsp; Please hear me right so you don't hear me wrong - I am not boasting about myself.&amp;nbsp; I give God all the honor and glory.&amp;nbsp; But I have to say, I was NOT expecting to hear that!&lt;/p&gt;
&lt;p&gt;&lt;img title="Austin, Austin Texas, Homes, Homes for Sale, Real Estate, Fake it till you make it" src="http://activerain.com/image_store/uploads/7/9/7/3/2/ar127697739023797.jpg" height="133" alt="" width="200" style="float: right;"&gt;The fact of the matter is, we can't quit.&amp;nbsp; When you quit, you not only forfeit your blessing or your breakthrough, but there is ALWAYS someone watching you and your actions.&amp;nbsp; Some people are watching just to see what you're going to do (this guy); they want to know if you're the real deal, the genuine article.&amp;nbsp; Still, others are watching because they look up to you!&amp;nbsp; Even though they may never say it, they have determined to emulate your actions and your character.&lt;/p&gt;
&lt;p&gt;Today, I encourage you!&amp;nbsp; I don't know what you're going through, but keep going!&amp;nbsp; Don't give up!&amp;nbsp; Your victory is right around the corner - and someone is watching you.&amp;nbsp; Today, I understand that quitting might make someone else quit, too.&amp;nbsp; I can't&amp;nbsp;live with that; can you?&lt;/p&gt;

&lt;p&gt;Today, I am proposing a new and improved&amp;nbsp;definition...&lt;br&gt;&lt;em&gt;"Doing the right thing even when YOU THINK no one is watching."&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;You will always affect another life in some way or another.&amp;nbsp; Be sure to affect it the right way...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;
&lt;/p&gt;&lt;p&gt;&lt;em&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;/em&gt;&lt;/p&gt;

      <title>Telling a prospective buyer NOT to move to your town?  The "Allergy Factor."</title>

&lt;p&gt;They have a move date.&amp;nbsp; They know what they want.&amp;nbsp; They're excited.&amp;nbsp; They love Austin.&amp;nbsp; They have &lt;strong&gt;SEVERE&amp;nbsp;ALLERGIES&lt;/strong&gt;.&amp;nbsp; So bad, in fact, this is why they have to move (doctor's orders).&amp;nbsp;&amp;nbsp;And you have to tell them that &lt;strong&gt;Austin, Texas&lt;/strong&gt; was named "The Fall Allergy Capital of America"&amp;nbsp;by the &lt;em&gt;Asthma and Allergy Foundation of America&lt;/em&gt;.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;br&gt;Sigh.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;The&amp;nbsp;"allergy factor" matters more to&amp;nbsp;buyers than ever before.&amp;nbsp; In fact, it was one of two&amp;nbsp;major&lt;img src="http://activerain.com/image_store/uploads/3/4/7/9/2/ar127655242529743.jpg" height="131" alt="" width="88" style="float: right;"&gt; considerations that&amp;nbsp;determined where my parents decided&amp;nbsp;to move recently.&amp;nbsp; I am now starting to educate myself on what specific&amp;nbsp;allergens are present and a concern in Austin and Central Texas.&amp;nbsp; I found the following link very useful; and it directs you to a multitude of other resources.&lt;/p&gt;

      <title>Austin, Texas - A Tale of One City.</title>

&lt;p&gt;Today, as I was doing some work around the house, the opening line of Charles Dickens' famous novel came to mind.&amp;nbsp;&amp;nbsp;The story opens with, "It was the best of times, it was the worst of times."&amp;nbsp; I don't know if it's my joy in the Lord or my natural optimism, but I kept focusing on the first part of that sentence.&amp;nbsp; "It was the best of times..."&lt;/p&gt;
&lt;p&gt;Switch gears with me for just one moment.&amp;nbsp; About a month ago, I was headed home from &lt;em&gt;Krieg Fields&lt;/em&gt; in &lt;strong&gt;Austin, Texas&lt;/strong&gt;.&amp;nbsp; Our church softball teams were done with our games (and the hour of fellowship that usually takes place afterwards).&amp;nbsp; I was in the Jeep with&amp;nbsp;the top down and the doors off.&amp;nbsp; The weather was perfect and I was really making the drive home last.&amp;nbsp; I ended up driving through downtown and then south on &lt;em&gt;Congress&lt;/em&gt;, or &lt;em&gt;SoCo&lt;/em&gt;.&amp;nbsp; &lt;em&gt;First Thursday&lt;/em&gt; was in full-swing and everyone was enjoying the music, food, weather, company and the certain &lt;strong&gt;Austin&lt;/strong&gt; "flavor" that can only be experienced.&amp;nbsp;&amp;nbsp;Immediately, I just felt thankful and appreciative for this wonderful city.&amp;nbsp; A huge smile filled&amp;nbsp;my face as I continued to drive.&amp;nbsp; There is a uniqueness about &lt;strong&gt;Austin&lt;/strong&gt; that everyone understands and no one can put into words.&amp;nbsp; I started to reminisce about growing up in the suburbs of &lt;strong&gt;Austin&lt;/strong&gt;, attending &lt;strong&gt;Bowie High School&lt;/strong&gt;, seeing countless shows with some of the world's best musicians,&amp;nbsp;playing different venues /&amp;nbsp;festivals in&amp;nbsp;different bands, meeting my awesome wife and&amp;nbsp;even finding &lt;em&gt;&lt;a href="http://www.austinpowerhouse.com" title="Austin Power House Church - Not Your Average Church" target="_blank"&gt;Austin Power House Church&lt;/a&gt;&lt;/em&gt;, where we are very active members.&lt;/p&gt;
&lt;p&gt;&lt;img title="Austin, Texas, Homes, Homes for Sale, Real Estate, First Thursday, Austin Power House Church, Bowie High School, Krieg Fields" src="http://activerain.com/image_store/uploads/2/6/3/8/3/ar12760385438362.jpg" height="225" alt="First Thursday @ SoCo!" width="300" style="float: left;"&gt;It was then&amp;nbsp;I realized that everyone has their own, unique, romantic tale of this city - especially the &lt;strong&gt;Austinites&lt;/strong&gt; who have been here for a while!&amp;nbsp; I've received a few&amp;nbsp;emails this week from some leads who&amp;nbsp;are scattered across the nation.&amp;nbsp; They each had one thing in common.&amp;nbsp; Each of their emails contained a sentence very similar to this:&amp;nbsp; &lt;em&gt;"I used to live in Austin and now I'm ready to come back [home]."&lt;/em&gt;&amp;nbsp; Wow!&lt;/p&gt;
&lt;p&gt;Have you ever Wiki'd, &lt;strong&gt;Austin&lt;/strong&gt;?&amp;nbsp; No?&amp;nbsp; Go ahead - open a new window in your browser and check it out.&amp;nbsp; I'll wait here...&amp;nbsp; See?&amp;nbsp; Pretty cool, right?&lt;/p&gt;
&lt;p&gt;Back to Charles Dickens - It truly&amp;nbsp;IS the best of times.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br&gt;It is "the best of times" to move to Austin!&lt;/strong&gt;&amp;nbsp;&amp;nbsp;&lt;em&gt;MSNBC&lt;/em&gt; (where the &lt;strong&gt;Austin&lt;/strong&gt; skyline was&amp;nbsp;used for the cover / introduction image) has listed &lt;strong&gt;Austin&lt;/strong&gt; in the top 10&amp;nbsp;best cities to live in for 2010.&amp;nbsp;&amp;nbsp;&lt;em&gt;RelocateAmerica.com&lt;/em&gt; has listed &lt;strong&gt;Austin&lt;/strong&gt; as #3 for 2010!&amp;nbsp; Austin has the best live music (it is afterall, the live music capital of the world), great food (a melting pot of world cuisine) and IS the heart of &lt;strong&gt;Texas&lt;/strong&gt;!&amp;nbsp; These statistics are not random flukes; this has been the trend for the better part of a decade!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It is "the best of times" to buy a home in Austin!&lt;/strong&gt;&amp;nbsp; Not only are rates at 30-year lows, but I want you to take a look at this excerpt.&amp;nbsp;&amp;nbsp;This&amp;nbsp;is from&amp;nbsp;an email I received last week&amp;nbsp;(after sending him some listings).&amp;nbsp; &lt;em&gt;"I didn't know that the Austin area real estate could be so reasonable."&lt;/em&gt;&amp;nbsp; It is a buyer's market!&amp;nbsp; Your house is waiting for you - go get it!&lt;/p&gt;
&lt;p&gt;There's no Wiki, website, song or blog that I could ever write&amp;nbsp;to truly describe the greatness of &lt;strong&gt;Austin&lt;/strong&gt;.&amp;nbsp; It's something you have to live and experience yourself.&amp;nbsp; Some of you have.&amp;nbsp; It's time to come home - and I'll leave the light on for you!&lt;/p&gt;

&lt;p&gt;With summer break officially underway, many families are getting ready to make a move as things slow down for a couple of months.&amp;nbsp;&amp;nbsp;Even as I drive around in my community, not only do I notice a few more "For Sale" signs, I also notice my neighbors&amp;nbsp;preparing their houses and cleaning the closets.&amp;nbsp; I've never seen so many garage sales in my life!&amp;nbsp; My wife&amp;nbsp;even bought a pretty cool bike for our&amp;nbsp;son, but that's another blog...&amp;nbsp; As &lt;strong&gt;Plum Creek&lt;/strong&gt; in &lt;strong&gt;Kyle, TX&lt;/strong&gt; has become&amp;nbsp;a sought-after community, I started to wonder, "Why would anyone want to leave this neighborhood?"&amp;nbsp; The fact is, they aren't!&amp;nbsp; They are simply moving &lt;em&gt;within&lt;/em&gt; the neighborhood to find&amp;nbsp;more appropriate housing.&amp;nbsp;&amp;nbsp;Many younger families continue to grow and need some more bedrooms!&amp;nbsp; On the flip-side, with graduations taking place, many families are becoming empty-nesters and consequently need less space.&amp;nbsp; In fact, my next-door neighbor just moved down the street because she didn't need&amp;nbsp;a 2-story house anymore!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img title="Plum Creek, Kyle, TX, Homes for Sale" src="http://activerain.com/image_store/uploads/2/4/8/1/7/ar127558396171842.jpg" height="138" alt="Plum Creek Model Homes" width="200" style="float: left;"&gt;There are currently 45 homes for sale in &lt;strong&gt;Plum Creek&lt;/strong&gt;.&amp;nbsp; This may seem like a lot of houses.&amp;nbsp; However, not only are residents moving within the community, but&amp;nbsp;there are many&amp;nbsp;brand-new houses being built as the subdivision continues to be&amp;nbsp;developed.&amp;nbsp;&amp;nbsp;At the time of this posting, these&amp;nbsp;45 homes have an average listing price of $189,545.&amp;nbsp; The average size of these homes is 2137 sq ft. at an average price of $90.83 / sq. ft.&amp;nbsp; This is over $20 / sq. ft. less than many comparable houses in Austin!&amp;nbsp; An additional 11&amp;nbsp;homes are currently under contract, with 6 of them taking&amp;nbsp;back-up offers.&lt;/p&gt;

&lt;p&gt;&lt;br&gt;Year to date,&amp;nbsp;38 homes have sold in &lt;strong&gt;Plum Creek&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;With an average sale price of $161,200,&amp;nbsp;sellers were seeing 98% of their asking price with&amp;nbsp;an average list price&amp;nbsp;of $163,836.&amp;nbsp; (NOTE: These prices do not include closing costs, etc.)&amp;nbsp; This&amp;nbsp;boasted an average&amp;nbsp;sales&amp;nbsp;price of $90.62 / sq. ft.&amp;nbsp; Homes remained on the market anywhere from 1 to 209&amp;nbsp;cumulative days for an average of 57 cumulative days on the market.&lt;/p&gt;
&lt;p&gt;Undoubtedly, the most&amp;nbsp;appealing attributes of &lt;strong&gt;Plum Creek&lt;/strong&gt; are its &lt;em&gt;amenities&lt;/em&gt;.&amp;nbsp; I am going to borrow the old saying, "A picture is worth a thousand words."&lt;/p&gt;

      <title>Memorial Day - What Does it Mean to You?</title>

&lt;p&gt;We in the real estate business always tout the greatness, benefits and features of the most exclusive communities and housing developments.&amp;nbsp; However, with our hectic schedules and numerous obligations, we seldom cast more than a glance at what makes the United States so great and the true blessing it is to live (and do business) here.&lt;/p&gt;
&lt;p&gt;Though none of us were around, most of us know the events that transpired in this country in 1865.&amp;nbsp; It was on May 1st of said year when a Charleston newspaper reported the celebration of the&amp;nbsp;first &lt;strong&gt;Memorial Day&lt;/strong&gt;, then called &lt;strong&gt;Decoration Day&lt;/strong&gt;.&amp;nbsp; A year later, it was officially observed in Waterloo, New York.&amp;nbsp; Due to some lingering hostility from the&amp;nbsp;Civil War,&amp;nbsp;the holiday was renamed &lt;strong&gt;Memorial Day&lt;/strong&gt; in 1888.&amp;nbsp;&amp;nbsp;The&amp;nbsp;holiday&amp;nbsp;exploded in popularity after WWII and the name was declared official in 1967.&amp;nbsp; A year later,&amp;nbsp;as part of the Uniform Holidays Bill, &lt;strong&gt;Memorial Day&lt;/strong&gt; was moved to the last Monday in May to generate a convenient, 3 day weekend.&amp;nbsp; Though the holiday has quickly gained in popularity, sometimes&amp;nbsp;we have to be steered back to its actual meaning.&lt;/p&gt;
&lt;p&gt;&lt;img title="Memorial Day" src="http://activerain.com/image_store/uploads/6/9/9/0/3/ar127526341930996.jpg" height="183" alt="Memorial Day - Arlington National Cemetery" width="250" style="float: left;"&gt;The United States was founded on the idea of freedom.&amp;nbsp; Almost a hundred years before the Civil War, the United States was declared independent from Great Britain.&amp;nbsp; Many people risked their lives to find a land free from religious persecution.&amp;nbsp; Today, over 300 years later, many brave men and women have given their all, including their life to preserve this idea.&amp;nbsp; I recently had the opportunity to listen to some international speakers and pastors.&amp;nbsp; I was floored when I was told that Christians in Africa and Asia were brutally killed everday for their beliefs.&amp;nbsp; It's even a blessing to be in the real estate business here.&amp;nbsp; There are many parts of the world where&amp;nbsp;governments make it virtually impossible for anyone to own or have any kind of rights&amp;nbsp;to&amp;nbsp;land.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;br&gt;&lt;br&gt;Perhaps growing up in a military family or simply&amp;nbsp;being a proud family member and friend of others who&lt;img title="Memorial Day" src="http://activerain.com/image_store/uploads/4/1/4/8/3/ar127526305438414.jpg" height="188" alt="Memorial Day - Fort Logan National Cemetery" width="250" style="float: right;"&gt; are currently on active duty has made me a little more sensitive to these things.&amp;nbsp;&amp;nbsp;I constantly thank veterans for their service when I encounter them at work or out grocery shopping.&amp;nbsp; Regardless of your ideas or opinions on U.S. wars, the fact is that American men and women fight daily to preserve this country and our freedom.&amp;nbsp; Even the latest military operations in Iraq have claimed over 5,000 U.S. lives.&lt;/p&gt;
&lt;p&gt;So tomorrow as we fire up the BBQ pit, head to the lake, camp in the desert or just relax at home, I encourage you to take a brief moment to reflect upon how blessed we are.&amp;nbsp;&amp;nbsp;And the next time we are working with a veteran, I pray that the words "&lt;em&gt;thank you&lt;/em&gt;" precede any mention of a &lt;em&gt;VA loan&lt;/em&gt;.&lt;/p&gt;

      <title>Austin Power House Church - Not Your Average Church</title>

&lt;p&gt;As an agent in the real estate industry, it is my job and my absolute pleasure to find the perfect home&amp;nbsp;for you.&amp;nbsp; But today, I want to talk about another home -&amp;nbsp;a church home.&lt;/p&gt;
&lt;p&gt;As a Christian, I truly believe what the Bible&amp;nbsp;says about sharing the Truth and the Good News with others.&amp;nbsp;&amp;nbsp;My sole objective with this posting is to introduce you to an&amp;nbsp;awesome church in the Austin area.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Origins / History:&lt;/em&gt;&amp;nbsp; &lt;strong&gt;Austin Power House Church&lt;/strong&gt; was founded in July of 2004.&amp;nbsp; The pastor's family along with a tiny crowd of&amp;nbsp;3 members met weekly at Alonzo's tacos in Austin, TX.&amp;nbsp; After meeting at various places around South Austin, &lt;strong&gt;Austin Power House Church&lt;/strong&gt; acquired it's first building on W. William&amp;nbsp;Cannon.&amp;nbsp; Today, &lt;strong&gt;Austin Power House Church&lt;/strong&gt; has grown to roughly 1,000 members and currently meets in a 30,000 sq. ft. facility on the corner of E. St. Elmo and Todd Ln.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Bishop Paul Ojeda:&lt;/em&gt;&amp;nbsp; After literally dying from a cocaine overdose in 1997, Paul Ojeda gave his life to the&lt;img title="Austin Power House Church, Austin, TX" src="http://activerain.com/image_store/uploads/3/3/1/6/4/ar12749917746133.jpg" height="143" alt="Bishop Paul Ojeda &amp;amp; First Lady Lilian Ojeda" width="140" style="float: right;"&gt; Lord after being brought back from the pit of hell.&amp;nbsp; He and his wife, First Lady Lilian Ojeda actually met in a drug rehabilitation clinic.&amp;nbsp; After committing themselves to the work and will of the Lord, they started attending and faithfully serving at Power House Christian Center (&lt;a href="http://www.powerhousecc.com"&gt;www.powerhousecc.com&lt;/a&gt;) in Katy, TX.&amp;nbsp; They lived in an upscale, affluent golf-course community and owned a prosperous plumbing company when the Lord called them to move to Austin, TX.&amp;nbsp; Out of obedience to God's calling, they sold all of their posessions and moved to Austin, TX.&amp;nbsp; The rest is history...&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Cell Groups:&lt;/em&gt;&amp;nbsp; Like many other churches, &lt;strong&gt;Austin Power House Church&lt;/strong&gt; has cell groups that meet throughout the week.&amp;nbsp; These cell groups are truly the heartbeat of the ministry.&amp;nbsp; There are men, women as well as youth cell groups that meet weekly.&amp;nbsp; These meetings are used to share the Bible, testimonies, prayer requests and is the primary tool used to disciple men and women of the church.&amp;nbsp; The vision is for each cell group leader to multiply themselves 12 times, who, in turn, multiply themselves 12 times (as Jesus did with the disciples).&amp;nbsp; Unlike many churches, everyone in the ministry (including the Pastors / Bishop)&amp;nbsp;are accountable to a leader.&amp;nbsp; This proves to maintain a Godly order that many other churches lack.&amp;nbsp; Unfortunately, a&amp;nbsp;lack of order found in some&amp;nbsp;ministries is one reason why&amp;nbsp;Pastors fall from grace and/or find themselves in the middle of serious contraversy.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Encounters:&lt;/em&gt;&amp;nbsp; Throughout the year (usually once a quarter), &lt;strong&gt;Austin Power House Church&lt;/strong&gt; holds an Encounter God weekend.&amp;nbsp; This is an opportunity for men, women, youth and children to spend an intimate weekend with God at their respective Encounters.&amp;nbsp; This is where true transformation occurs.&amp;nbsp; People have been delivered from drugs, alcohol, adultery, pornography, fornication, homosexuality, etc. from these Encounters.&amp;nbsp; Many powerful testimonies can be viewed on the church's website (listed at the end of this blog) as well as YouTube and Vimeo.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Vision:&lt;/em&gt;&amp;nbsp; The vision of &lt;strong&gt;Austin Power House Church&lt;/strong&gt; is simple.&amp;nbsp; &lt;em&gt;Win&lt;/em&gt; the lost,&amp;nbsp;&lt;em&gt;Consolidate&lt;/em&gt; them into the house of God,&amp;nbsp;&lt;em&gt;Disciple&lt;/em&gt; them as Jesus discipled His men and&amp;nbsp;&lt;em&gt;Send&lt;/em&gt; men and women out to multiply the result.&amp;nbsp; God has used &lt;strong&gt;Austin Power House Church&lt;/strong&gt; to transform drug dealers of the past into past-ors and&amp;nbsp;former gang members into true servants of the Lord.&lt;/p&gt;
&lt;p&gt;&lt;img title="Austin Power House Church, Austin, TX" src="http://activerain.com/image_store/uploads/5/2/0/2/2/ar127499290622025.jpg" height="79" alt="Dr. Edwin Louis Cole" width="140" style="float: left;"&gt;Majoring in Men:&amp;nbsp; &lt;strong&gt;Austin Power House Church&lt;/strong&gt; knows that if a man is restored, so is the rest of his family.&amp;nbsp; The church studies a rigid curriculum by Dr. Edwin Louis Cole (&lt;a href="http://www.cmnworld.com"&gt;www.cmnworld.com&lt;/a&gt;, &lt;a href="http://www.edcole.org"&gt;www.edcole.org&lt;/a&gt;).&amp;nbsp; Once the curriculum is completed, men and women are commissioned to be ministers.&lt;/p&gt;

&lt;p&gt;At the time of this posting, there are 10 homes for sale in &lt;strong&gt;Shady Hollow&lt;/strong&gt;.&amp;nbsp; These homes have an average listing price of $256,549.&amp;nbsp; The average size of these gorgeous&amp;nbsp;homes is 2266 sq ft. at an average price of $113.84 / sq. ft.&amp;nbsp; An additional 5 homes are currently under contract, but still taking back-up offers.&lt;/p&gt;
&lt;p&gt;&lt;img title="Shady Hollow, Shady Hollow Homes, Shady Hollow Homes for Sale, Bowie High School" src="http://activerain.com/image_store/uploads/2/7/9/0/7/ar127481907270972.JPG" height="154" alt="Shady Hollow - Sesbania" width="250" style="float: left;"&gt;Year to date, 10 homes have sold in &lt;strong&gt;Shady Hollow&lt;/strong&gt;.&amp;nbsp; With an average sale price of $235,000,&amp;nbsp;sellers were seeing 97% of their asking price with&amp;nbsp;an average list price&amp;nbsp;of $241,190.&amp;nbsp; (NOTE: These prices do not include closing costs, etc.)&amp;nbsp; This&amp;nbsp;boasted an average&amp;nbsp;sales&amp;nbsp;price of $109.79 / sq. ft.&amp;nbsp; Homes remained on the market anywhere from 4 to 470&amp;nbsp;cumulative days for an average of 113 cumulative days on the market.&lt;/p&gt;
