napa valley homes: Real Estate Jargon: “Closing and Possession” – When You Get The Keys - 01/02/12 07:17 AM
Buyers, sellers, investors, welcome back to another installment of Real Estate Jargon, aka, simple explanations of not-so-common real estate terms.
Buyers and sellers often assume that in a real estate sale “closing and possession” always occur at the same time.  Let’s look at why this is not always true and what options could be available for different situations.  We’ll assume that our example sale takes place in California and that we will be using standard California Association of REALTORS® (CAR) forms for the purchase contract.
First, we need to understand the individual terms “closing” and “possession.”  Closing occurs when the deed … (2 comments)

napa valley homes: Real Estate Jargon: “Breaking Comps” – Finding Value In Changing Markets - 01/02/12 06:44 AM
Buyers, sellers, investors, welcome back to another installment of Real Estate Jargon, aka, simple explanations of not-so-common real estate terms.
It’s been said that there is one prediction that can be made with 100% certainty regarding the future of the real estate market, the stock market, the commodities market – any market involving buyers and sellers.  That prediction is:  It will fluctuate.
What happens when markets rise and we want to offer a property for sale at the highest price the market can support?  In classical valuation theory, we shouldn’t value a property any higher than comparable properties that have sold … (1 comments)

napa valley homes: Homes Don’t Sell During The Holidays? 14 Sold In Napa Valley Since Thanksgiving - 12/01/11 12:39 PM
While many are braving the frantic crush of humanity in shops and malls to complete their Christmas shopping, the California real estate market continues to roll along almost unnoticed.  It’s always been said that the holidays are a bad time to try to buy or sell a home.  But as I drove through Napa Valley today looking at new homes and land just on the market, I considered the numbers I saw on the MLS this morning regarding this area:
·         14 homes have closed escrow since Thanksgiving Day
·         45 homes have come on the market in the past 10 … (0 comments)

napa valley homes: Home Buying Strategy #1 – Patience - 12/01/11 09:40 AM
Several years ago, a corporate executive was sharing his company’s strategic business plan with an audience of university graduate students.  The students were surprised to learn that the plan included activities that would take place over the next 200 years.  At the conclusion of the presentation, a student asked the executive what primary resource the company would need to execute a plan with such a long duration.  The executive replied without hesitation, “patience!”
Although most home purchases don’t take more than a couple months, practicing patience during normal turn-around times and when unanticipated delays arise is often both a good stress … (2 comments)

napa valley homes: Listings Are Like Obituaries… Finding Good Off-Market Investment Properties - 11/29/11 05:57 AM
Below is my response to a recent question on Trulia.com.  A buyer indicated that investment properties listed on Loopnet and elsewhere seem to be picked over before many potential buyers can take a look at them.  In my answer, I offer a different approach to finding good properties that I thought might be of interest to all real estate investors and future home owners.
But first - Listing agents do everything they can to broadcast their listings to the far corners of the globe for the specific purpose of creating the largest pool of potential buyers possible.  They want to present … (0 comments)

napa valley homes: Real Estate Jargon: “Who’s On First? Broker…” - 10/17/11 09:04 AM
Buyers, sellers, investors, welcome back to another installment of Real Estate Jargon, aka, simple explanations of real estate terms not normally found in everyday conversation.
A California real estate agent’s business card can look like alphabet soup.  In addition to contact information and a pretty picture, we may also find a few initials representing professional designations the agent holds, awards they’ve received, maybe the initials of an advanced college degree, such as an MBA, and the agent’s real estate license number (required by law).  But the most common question I get about agent’s business cards usually concerns the agent’s title.  So, … (19 comments)

napa valley homes: Real Estate Jargon: “Open Listing” - 10/17/11 07:34 AM
Buyers, sellers, investors, welcome back to another installment of Real Estate Jargon, aka, simple explanations of real estate terms not normally found in everyday conversation.
I received a lot of emails from my “Pocket Listing” blog (posted this past weekend) asking for more information about an “open listing” compared to other listing types – so here it is.
Although a seller can hire an attorney to draft any type of custom listing agreement they want (as long as it conforms to applicable law), there are three common types of listings that are supported by standard contracts available to agents.  These listing … (0 comments)

napa valley homes: Real Estate Jargon: “Pocket Listing” - 10/16/11 05:40 AM
Buyers, sellers, investors, welcome back to another installment of Real Estate Jargon, aka, simple explanations of real estate terms not normally found in everyday conversation.
When selling a property, the standard approach is to distribute marketing information for that sale as widely as possible to attract as many competing offers as possible.  The complete opposite would be to sell the property using a “pocket listing.”
There are several options that define a pocket listing.  But in general, it’s a listing given to an agent that will not be placed on the Multiple Listing Service (MLS) and, most often, a For Sale … (2 comments)
