RIS media reports the following: February homes sales were 8.7% higher than the previous February and that is the eighth straight month that has happened. What I am seeing right now is more buyer traffic but with less inventory to show them. The amount of inventory on the market decreased for the 20th straight month and is approximatley 22% lower than a year ago. All of these are positive signs. I am boxing up last years files and ran accross a listing appointment I went on in June. During my listing presentation the Seller said they were going to list with me once they did some work on the home. I was surprised when the next week their home was listed with a different agent. I called the seller and asked (very nicely) why they listed with that agent. They said he told them he could get them more money than I said I could get them. I am a firm believer that the real estate market is nothing more than supply and demand. When the demand for homes goes down because buyers can not get financing, then the the months supply of homes goes up because less people can purchase the homes on the market. I just checked the Alpharetta months supply of homes on the market at the end of January (primarily North Fulton areas 13 & 14) and the months supply of homes is at 6 months - around 5 - 6 months is considered a stable market. This past Saturday I went on two listing appointments and the difference between the two communities was amazing. One community was in Grayson - part of Gwinnett county. In that community every home that has sold in the last six months or was currently listed was a short sale or a foreclosure. Needless to say when the potential Seller saw what their home was worth they realized they would not be moving - They paid about $260K for their home about 4 years ago and today they would sell for around $185K - and that was the top of the range.

One major factor in determining the affordablility of a home is interest rates - so I watch rates closely. Even with rates below 5% the market has struggled. In Cumming there are lots of things to do - particularly if you like being outdoors. Today, I went to my garden and picked 19 tomatoes, 4 squash, about 20 okra, one bell pepper and two zucinni (both were to large so I had to put them in the compost) - this time of the year when we get rain I really like having fresh vegetable in the home. The tomatoes at dinner time are amazing and having a bell pepper fresh off the bush and into an omelet is a great taste. As an agent, I also really like giving away
