I am a firm believer that the real estate market is nothing more than supply and demand. When the demand for homes goes down because buyers can not get financing, then the the months supply of homes goes up because less people can purchase the homes on the market. I just checked the Alpharetta months supply of homes on the market at the end of January (primarily North Fulton areas 13 & 14) and the months supply of homes is at 6 months - around 5 - 6 months is considered a stable market. On 2/27/11 the Wall Street journal posted and article calle "Why 2011 May Be the End of the Housing Crash". Simon Constable wrote the article and explained how rising affordability of housing will be a key to a turnaround. I am encouraged by what Iread today in the AJC - yes I maybe the last person that still reads the newspaper. Today the AJC reported "Recovery Gets a Boost" with 4 areas of the economy showing signs of strengthening - they are manufacturing, auto sales, the stock market and jobs - yes I said jobs. ADP reported the private sector produced 93K in November. The economy needs to produce around 150K per month to keep up with the growth in population - but gaining 93K is better than losing jobs. One outstanding community in Alpharetta is the Chadbourne Subdivision and its sister Community Westgage at Chadbourne. Right now I have two listings in Chadbourne and both are under contract. If you are facing foreclosure in Cumming, Alpharetta, Suwanee, Johns Creek, Duluth or anywhere in North Atlanta - realize you have options. I just called to see if I can show a home tomorrow in the Tuxford Subdivision in Alpharetta only to find out it just went under contract - it looked like a great home. This has caused me to reflect on several homes in the past week that either I have written offers on or tried to show that also have gone under contract.
