At the end of December there was a six month supply of homes for sale in Cumming.  That amount of inventory is a market in equilibrium - it will be interesting to watch over the next 3 months as the inventory level rises.  I have two homes I am getting ready to list.  As long as sales increase the anticipated 4-5% and the amount of foreclosures on the market does not increase significantly I think 2012 will be a good year.

cumming foreclosures: An interesting Listing Appointment - 06/09/09 08:22 PM
This past week I had a great listing appointment - one I am sure is not common in this business.  I received a call from someone wanting to sell their home because they are moving to Fl.  Great, I prepared the Market Analysis and toured their home and presented my marketing plan and then we spent about 45 minutes discussing comps in her neighborhood.  She was so upset at the recent sales in her neighborhood and at the prices the homes were currently listed at she asked if she could look at the one that was priced the lowest in her … (1 comments)

cumming foreclosures: Pending home sales are Up in December!! - 02/03/09 09:39 AM
The national association of Realtors just released that the Pending (homes under contract) home sales for the end of December increased 6.3% - that is great news.  The buyers were primarily buying homes at steep discounts, and one of the areas was in the south.
This is consistent with what I have been seeing as I have been showing homes the last month.  Last week, out of 11 homes selected to show my buyers, 4 had gone under contract, another buyer submitted an offer on a home that already had 4 offers on it, a third buyer submitted an offer on and … (0 comments)
