At the end of December there was a six month supply of homes for sale in Cumming. That amount of inventory is a market in equilibrium - it will be interesting to watch over the next 3 months as the inventory level rises. I have two homes I am getting ready to list. As long as sales increase the anticipated 4-5% and the amount of foreclosures on the market does not increase significantly I think 2012 will be a good year.

In fact, in 2010 the National Association of Realtors reported approximately 50% of all homes sales were to first time home buyers. I watch the stats that are produced by the FMLS each month. One item I have noticed in this market is the expectation sellers have compared to where homes are selling for. In Cumming (Forsyth County), During 2010 the average listing price for a home was $343,223 and 5,386 homes were listed for sale in Cumming. During 2010 a total of 2,171 homes sold and the average sales price was $277,645.
The average Sales price is 80.9% of what the average list price - that may explaine why so few homes sold.

I watch the number of distressed sales in my market place pretty closely - it gives me an idea of how the market is doing from a Sellers prespective. It is a huge advantage when representing buyers also.
In December 2010 there were 123 sales that took place in Cumming, with 45 of those sales being "distressed properties" (i.e. short sale, foreclosures, bank owned and Gov't owned Homes). The 36.6% is a significant number. Our FMLS just started tracking these stats so I will be interesting to watch the trend.

I have a group of buyers that fell in love with a home that just came on the market. When looking at the home even at the lising price it seemed like a very good deal. We made an offer on the home that was about 90% of the list price - no surprise the seller said no thank you. In Cumming there are lots of things to do - particularly if you like being outdoors. Today, I went to my garden and picked 19 tomatoes, 4 squash, about 20 okra, one bell pepper and two zucinni (both were to large so I had to put them in the compost) - this time of the year when we get rain I really like having fresh vegetable in the home. The tomatoes at dinner time are amazing and having a bell pepper fresh off the bush and into an omelet is a great taste.

The location of Three Chimneys is excellent, close to HWY 400 and Windward Parkway help in the sales of the community. I was showing a first time home buyer a home on Monday and told her about the $7,500 tax credit available to First time home buyers if they purchase a home beteen 4/9/08 and 6/30/09. She was very excited to learn of this benefit. I thought I would write a little about this to provide people with a little information on the subject.
Basically, the qualifications are:

I spent 8 hours yesterday showing homes for sale in Cumming Ga. The inventory has grown, but with the number of homes for sale, I had a hard time finding a home that was in excellent showing condition and priced right. In the 350-400K price range there are a lot of vacant homes for sale - when a home is vacant is makes the home feel very cold and abandoned. Two Forsyth County Middle Schools were honored this week for having excellent gains and the "Highest Performance" on the CRCT exams. South Forsyth Middle School and Liberty Middle school had 93% and 92% of its 7th graders met or exceeded state standards in reading. Only 7 schools in the state were recognized, and two of them being in Forsyth County shows the strength of the Forsyth County school system. See the buoy in the picture below, that shows where the water level usually is. Lake Lanier is about 12- 13 feet below full pool. From someone that grew up in Atlanta and has been here since 1973 (except for college), it is a little scary to think of Lake Lanier running out of water. However, from an investment standpoint I can not think of a better time to buy a Lake Home. Some homes that usually have the lake in their backyard a mud hole.
