Today, Case Shiller, who tracks real estate activity accross the USA, reported a second consecutive month of increase in prices for the 10- and 20-City Composites.  I believe the Atlanta market will improve as the US market improves so I am glad to see this.  For the Atlanta market to improve the #1 issue at this time is jobs - and getting the state and Atlanta's unemployment rate down.  Once that happens consumer confidence will rise and people will buy homes.

As I look at the March stats a couple of items jump out at me about this market:
1.  In Cumming Ga (Primarily Forsyth County) the Number of Detached Homes Sold in 2011 was 27% more than in March 2010 - this follows a 23% increase in February 2011 compared to 2010.  37% of the March 2011 closes were either Foreclosures, Short sales or distressed in some manner.

Over the last 4 years homes sold in January all all of Forsyth County Ga were as follows:
2008 -109  2009- 85  2010-101  2011 -106
As I look at 2011 for some reason I am fairly optomistic - from looking at the number of homes sold it looks like 2009 was the bottom.  What I am finding now is there is not a lot of good inventory to show buyers.  I have a buyer that is trying to buy a home around $400K and they have looked at everything but it seems like most of the homes on the market are … (0 comments)

cumming realtor: Big Creek Greenway, Trails in Cumming, Forsyth County - 03/28/10 09:10 AM
The Big Creek Greenway in Cumming (Forsyth County) is a wonderful experience - I am amazed to see so many people here on busy days.  The Greenway is about 10 to 12-foot wide path made up of boardwalks, earth and concrete that meandering through the trees and along the Big Creek. The Big Creek does flood with heavy rain so watch the weather.  The trail is great for walking, jogging, hiking biking and inline skating. The trail is about 6.8 miles and starts at Bethelview road and goes to McFarland Parkway.  Future phases are still being designed.

The A/P reported today that the Pending Homes Sales index increased for the 5th consecutive month - this is a very good sign on a national level.  The last time the index increased for 5 consecutive months was in 2003.  Now  I will talk about what I see as an agent as I show homes for sale in Alpharetta, Cumming and Suwanee Ga.
This past weekend I had 3 buyer groups in town, one from Co (home is under contract in Co- good sign), one from Mo.  and one is a local move - currently renting.

Builder magazine published an article where they interview 5 so called housing "authorities" and asked them which markets they felt would recover the fastest.  I am glad to hear that James Diffley, the Group Managing Director at IHS Global Insight, named Atlanta as one of the top 5 markets to recover first.  His top 5 markets to recover first are:

Homes are selling in the Atlanta market - there is not doubt about that.  If you have a home to sell I will give you the secrete to selling in just a moment.
