At the end of December there was a six month supply of homes for sale in Cumming. That amount of inventory is a market in equilibrium - it will be interesting to watch over the next 3 months as the inventory level rises. I have two homes I am getting ready to list. As long as sales increase the anticipated 4-5% and the amount of foreclosures on the market does not increase significantly I think 2012 will be a good year.

I have a couple of neighborhoods where I have sold alot of homes in the past 5 years. Chadbourne is a community that I "farm" consistently. I have a new listing in Chadbourne and today I received a call from an agent I do not know and he asked me about my listing. I readily told him about and asked him if he has a buyer that might be interested in the home. In November I sold one home in Cumming - in the Three Chimneys Community. We also have another under contract that should close in mid December. The location of Three Chimneys is excellent, close to HWY 400 and Windward Parkway help in the sales of the community. Windward parkway is home to many large technology companies like McKesson, Choicepoint, AT&T and UPS. Forbes magazine (as reported by the Atlanta Journal) ranked the top 10 places to retire in America and Atlanta is in that top 10. This is no surprise to me because of Atlanta's quality of life, the cost of living and the number of great neighborhoods.
I have been amazed that Forsyth county has not become more of a retirement community - it has the lowest tax rates in the state, plus once you turn 65 the "school' part of your property tax is dropped making the property tax rate even lower.
