In looking at the Cumming Real Estate Stats - here are a few items that jump out at me.  First, note I am looking at all of Forsyth County Data:
Average Sales Price in 2011                                           $256,372  (A) Average List price when solds went under contract              272,657  (B) Average Sales price to list price when went U/C                         94% (A)/(B) Average Original List Price                                                290,808   (C) Avg. As I look at the March stats a couple of items jump out at me about this market:
1.  In Cumming Ga (Primarily Forsyth County) the Number of Detached Homes Sold in 2011 was 27% more than in March 2010 - this follows a 23% increase in February 2011 compared to 2010.  37% of the March 2011 closes were either Foreclosures, Short sales or distressed in some manner.
2.  The inventory at the end of March 2011 was down 13% compared to March of 2010.  Real Estate is just supply and demand and as the supply of homes goes down if we get … (0 comments)

Over the last 4 years homes sold in January all all of Forsyth County Ga were as follows:
2008 -109  2009- 85  2010-101  2011 -106
As I look at 2011 for some reason I am fairly optomistic - from looking at the number of homes sold it looks like 2009 was the bottom.  What I am finding now is there is not a lot of good inventory to show buyers.  I have a buyer that is trying to buy a home around $400K and they have looked at everything but it seems like most of the homes on the market are … (0 comments)

lds realtor: Cumming Real Estate Market - Cumming Homes For Sale - 01/26/11 04:29 AM
I watch the stats that are produced by the FMLS each month.  One item I have noticed in this market is the expectation sellers have compared to where homes are selling for.  In Cumming (Forsyth County), During 2010 the average listing price for a home was $343,223 and 5,386 homes were listed for sale in Cumming.  During 2010 a total of 2,171 homes sold and the average sales price was $277,645.
The average Sales price is 80.9% of what the average list price - that may explaine why so few homes sold.

One outstanding community in Alpharetta is the Chadbourne Subdivision and its sister Community Westgage at Chadbourne.  Right now I have two listings in Chadbourne and both are under contract.  I am seeing some strength in the market right now - showings are strong and offers are coming in.  I three items are driving this market right now and they are:

As a Real Estate Agent that works in North Atlanta, it is nice to start seeing the market getting stronger.  This is good news if you want to Sell your home in 2010 - if you want to Buy a home in 2010 I think there will still be a lot of good deals out there.

In a basic economics class we learned about supply and demand - I think basically in the past two year to summarize the issues in real estate is to much supply (to many homes for sale) and way to little demand (buyers that have the ability and desire to get a loan and buy a home).

lds realtor: Forbes says Atlanta is a great place to retire!! - 11/13/08 08:10 AM
Forbes magazine (as reported by the Atlanta Journal) ranked the top 10 places to retire in America and Atlanta is in that top 10.  This is no surprise to me because of Atlanta's quality of life, the cost of living and the number of great neighborhoods.
I have been amazed that Forsyth county has not become more of a retirement community - it has the lowest tax rates in the state, plus once you turn 65 the "school' part of your property tax is dropped making the property tax rate even lower.  With Lake Lanier and the North Ga mountains close … (0 comments)

One of my listings in Alpharetta Ga went under contract today - it just re-iterates my belief that homes will sell in this strong Buyers Market in North Atlanta (Homes for Sale in Cumming, Alpharetta, Roswell and Duluth).  True a large percentage of homes are not selling during their listing period and are expiring - but homes that have the following characteristics are selling:
