Today, Case Shiller, who tracks real estate activity accross the USA, reported a second consecutive month of increase in prices for the 10- and 20-City Composites. I believe the Atlanta market will improve as the US market improves so I am glad to see this. For the Atlanta market to improve the #1 issue at this time is jobs - and getting the state and Atlanta's unemployment rate down. Once that happens consumer confidence will rise and people will buy homes. That said, I am seeing pretty strong sales activity compared to last year right now. Yesterday I tried to set up

In 2010 I helped several first time home buyers puchase homes in Alpharetta, Cumming and Buford. In fact, in 2010 the National Association of Realtors reported approximately 50% of all homes sales were to first time home buyers. I watch the stats that are produced by the FMLS each month. One item I have noticed in this market is the expectation sellers have compared to where homes are selling for. In Cumming (Forsyth County), During 2010 the average listing price for a home was $343,223 and 5,386 homes were listed for sale in Cumming. During 2010 a total of 2,171 homes sold and the average sales price was $277,645. The average Sales price is 80.9% of what the average list price - that may explaine why so few homes sold. moving to atlanta: Good News - could the Economy be turning - 12/02/10 06:07 PM
I am encouraged by what Iread today in the AJC - yes I maybe the last person that still reads the newspaper. Today the AJC reported "Recovery Gets a Boost" with 4 areas of the economy showing signs of strengthening - they are manufacturing, auto sales, the stock market and jobs - yes I said jobs. ADP reported the private sector produced 93K in November. The economy needs to produce around 150K per month to keep up with the growth in population - but gaining 93K is better than losing jobs. One way to judge how the market is performing is to look at the number of homes under contract at the end of the month in relation to the inventory levels - the higher the percentage the quicker the inventory is turning over. The chart below shows Cumming (areas 221,222,& 223 in the FMLS) or Forsyth County Ga. In 2007 you will see between 15-18% of the homes were under contract for the first half of the year, then the second half of the year it drops to 8% - that was the beginning of the real estate issues. Forbes.com has a great article on "America's Best Long-term Real Estate Bets" which is a great article. Basically, they give the 10 Metro areas that are the least likely to bust and have what they belive are the best economies moving forward. They list Atlanta in the top 10 because of the City is a big driver of job creation in the Southeast. They do say construction peaked in 2006 and I belive we are working off the excess inventory.
