I am boxing up last years files and ran accross a listing appointment I went on in June. During my listing presentation the Seller said they were going to list with me once they did some work on the home. I was surprised when the next week their home was listed with a different agent. I called the seller and asked (very nicely) why they listed with that agent. They said he told them he could get them more money than I said I could get them. I asked them if he had different comps than me and the seller said no,

Today, Case Shiller, who tracks real estate activity accross the USA, reported a second consecutive month of increase in prices for the 10- and 20-City Composites. I believe the Atlanta market will improve as the US market improves so I am glad to see this. For the Atlanta market to improve the #1 issue at this time is jobs - and getting the state and Atlanta's unemployment rate down. Once that happens consumer confidence will rise and people will buy homes. That said, I am seeing pretty strong sales activity compared to last year right now. Yesterday I tried to set up

As a Real Estate Agent that works in North Atlanta, it is nice to start seeing the market getting stronger. This is good news if you want to Sell your home in 2010 - if you want to Buy a home in 2010 I think there will still be a lot of good deals out there. Each month a company called Smart Numbers analyzes the data for the Atlanta real estate market and provide the information to agents. This past week I had a great listing appointment - one I am sure is not common in this business. I received a call from someone wanting to sell their home because they are moving to Fl. Great, I prepared the Market Analysis and toured their home and presented my marketing plan and then we spent about 45 minutes discussing comps in her neighborhood. She was so upset at the recent sales in her neighborhood and at the prices the homes were currently listed at she asked if she could look at the one that was priced the lowest in her

I have a buyer that is a first time home buyer. We have been looking for a home for the past two weeks and found thisgreat deal. This is a ranch home with the bonus room over the garage plus a full unfinished daylight basement. The prior appraisal estimated the home to be just under 2000 sq. ft (remember that does not include the basement). The prior seller paid $160K for the home in 2002. When I showed the home on Monday new carpet was being installed, new vinal was in the kitchen and the home was just painted. My buyer offered $106K

I have been looking at the Swim/Tennis community of Chadbourne in Alpharetta. This subdivision is located close to the technology centers off Windward Parkway (like McKesson, Choicepoint, AT&T and UPS) and is close to HWY 400 and has low Forsyth County taxes. Certainly right now the housing market is pretty tough from a sellers prespective. I think right now steps are being take that will really benefit sellers into 2009. These are a few positive signs I see: 1. I see the FEDs action bringing down mortgage rates considerably. Yes, we have already seen rates drop into the low 5s, but I think they can go lower. The Fed said it would purchase up to 500 billion in mortgage securities from Fannie and Freddie - this has already started the rate decline because it frees up capital for the banks to lend. Lawrence
