remax homes for sale: Cumming Real Estate Update - Moving to Atlanta - read this report - 01/12/12 05:14 PM
I was just looking at real estate stats for 2011 for Cumming (all of Forsyth County) and noticed the following:
Homes closed in 2009 was 2098, homes closed in 2010 was 2209 (5% growth rate) and homes closed in 2011 were 2590 (for a 17% growth rate).
Next I looked at the number of distressed sale, these are foreclosures, short sales etc, that took place during these years and this is what I found. In 2009 21% of the closings were distressed, in 2010 25% of the sales were distressed and in 2011 33% of the sales were distressed. I think … (1 comments)

In 2010 I helped several first time home buyers puchase homes in Alpharetta, Cumming and Buford. In fact, in 2010 the National Association of Realtors reported approximately 50% of all homes sales were to first time home buyers. According to RIS media this is what First Time Home Buyers are looking for a in home:
67% said the market afforded them the opportunity to buy a home sooner than expected Half said they found a home in a more desirable neighborhood than expected 61% were able to get the home at a better price than expected 40% got more space than … (0 comments)

A new gated community is opening up in Cumming and here is an except from an email I received from the On site Agent "Beginning at 8:00 AM this Friday January 28th, 2011, we will begin accepting e-mail requests for appointments on V.I.P. opening day...The first e-mails received 8:00 AM or later Friday, January 28th, 2011 will receive the first available appointment times in the order your e-mail is received. The first appointments will begin at 10 AM this upcoming Saturday, January 29th, 2011."

I watch the number of distressed sales in my market place pretty closely - it gives me an idea of how the market is doing from a Sellers prespective. It is a huge advantage when representing buyers also.
In December 2010 there were 123 sales that took place in Cumming, with 45 of those sales being "distressed properties" (i.e. short sale, foreclosures, bank owned and Gov't owned Homes). The 36.6% is a significant number. Our FMLS just started tracking these stats so I will be interesting to watch the trend.

Certainly right now the housing market is pretty tough from a sellers prespective. I think right now steps are being take that will really benefit sellers into 2009. These are a few positive signs I see:
1. I see the FEDs action bringing down mortgage rates considerably. Yes, we have already seen rates drop into the low 5s, but I think they can go lower. The Fed said it would purchase up to 500 billion in mortgage securities from Fannie and Freddie - this has already started the rate decline because it frees up capital for the banks to lend.
