I'm in the midst of an unfortunate (but not entirely uncommon) situation with a bank owned foreclosure in Southern Maryland, and I thought it might be useful to share it with you. I'm in the process of buying a bank owned foreclosure (REO) that I went under contract on at the beginning of October. I was scheduled to go to settlement on November 4th. As of November 18th, I still do not have possession of the house.

Last night the La Plata town council approved, 3-2, the motion to annex the land proposed for use in building a new Wal-Mart Supercenter in La Plata, MD.
I already hate shopping at Wal-Mart, and a supercenter isn't going to make me hate it less. (Look honey, this is where small businesses used to be until Wal-Mart ran them out of business!) Do we need a supercenter in La Plata? Do we even WANT one?

St. Charles has been growing for years. In fact, there are currently about 50,000 residents in the area, so what's a few thousand more? The Charles County Planning Commission sat down Monday night and approved a preliminary plan to build (another) new subdivision in St. Charles called Gleneagles South.
So how many homes will this new community create? Almost 850! The preliminary plan shows 647 single family homes and 200 town homes, all planned to be located near White Plains regional golf course.

Here are the latest market trends and information for the Southern Maryland Real Estate Market. Although sales have hit fantastic highs recently, current inventory supply is still at 8.5 months - still 2.5 months more than a "normal" market.
We've also seen prices creep up slightly, although not as much as we would like. If prices continue to rise while inventory continues to dwindle, we may be closer to saying that we've seen the bottom of the market come and go. According to the Mortgage Bankers Association (MBA), 10% of homeowners missed at least one mortgage payment in the first quarter of 2010, a new record from the previous quarter's 9.5% (see the full article at USA Today).
The 10% figure already accounts for 'seasonal adjustments,' such as heating costs and holiday expenses that tend to increase mortgage delinquencies during the last quarter of the year; many of the homeowners who were behind catch up in the following spring. Without the adjustments, the percentage dropped like would normally be expected.
