This was a spectacular purchase for a new family. The home sold for $216,000 and has a really nice location in a cul-de-sac neighborhood, near amenities, and over 2/3 of an acre of land.The home was built in 1993 but as a result of being built below the water table, has had serious water issues in the basement. Thee new owners are well connected in the building industry, and have plans to fix the water issues. They've been looking for a quite a while, hoping to move in a home with space for the growing family. It has truly been a pleasure working together to accomplish this goal!&lt;br&gt;&lt;br&gt;A&amp;nbsp;&lt;strong&gt;short sale is&lt;/strong&gt;&amp;nbsp;a situation when the borrower (homeowner) owes more on the property than its current market value. In order for the sale to occur, the lender (bank) must determine that it makes more sense financially to accept a short sale, rather than foreclose on the property and deal with associated time and expenses.&lt;br&gt;&lt;br&gt;After a bidding war, and the winning buyer backing out, my buyers had their offer accepted by the seller! The process from the offer to the closing took over 3 months, which seems very typical in the current market environment.&amp;nbsp;&lt;span style="text-decoration: underline;"&gt;At the office, we made phone calls to Indy Mac's short sale department daily&lt;/span&gt;, attempting to get more information about the progress of the sale on their end, and to be sure they had received all the information we had faxed over. These departments seem so backed up with short sale requests, they can barely keep up. We had to fax everything all over again at least 3 more times in the coming months because they had lost the documents!&lt;br&gt;&lt;br&gt;A few other challenges came up before closing that we were able to resolve... and the closing went smoothly.&amp;nbsp;&lt;strong&gt;Happy buyers and happy sellers are the most satisfying part of the deal.&lt;/strong&gt;&lt;br&gt;&lt;br&gt;At your service!!&lt;br&gt;&lt;br&gt;

&lt;strong&gt;A couple of my wonderful buyer&lt;/strong&gt;&lt;strong&gt;s&lt;/strong&gt;&amp;nbsp;closed on the purchase of 1 Wagon Lane on Friday 9/26/08 from GMAC Bank. I think they did extremely well. The home sold for $160,500 and has a great location near many area&amp;nbsp;amenities, nearly a half acre flat lot of land, and the home is in pretty good shape. They have plans to do some cosmetic work and to finish the basement to make it their dream Cape Cod retirement home! They've been looking all summer, and I'm really excited that we were able to find the perfect home for them.&lt;/div&gt;
