      <title>Wellesley Massachusetts Real Estate Market Report 1st Quarter '08</title>
      <description>&lt;p&gt;The total number of single family home sales in Wellesley for the 1st quarter&amp;nbsp;of 2008: 50. The change from thesame period&amp;nbsp;last year (61): -11, a decrease of 18%.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The median sale price was $1,079,750. The&amp;nbsp;change&amp;nbsp;from the&amp;nbsp;same&amp;nbsp;period 2007:&amp;nbsp;-$70,250, a decrease of 18%.&lt;/p&gt;&lt;p&gt;Average Days on Market was 146, slightly less than the same period last year (155). The average List Price to Sales Price ratio also&amp;nbsp;decreased&amp;nbsp;slightly, to 96% from 95%.&lt;/p&gt;&lt;p&gt;There are currently 133 single family homes on the market in Wellesley, down from 157 a year ago. The median asking price is $1,375,000,&amp;nbsp;up from $1,259,000 1 year ago.&lt;/p&gt;&lt;p&gt;All information is from the MLS Property Information Network, Inc.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;If you are buying a home, there hasn&amp;#39;t been a better time in years.       <title>Natick Massachusetts Real Estate - Market Report 1st Quarter 2008</title>
      <description>&lt;p&gt;Total number of single family home sales, 1st quarter&amp;nbsp;&amp;#39;08: 46. Change from same period&amp;nbsp;last year: -16, a decrease of 25%.&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The median price was $376,450. The&amp;nbsp;change&amp;nbsp;from the&amp;nbsp;same&amp;nbsp;period &amp;#39;07:&amp;nbsp;-$52,050, a decrease of 12%.&lt;/p&gt;&lt;p&gt;Average Days on Market was 147, almost unchanged from the same period last year (150). The average List Price to Sales Price ratio also increased slightly, to 95% from 96%.&lt;/p&gt;&lt;p&gt;There are currently 103 single family homes on the market in Natick, down from 113 a year ago. The median asking price is $469,900, down from $499,900 1 year ago.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;For Condominium sales, the total number of sales decreased significantly, from 34 in the 1st quarter &amp;#39;07 to 13 for the 1st quarter of this year. The median price, however, increased a bit, from $220,475 to $229,9000. Average time on market decreased slightly, from 174 days to 169 days.&lt;/p&gt;&lt;p&gt;There are currently 89 condominiums on the market in Natick, down from 115 a year ago, a 23% decrease in inventory. The median list price is $269,900, down from $344,900 one year ago.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Homes that are priced right are selling.       <title>Gloomy Forecast For Massachusetts Real Estate Prices?</title>
      <description>&lt;p&gt;This morning&amp;#39;s &lt;em&gt;Boston Globe&lt;/em&gt; Business section carried a rather gloomy headline: &amp;quot;Forecasters: No quick end to housing ills.&amp;quot; The story,&amp;nbsp;at &lt;a href="http://www.boston.com/business/ticker/2008/01/boston_fed_pres_1.html"&gt;http://www.boston.com/business/ticker/2008/01/boston_fed_pres_1.html&lt;/a&gt; cited remarks made by&amp;nbsp;the president of the Federal Reserve Bank of Boston, Eric Rosengren, in Hartford, Conn. yesterday, the gist of which&amp;nbsp;were that&amp;nbsp;&amp;quot;the current housing slump could be the longest in 50 years, increasing the risk of a broader economic downturn.&amp;quot;&amp;nbsp;&amp;nbsp;He&amp;nbsp;indicated that&amp;nbsp;spending by home buyers has been declining since the beginning of 2006 and will continue to fall through June of this year. The article also cited the December report of the chief economist for Moody&amp;#39;s &lt;a href="http://www.economy.com"&gt;www.economy.com&lt;/a&gt; that &amp;quot;prices in the Boston area would decline into the first quarter of 2009.&amp;quot;&lt;/p&gt;&lt;p&gt;Of course at the tail end of the article,&amp;nbsp;at which&amp;nbsp;point most readers&amp;nbsp;have already move&amp;nbsp;on to something else, the author cites Harvard&amp;#39;s Joint Center for Housing Studies, which noted that &amp;quot;a rebound is inevitable,&amp;quot; and that a growing population and rising wealth &amp;quot;will help propel residential spending to new heights.&amp;quot; Which only reinforces my belief that this is a great time to buy. Will prices continue to drop? They certainly might, but as one wag said, &amp;quot;you&amp;#39;ll need a rear view mirror to see the bottom.&amp;quot;&amp;nbsp;I&amp;#39;d like a nickle for every time I cursed myself for not buying everything I could lay my hands on in the early 90&amp;#39;s, when it was&amp;nbsp;practically impossible to &lt;strong&gt;give away&lt;/strong&gt; real estate. Are we in a similar buying situation? We may very well&amp;nbsp;be.       <title>New Orleans Trip</title>
      <description>I recently had the privilege&amp;nbsp;of accompanying a group of volunteers&amp;nbsp;to New Orleans. We began he work of rebuilding a&amp;nbsp;7th ward&amp;nbsp;home damaged by Hurricane Katrina.&amp;nbsp;21 of us&amp;nbsp;spent a total of 5 work days gutting, insulating, replacing rotted and termite-damaged wood, laying floors, hanging drywall, spackling, taping &amp;amp; painting. There is still so much work to be done there, especially in the less advantaged neighborhoods.
