beachside condos: Mutual Disappointment - 08/20/11 08:56 PM
I do not have buyers this weekend, but I have two showings of our listing in Towers Grande in Daytona Beach Shores. We actually have more showings but others have lockboxes, but Towers Grande, like many other condos, do not allow lock boxes. Plus the managers are not there on weekends and getting into the building is not easy on weekends unless you have the Master key. This is a short sale, and we are in a rush to beat the foreclosure. It is a 3 bdr/3bath 2,140 sf oceanview condo in Towers Grande, built in 2004. The price reflects the

beachside condos: Active...Passive...Smart? - 07/12/11 12:02 AM
The agent from a neighboring county calls on one of our listings. She found us on Realtor.com. She has a customer who is looking for a condo in Daytona Area, and she is frantically trying to accomodate her customer in the area, which she is not really familiar with, and with a product that she does not know. She asked me if the unit was directly facing the ocean. Well, not only the unit was not directly facing the ocean, but the building is not a direct oceanfront building. She was glad I told her that and saved her from showing the worng

beachside condos: Which is the best Condo on the Beachside? - 07/10/11 11:21 PM
I am being asked this question every now and then. The answer is «I do not know». It raises eyebrows. We pitch ourselves as condo and condo-hotel gurus, so how come we do not know... Like with everything else in life one size does not fit all. It depends. And the factors are: Price Size (how many bedrooms, bathrooms, and the size of units) Height (high or low) When built (and there are so many nuances here, as codes have been changing and older condos do not have sprinkler system, etc) Amenities Location (oceanfront, beachside, mainland) Use (primary

beachside condos: Before You Buy A Condo. - 03/07/09 09:33 AM
If I tell you that you are in great danger of dying in fire in a high-rise condominium building, do not jump up in horror. You are in even greater danger of dying from fire at home than anywhere else, including hotels, offices and public buildings. The truth is that residences "have by far the greatest risk of fire death, with nearly 80% of fire fatalities occurring at home". So, homes are first, and second are high rise buildings wihtout fire sprinkler system. When you drive Atlantic Avenue from Ormond Beach through Daytona Beach, and Daytona Beach Shores, you will be passing high-rise condominiums. They started dotting the

beachside condos: Weekend In Ponce Inlet - 09/08/08 10:57 PM
Sunday is the day when I try to make it to the beach. Shouldn't be that difficult as I live across the street from the beach and every morning I rush to the glass sliding balcony door to catch a glimpse of the Atlantic. Ponce Inlet is a small town of about 3,300 residents on the southern tip of the barrier island. There are no bridges to the mainland, so this is a dead end of two roads going South: Atlantic Ave and Peninsula Dr. No hotels/motels, no industry, a quaint and beautiful small Florida town with gorgeous beaches, nature preserves

beachside condos: Ocean Walk Resort. Market Snapshot - 09/07/08 10:10 PM
Ocean Walk Resort consists of 2 towers. South tower is a 19-story tower with 1, 2 and few 3 bdr units. North tower is a 25-story tower with about 50 one-bedroom units and the rest are 2 bdr/2 bath units. This is the only condo-hotel/time share built from the ground up. And this is without questions the best one. Half of the complex is time share, and remaining units are wholly owned condo-hotels. Below is the list of unit for sale in both towers. If you are surprised by the difference in prices between, for example, the least expensive 2/2 for $410K

beachside condos: Sitting On The Fence. How Much Does It Cost? - 09/06/08 03:37 AM
Our office is in the oceanfront condo-hotel, and we are used to people coming to us to get the feel of the market, chat about real estate and life in general... It often evokes nostalgic accounts of the times when they could buy homes for only that, and condos for only this...It is always a story how they nearly bought a property, but someone did not let them do it; somebody else bought and then sold for so much more and made a lot of money. They were so close.... They were so right, so smart, and should it happen again, they wouldn't let that someone stop them from buying a

beachside condos: Tomoka State Park in Ormond, Florida - 08/29/08 11:35 PM
If you are tired of taking I-95 going north to Palm Coast, try Beach Street instead. After a mile of driving along the Intracoastal lined with magnificent riverfront mansions, you veer west and find yourself in a tree line road with branches arching above the roadway, which put you in a shade in the middle of summer heat. It is only 40 MPH speed limit, but it does not bother you. You would not want to drive faster anyway, you may want to drive slower and enjoy the scenery. But what is it on your right hand? Let's stop here and check

beachside condos: Long Road To a Short Sale Success - 08/23/08 11:27 PM
We got it, we got it, we got it. We finally closed this short sale transaction where the only short thing was the Short sale title. It started in the fall of last year. The Seller reserved the condo unit in 2003 at so called pre-construction price, closed in 2005 at completion, The intention was to move to Daytona. A young PhD, she was doing marketing for real estate companies advertising in the Eastern Europe, had good success with the companies from Arab Emirates, the money were not an object, life was full of promise. American developers were flirting with the idea of

beachside condos: Where Are We Going? - 08/23/08 04:08 PM
I am already used to the fact that every development in the area (and, I think, anywhere in the State of Florida) is met with fierce opposition. "Greedy developers", "corrupted politicians", "save the environment", "Preserve the Beauty" ... this and much more is what angry locals yell at meetings and hearings. I am watching one "victory" after another for a few last years. And each victory pushes us back. Our population is growing. We are destroying flora and fauna at an unprecedented pace. People are fighting against the high-rises. Adamantly against. However, is this really a problem for the environment? Look at Single

beachside condos: Fay Is Leaving. Sort Of... - 08/22/08 07:49 PM
Fay, a very slow moving tropical storm, is still here, but it's center is a bit north of us, and there is less wind and rain. After two days at home, we finally get into the car to go to the office. Turn it on, shift the gear to D and the car gets quite a jolt. Puzzled, trying to put it back into parking, but it does not go back past neutral. So, I sit and wait till it warms up completely, and then move it to "Drive", and start moving. It goes, but something is wrong with it. It

beachside condos: Is It All About Us? Or Clients? - 04/25/08 09:32 AM
Gayle Castillo wrote Multiple Offers intent to buy Only One . I wrote a comment, there were a few other comments, and I wanted to forget about it, but turns out I can't. The story is simple. The Buyer wants to make 2 offers, and he intends to buy only one property. What is the first reaction of the Buyer's agent? She said "No". THey ask her why, and she tells them that this is unethical. And commenter praised Gayle for her stand. I am in disbelief. What is it, a boing match between the Buyer's agent and the Buyer?
