My clients bought a condo unit in Bella Vista in Daytona Beach Shores for a very good price. They still have money and are thinking of investing, but are very particular about the buildings. It has to be a nice one, and nice one by their standards. When in 2 months the listing agent called me about the short sale he had there and said that the bank agreed to a very significantly reduced priced (by $100K), I sent my clients an e-mail suggesting that they buy this unit, and then resell for a nice profit. My last Market report about Bella Vista in Daytona Beach Shores was in April. But things change quite fast lately, so here is the update for May 2012.
Bella Vista doesn’t really need introduction to anyone in the area.

One of the nicest condos in Daytona Beach Shores is Bella Vista. I was showing a 3-bedroom unit there a couple of days ago, and could not resist the temptation to take the photo from the balcony.
Imagine living in this building, and getting in the morning the rising sun, and watch the ocean change as the sun goes up and then down. Never boring.
Always beautiful.

Bella Vista, built in 2007, is one of planned 5 in Costa Bella collection of fine condos by Cook Development company (3 were built so far). By the time Bella Vista was complete in 2007, the market was already softening, but the was still lucky, they were able to sell the remaining unsold units.
These newer condos are beautiful, and there is no comparison to older condominium buildings in the area. The really brought luxury to Daytona Beach area.

Bella Vista Condominiums in Daytona Beach Shores.
Bella Vista is one of not many condos built after the Hurricanes of 2004. By the time it was complete in 2007, the market was already softening, and they had quite a few scared buyers, who opted to lose their 15% deposit and not close.
But the developer – Cook Development – were still lucky, they were able to sell the remaining unsold unit at minimum discount and get out of there before the market hit the bottom (if we assume that it already hit the bottom).

Located at 2855 S Atlantic Ave in Daytona Beach Shores, St. Kitts, built in 2004, is the first and at 6 storeys and 24 units - the smallest building in Costa Bella collection (Marbella also has 24 units, but it is a 7-storey building).

Have you really missed the boat and is it too late to buy a condo in Daytona at great price?
The prices in Daytona condo market started stabilizing in the second half of 2010, they are still all over the place, but inventory is lower, fewer choices and in general lower priced units go fast.
We are also down with unsold inventory by a developer except for MG on the Halifax (former Marina Grande on the Halifax) in Holly Hill, and Opus Condominiums in Daytona Beach Shores. Of course, whoever bought units at low prices, are not in distress and will not … (6 comments)

This is a story from the peak of the market, but with the first signs of slowing market. We were negotiating a condo unit in Bella Vista in Daytona Beach Shores. Developer was a straightforward guy, and it was a pleasure to negotiate, no tricks, arm twisting, and all that. This somehow sent a wrong signal to the Buyer, who came with demands, and with every demand answered, now wanted more and more... and when everything he wanted was met, he demanded another discount and the developer said «No». So, the buyer walked away. The pasture was not green enough...

My clients came to see this three-bedroom/three baths direct oceanfront unit in Bella Vista in Daytona Beach Shores.
The view is excellent, view east to the ocean and north, making it a panoramic spectacular view.
Unit is in perfect condition.
They liked the unit. The question is: «Isn't it overpriced?»
I know why the question came. Just yesterday another unit, just next to it (not direct oceanfront) was closed for just under $400K.
So, is it overpriced?
There are 7 units for sale in Bella Vista and this particular unit for $421 is the least expensive unit. Next unit just one … (14 comments)

Yesterday I had a funny experience, nothing dramatic, but something I did not have before. My clients are not avid Florida vacationers, and don't have a good idea of everything Florida, that so many northerners brag about. They are very interested in this gorgeous 3 bdr/3 baths 9th floor direct oceanfront unit in Bella Vista Condominiums in Daytona Beach Shores.
When I say that sunsets for me are more beautiful than sunrises, they are confused as they know since school years that sun does not «sink» into the Atlantic Ocean, so how can it be beautiful.

Time is just time, but timing in Real Estate is everything. Where I consistently fail is explaining to my customers that what they see on the market today is not going to be there tomorrow. Not necessarily the market will become hotter, just not the same.
And there is a chance that it may change not to your liking. I am getting e-mails from customers who looked at condos or condo-hotels with me a year or two ago, and now they are asking whether the prices fell even lower. Not necessarily. My out of state client is looking at units in Bella Vista Condominium, one of the best new condominium buildings in Daytona Beach Shores and in Daytona Beach Area. All units are 3 bedroom. He is looking at line 07, which direct oceanfront with breathtaking views, etc.
Asking price is about $525K. He is asking me what the value for this unit is, and is surprised that I do not want to answer on the spot. I need to work on that to come to the number, I need to think...

This story started December 6, 2010, when we saw that a penthouse unit in Bella Vista Condominiums, a really luxury oceanfront condo in Daytona Beach Shores, was scheduled for foreclosure auction (read Daytona Beach Shores Penthouse on Chopping Block)
For me it is interesting to go back and read what I wrote then. To see what I thought might happen, and then look at it from today’s perspective. It shows whether I was naïve, or foolish, or insightful. It is a terrific learning tool.

Units in Bella Vista are now more expensive than they were relatively recently. Yes, thee were two sales in 2010 for less than $400K, however, just recently there was an REO (unit 307) listed for $500K, and there was a bidding war, and it was on MLS only 14 days. We are checking what is scheduled for next week for foreclosure auction, and here it comes. On Wednesday the penthouse condo unit in Bella Vista comes on the chopping block.
Built in 2007, this is part of the Costa Bella collection by Cook Development, and this is one of only few really luxury and well built oceanfront buildings in Daytona Beach Area. The condominium building is in Daytona Beach Shores, and for a few years now Daytona Beach Shores in their infinite wisdom and in legislative incurable rush started limiting the height to 120’.

Condo buyers fall into two groups: those who lived in the condo before and those who haven't.
And though people who have experience living in a condo and in high-rise buildings often forget that when they are buying a condominium, this is always more then just their unit. I am not referring here to the legal side, where, besides the unit itself, you are getting "an undivided interest in common elements", meaning that your monthly association fee covers elevators, landscaping, pool, gates, security, etc.
What I mean here is that any building has some mechanical equipment, which is necessary for operation of the building.
