We were working with a buyer, who put a $470K offer on a Penthouse condo in Towers Grande in Daytona Beach Shores listed for $499K, which at one time (in 2006) was listed for $1,950,000. Very low offer, but the Buyer thinks that he can do whatever he wants, and everyone would agree. Well, if it does not work (pretty much expected), the buyer will learn to trust us more and will be more reasonable.

It is time to do the update on what is happening in Oceanside Inn, a condo-hotel in Daytona Beach Shores. I would actually say that this is the best condo-hotel in Daytona Beach Shores. And though it is not a new building, of all condo-hotels, this one got the most extensive renovations at time of its conversion in 2003.

I get a call. We are talking. The gentleman on the other end asked me about my listing. I am telling him there are others, which are not my listings, but... sorry, not interested.
Why? Why are you only trying to talk to the Listing agent? Why not work with your own agent, especially when we are still not asking you for the commission?

It reminded me another story, somewhat weird, but we do not choose the stories, we only choose whether to tell them.

I never wrote about Sunglow Beach Resort before. Technically it is a condo-hotel, and they do not allow homestead, so it is a transient facility only, however it was built in 1985, much later than all of the condo-hotel conversions, which were built in the mid 60s to late 70s.
It is in Daytona Beach Shores, but it is too far south and, as many hoteliers say, there is no life south of Dunlawton Ave, and Sunglow Beach Resortis right there, south of Dunlawton Ave, the last road to the mainland, … (5 comments)

The most well known complex of Condominiums in Daytona Beach Shores is the Oceans. Today we make a short stop at Oceans One at 3051 South Atlantic Ave.
This is a 21-story Condominium oceanfront building completed in 1974. 120 two-bedroom / two baths units, ranging in size from 1,112 sq. ft. to 1,247 sq. ft.
Of course, this is not a really luxury building, ceiling height is 8', coin laundry on each floor. There is a pool outside, it is heated, but because we, Floridians, are spoiled and not really use pool in winter, it is not going to be heated through … (2 comments)

In good old days of before January 1 this year, there were fewer laws in Florida than today. We used to say that to own a condo in Florida it would cost you a Monthly Maintenance Fee and annual Property Taxes (and we all know about Special Assessments, which are as predictable as major hurricanes that they follow closely.)
