We have a Closing for a condo-hotel studio on the beach scheduled for Thursday, and when I tell the Buyer that they would need to wire the money to the Closing Attorney, she said that she would bring a cashier’s check. And when I tell her that she would have to wire money, she is asking me why can’t she simply bring the cashier’s check? I ran into this while surfing through emails. It is by far not the only one. People (and agents) contact me about condo-hotels, and demand that I provide condo docs, minutes of the Board Meetings, financial statements of the Condo owners Association, their budget, proof of reserves... And when we do not volunteer all that without the accepted offer, they get upset. This one is is from the Buyer.

I wrote about Oceans Grand in Daytona Beach Shores about a month ago. At that time the lowest price for a 2 bedr/2 baths condo with den was $199,000 and I thought that this was probably the last time we saw anything in Oceans Grand for less than $200K.
It was snatched right away, but there is another $199,990 there, and after a unit for $260K went under contract in just couple of days, and we were late even to show it, it is surprising to say the least.

One of the nicest condos in Daytona Beach Shores is Bella Vista. I was showing a 3-bedroom unit there a couple of days ago, and could not resist the temptation to take the photo from the balcony.
Imagine living in this building, and getting in the morning the rising sun, and watch the ocean change as the sun goes up and then down. Never boring.
Always beautiful.

I get these calls and e-mails every day. My first question is always about the way the Buyers plan to use it.
Are they seeing it as their future retirement place? Are they going to spend just a few weeks during the year, or they would stay longer periods of time, like 6 months or more...
It always surprises them. Because they tend to see two things only: price and location.
Sure, it is tempting. Under $50K, and right on the beach.

It is Bikeweek in Daytona, which means that we can't show any condo-hotel units. Every hotel is booked.
Many people think that hundreds of thousand bikers is great time to sell real estate, but it is the opposite. Last year we took a vacation. It is a paradox. We have half a million bikers crowd, and it is our slow time.

At this moment I knew about a big change for Oceanside Inn, but did not know the details, and, what is even more important, what it means for the owners of condo-hotel units in Oceanside Inn.
Several months ago Integra Resorts, owner of commercial units in Oceanside Inn, and who were running the Front Desk operations, have sold their Orlando holdings to Wyndham Resorts.

Oceanside Inn in Daytona Beach Shores is on my list of preferred condo-hotels in Daytona Beach area. You run into people here who are genuinely nice and – a big plus - professional. In my opinion this is one of the best conversions from a old rundown hotel to a decent condo-hotel.

Plaza Resort & Spa, the premier Daytona Beach condo-hotel, is awake from the sleepy winter. A week ago there were 25 units for sale, and today only 22. The inventory is decreasing, but the prices have gone down as they always do in the slowest time of the year. They will slowly rise, expecially in summer.
Summer is when we have seasonal real estate boom in Daytona Beach Area.
So, there are 22 units for sale in MLS in Plaza Resort & Spa in Daytona Beach. Well, this is what MLS says. In reality there is 21 unit.

Who can believe that we got to the time when in a whole 21-story building with 112 units there will be only 2 units for sale? This is less than 2%, while in “normal” real estate market this figure is around 7%.
And while pundits are talking about prices still going down in real estate market in Florida, reality does not cooperate with pundits, at least in regard to the sale of condos on our local level.
