cheap daytona oceanfront condos: Daytona Beach Shores Condo Market. April 2013 - 04/07/13 11:36 PM
So, what is happening on the condo market? There are currently 27 condos for sale in Daytona Beach Shores, which are priced between $100K and $200K, 40 units priced between $200K and $300K, 13 condos priced between $300K and $400K, 1 between $400K and $500K, and 2 units are priced higher than $500K.
The smallest number is for one-bedroom condos: only 11 one-bedroom condos for sale in Daytona Beach Shores at this time. It is not that there is more demand for one-bedroom condos, than for 2- and 3- bedroom inits, it is because there are fewer one-bedroom condos in (8 comments)
cheap daytona oceanfront condos: So, Did You Like It? - 10/08/12 07:36 AM
Often times condo rules do not allow MLS locks, and listing agents have to either provide keys or come and open the condos for showings. This is the case for me with a beautiful two-bedroom/ two baths fully remodeled condo in Oceans Seven Condominiums in Daytona Beach Shores. 5-6 showings a week give me enough opportunity to watch buyers’ agents in action. Some of the agents I know, and some I have not met. And some agents are so busy….Like yesterday… The agent stopped her car in front of the entrance door and I let her customers in. She proceeded (14 comments)

cheap daytona oceanfront condos: Daytona Beach. Fountain Beach Resort. September 2012 - 09/18/12 06:14 AM
Time to visit Fountain Beach Resort in Daytona Beach. Looks like Fountain Beach Resort is more in line with a normal market tan many other condo-hotels and condos in the area. For a 148-room resort 11 units available for sale per our local MLS is a healthy number. Since August 15 to today there were 3 units sold. This is a darn good number, and actually, it is higher than average number of units sold in one month in the Fountain Beach Resort Many other condo-hotels and condos have much lower inventory percentage-wise. Why at the same time properties, which are (2 comments)
cheap daytona oceanfront condos: Daytona Beach Shores. Oceanside Inn. Septemeber 2, 2012 - 09/02/12 11:02 PM
Oceanside Inn is one of the best condo-hotels in Daytona Beach Shores. This 191-room hotel was converted in 2003-2004, was tested by 4 hurricanes of 2004, and we thought that we were not going to see any Special Assessments there any time soon, and I was wrong. The parking garage concrete structure had problems, and it turned out trying to fix it was too expensive and did not make sense, so the decision was to replace it, and this was an expensive proposition.
It is still not clear what the final verdict would be, but for now the announced (3 comments)
cheap daytona oceanfront condos: Too Good To Be True? - 09/02/12 07:52 PM
Otherwise reasonable people often get unreasonable ideas about Florida real estate market. I am not sure whether they could buy a parking space for $50K in New York, but they call and ask for a 2-bdr/2-bath condo on the ocean and expect it to be for under 50K. Isn’t $50K too good to be true in the first place? Shouldn’t there be a reason why a condo on the beach is only $50K? That it might be small, noisy, high maintenance, etc?
Yesterday we showed a direct oceanfront studio in the Fountain Beach Resort to a visitor from New (2 comments)
cheap daytona oceanfront condos: Daytona Beach Condo-Hotels. Sea Dip Condominiums. August 2012 - 08/12/12 11:03 AM
Sea Dip is one of Daytona’s direct oceanfront condo-hotels. 134 room resort, indoor and outdoor pools. Resort is owner managed. Unit sizes start from 216 sf. Some have city views, some offer ocean view and oceanfront. There are 8 units for sale in Sea Dip at this time. I checked the data on MLS and was stunned that 6 out of 8 listings were showing wrong, and you guessed it, much larger sizes. The condo-hotels are usually small, but there is a huge difference between 400 sq. ft. and 250 sq. ft. Price list is always deceptive. It is what Seller (2 comments)
cheap daytona oceanfront condos: Yes Or No? - 07/20/12 10:12 PM
I was looking at the listing in Sea Dip Resort, a Daytona Beach condo-hotel. 14 Active Listings I noticed the confusion regarding pets. 4 listing avoided this information whatsoever. There is a blank space in place of the answer. 6 agents put “No” and 4 put “Yes”. Interesting. Yes or no? The majority says “no”, but will you pass on buying a unit there to only find out later that it was “Yes”? I sent e-mail to Denise Hutchinson, the listing agent of a few units there. In about half an hour, I was driving by this condo-hotel, and I stopped (13 comments)
cheap daytona oceanfront condos: Right of First Refusal And Short Sale - 07/15/12 04:20 PM
I posted Right Of First Refusal…What You Need to Know. It is a simple concept. If the price is low, it may trigger interest among other condo owners and they will have the right to buy the property under contract, provided they offer the same terms. Not all condos In Daytona area have this provision. Some only have the right of first refusal by the Association, and I only heard of two cases where it was used. But some condos have both the Right Of First Refusal by the Association, and also the Right of First Refusal (if the Association is (4 comments)
Check below available units in Fountain Beach Resort. I wouldn't pay any attention to this lowest priced unit for $35K. Condo Owners Association has foreclosed on the owner, but there is a mortgage and it is way more than the asking price, and I do not (0 comments)
cheap daytona oceanfront condos: Binoculars As Closing - 07/01/12 09:32 AM
Joe is from Chicago. Jokes fly out of him and being with him is fun. He is dreaming about a vacation condo in Daytona Beach area. His wife is used to his jokes and does not pay any attention, even when he is telling me that he will spend time sitting on the balcony and watching girls on the beach. As a true northerner, he knows what he wants, and cuts me of the moment I try to widen the search parameters. He want direct oceanfront with no gimmicks, no ocean view or side units… he wants penthouse level, so that (2 comments)
cheap daytona oceanfront condos: Daytona Beach. Ocean Walk Wyndham Resort. June 2012 - 06/24/12 08:39 PM
Ocean Walk Wyndham Resort is by far the best and nicest condo resort in Daytona Beach area. We count it as condo-hotel simply because the minimum rental is one day, and they have the Front Desk running rentals. They consider themselves condominiums, which legally is correct. But by the same token, any other condo-hotel is legally a condominium, which defines the form of ownership. Ocean Walk Wyndham Resort consists of 2 buildings with nearly 600 rooms total, but over 350 of units are time-shares, and a bit over 200 are so called whole owners. Excellent amentities, the best in the area. 19-story (0 comments)
cheap daytona oceanfront condos: Frequently Asked Question: Can I Homestead a Condo-Hotel? - 05/23/12 09:55 AM
Homestead in Florida is a great thing. It is more than just a reduction in Property tax, but even this is a great benefit for any homeowner in Florida. If you have asked me this question a year ago, my answer would be “No, except for Castaways and Ocean Jewels”. And this answer was based on my conversation with the people in the Property Appraiser’s office, who told me that if the condo docs prohibit use of the condo as primary residence, then you could not Homestead it. We represented the Seller in the sale of a unit in the Fountain (10 comments)
cheap daytona oceanfront condos: Frequently Asked Question: Why I Can’t Retire In My Condo-Hotel Unit? - 05/21/12 07:06 PM
- Why can't I retire in my condo-hotel unit? The simple answer is “because it is a condo-hotel”. If you see the word "Condo", please also note the word "Hotel". I am always tempted to ask why is the question in the first place. But I know the answer. It is because the price for condo-hotel units is so attractive. So, it is very tempting to start considering a condo-hotel unit as a place to retire. It is on the ocean, there is a pool, some other amenities. Plus even though Association Dues are relatively very high per sq. ft., but (12 comments)
cheap daytona oceanfront condos: Going Once, Going Twice, Going Three Times... - 05/20/12 08:56 PM
The agent called me at 9:30 in the evening on Sunday, just couple of hours ago. She apologized for calling so late, but she said she desperately needed the exact Association Dues figure for the property that her buyer has under contract with my Seller. OK, I have my laptop with me, so it is not a problem. I gave her the amount. She called back in 5 minutes and asked for the exact amount of taxes. I delved into the Property Appraiser site and calculated the taxes based on the taxable value and knowing the millage rate. She told (35 comments)
cheap daytona oceanfront condos: Frequently Asked Question: Why I Can’t Just Bring A Cashier’s Check To Closing - 05/20/12 05:52 PM
We have a Closing for a condo-hotel studio on the beach scheduled for Thursday, and when I tell the Buyer that they would need to wire the money to the Closing Attorney, she said that she would bring a cashier’s check. And when I tell her that she would have to wire money, she is asking me why can’t she simply bring the cashier’s check? Actually you can bring a Cashier’s check, but if you choose so, you would need to do it a few days before the Closing day, so that the Closing agent can deposit the check and make (10 comments)
cheap daytona oceanfront condos: How To Pay More or The Lure of the Auction - 05/01/12 11:13 PM
- Why do I need you when I can buy at an auction? Ever heard it before? And it comes from someone, who calls an agent (me) to ask about the property, which he is planning to bid for. Funny, isn’t it? The latest hype in Daytona is that inexpensive condo-hotels are now on the Auction channel on TV. How they got the inventory? They are buying the least expensive units. I have 7 condo-hotel units under contract with them, and plus several where my Sellers have countered and the auction network is still thinking. Other agents are doing the same, (24 comments)
cheap daytona oceanfront condos: Is It Really Busy? - 05/01/12 07:06 AM
And the answer is astounding “Yes”. I know it because customers tell me this. Well, not exactly. But lately I got several customers complaining that they contacted the agent and asked information about condo-hotels, and never heard back. - It seems that if you are looking to buy a property for less than $200K, the agents do not want to deal with you – complained Leslie from Illinois. So, yes, it is darn busy if agents do not want to deal with small stuff. A year ago I had agents from Orlando willing to drive an hour for a $35K condo-hotel. (12 comments)
cheap daytona oceanfront condos: Harbour Beach Resort in Daytona Beach. April 2012 - 04/29/12 10:05 PM
Harbor Beach Resort in Daytona Beach. April 2012 Harbor Beach Resort is an 8-story condo-hotel located at 701 S Atlantic Ave south of Sun Splash Park. Built in 1975, this 164-room resort was recently renovated. Extensive concrete restoration (replacement of all balconies), plus installation of new windows and sliding doors, repavement of pool deck and some other important items have been taken care of. It is a beautiful building, and I remember that several years ago we considered it a very good condo-hotel, but since there were changes, that made us be cautious about this resort and in general we do (2 comments)
cheap daytona oceanfront condos: Pirates Cove. Daytona Beach Shores Condo-Hotel - 04/24/12 10:09 PM
Pirates Cove. Daytona Beach Shores Condo-Hotel This 164-room resort in Daytona Beach Shores is the farthest condo-hotel, about 6 miles south of Main Street. Easy access form I-95 via Dunlawton Avenue Bridge. Pirates Cove was built in 1973. It has completed a major concrete restoration several years ago and a lot of money in special assessment has been paid, and for the next several decades they should be safe. Actually this was the most expensive renovation for a condo-hotel in the area.
About 5 years ago the restaurant in Pirates Cove went out of business, and this beautiful oceanfront (8 comments)
