So, what is happening on the condo market?
There are currently 27 condos for sale in Daytona Beach Shores, which are priced between $100K and $200K, 40 units priced between $200K and $300K, 13 condos priced between $300K and $400K, 1 between $400K and $500K, and 2 units are priced higher than $500K.

The smallest number is for one-bedroom condos: only 11 one-bedroom condos for sale in Daytona Beach Shores at this time. It is not that there is more demand for one-bedroom condos, than for 2- and 3- bedroom inits, it is because there are fewer one-bedroom condos in … (8 comments)

Often times condo rules do not allow MLS locks, and listing agents have to either provide keys or come and open the condos for showings.
This is the case for me with a beautiful two-bedroom/ two baths fully remodeled condo in Oceans Seven Condominiums in Daytona Beach Shores. 5-6 showings a week give me enough opportunity to watch buyers’ agents in action. Time to visit Fountain Beach Resort in Daytona Beach. Looks like Fountain Beach Resort is more in line with a normal market tan many other condo-hotels and condos in the area. For a 148-room resort 11 units available for sale per our local MLS is a healthy number. Since August 15 to today there were 3 units sold. This is a darn good number, and actually, it is higher than average number of units sold in one month in the Fountain Beach Resort Many other condo-hotels and condos have much lower inventory percentage-wise. Oceanside Inn is one of the best condo-hotels in Daytona Beach Shores. This 191-room hotel was converted in 2003-2004, was tested by 4 hurricanes of 2004, and we thought that we were not going to see any Special Assessments there any time soon, and I was wrong.
The parking garage concrete structure had problems, and it turned out trying to fix it was too expensive and did not make sense, so the decision was to replace it, and this was an expensive proposition.

Otherwise reasonable people often get unreasonable ideas about Florida real estate market. I am not sure whether they could buy a parking space for $50K in New York, but they call and ask for a 2-bdr/2-bath condo on the ocean and expect it to be for under 50K.
Isn’t $50K too good to be true in the first place? Shouldn’t there be a reason why a condo on the beach is only $50K? That it might be small, noisy, high maintenance, etc?

Sea Dip is one of Daytona’s direct oceanfront condo-hotels. 134 room resort, indoor and outdoor pools. Resort is owner managed. Unit sizes start from 216 sf. Some have city views, some offer ocean view and oceanfront.
There are 8 units for sale in Sea Dip at this time. I checked the data on MLS and was stunned that 6 out of 8 listings were showing wrong, and you guessed it, much larger sizes. The condo-hotels are usually small, but there is a huge difference between 400 sq. ft. and 250 sq. ft.

I was looking at the listing in Sea Dip Resort, a Daytona Beach condo-hotel. 14 Active Listings I noticed the confusion regarding pets. 4 listing avoided this information whatsoever. There is a blank space in place of the answer. 6 agents put “No” and 4 put “Yes”. Interesting. Yes or no? Ocean Walk Wyndham Resort is by far the best and nicest condo resort in Daytona Beach area. We count it as condo-hotel simply because the minimum rental is one day, and they have the Front Desk running rentals. They consider themselves condominiums, which legally is correct. But by the same token, any other condo-hotel is legally a condominium, which defines the form of ownership.
Ocean Walk Wyndham Resort consists of 2 buildings with nearly 600 rooms total, but over 350 of units are time-shares, and a bit over 200 are so called whole owners.

This 164-room resort in Daytona Beach Shores is the farthest condo-hotel, about 6 miles south of Main Street. Easy access form I-95 via Dunlawton Avenue Bridge.
Pirates Cove was built in 1973. It has completed a major concrete restoration several years ago and a lot of money in special assessment has been paid, and for the next several decades they should be safe. Actually this was the most expensive renovation for a condo-hotel in the area.
