The Plaza Resort & Spa I have wanted to attend a meeting at The Plaza Resort & Spa for years now, but it somehow did not happen until very recently. It was an annual meeting, and you can read about the election here.
Here I would like to pay attention to things happening in The Plaza Resort & Spa, changes that we soon would see in Plaza.

- No worries. Nobody is going to sell it to you for $25K. By the way, for $25K I would buy in a heartbeat.
That conversation shows how differently we see the same property, a direct oceanfront studio unit in Daytona Beach Club listed for $40K, the lowest priced unit in this condo-hotel.

Oceanside Inn is on my list of preferred condo-hotels in Daytona Beach area. You run into people here who are genuinely nice and – a big plus - professional. In my opinion this is one of the best examples of conversion from a old rundown hotel to a decent condo-hotel.
The company, that runs the Front Desk in Oceanside Inn, owns the first floor commercial space and has vested interest in the success of operations (unless they decide to sell their interest).

I posted Daytona Beach Resort & Conference Center yesterday. I drove there to take a few «fresh» photos, and by the time I got there, the weather was far from being perfect. I could not help thinking that so far every time I come to take photos, the weather was not cooperating.

Ocean Walk Wyndham Resort in Daytona Beach is a combination of a condo-hotel with whole owners (that's how they call them) and timeshare. 19-story South Tower was built in 2001. It has more units owned by whole owners, than under time share arrangement.
North Tower, added in 2004, a 25-story building, has majority of units as time share. This is quite a unique arrangement for Daytona Beach condo-hotel market, with the exception of 25 time share units in Harbour Beach Resort.

Oceanside Inn. I have an affection for this condo-hotel Resort in Daytona Beach Shores. People here are nice and professional. In my opinion this is an example what you can do from an older rundown hotel from the concept to implementation.
This is James Dion, General Manager of this resort. He works for a company called Integra, which operates several resorts both in Florida (2 of them in Orlando) and in the Caribbean. Who said this is a stagnant market? Take, for example, Oceanside Inn in Daytona Beach Shores. Only 6 units for sale showing on MLS. At one time the number was over 30 units. And this is not the exception. Similar situation with other condo-hotels, but it is for another blog post.
Of all the condo-hotels, Oceanside Inn is the trickiest to understand the records the way they show up in a compact form on MLS. Check the table below. I eliminated some of the fields that are not that important as agent and office numbers, etc.

Oceanside Inn is the nicest and latest condo-hotel conversion in Daytona Beach Shores. 191-room resort is well maintained and well rented.
This year for Oceanside Inn is more active than last: 3 units sold. All three beat price record. The studio for $34,500 (City view), direct oceanfront studio for $55K, and double unit for $48K. One of those sold by us.
Two units we bought for our clients af the County Foreclosure Auction and they are not reported on MLS.
And there are 5 Contingent and Pending units with 3 of those our transactions.

When I walked into the lobby of Harbour Beach Resort, a Daytona Beach oceanfront condo-hotel, yesterday to see how they were doing, I could not even imagine that I would end up kicked off the property.
I saw that the sign “Atlantic Shores Management”, the manager was there, I did not meet this lady before, so I decided to introduce myself.
I actually did not need the manager to see that the balconies were fixed and aluminum railing installed. I have photos of before, and while they were doing it. I just came to say ‘Hi’…

ALIKI & OCEAN RITZ CONDOMINIUMS IN DAYTONA BEACH
These sister condominiums on the Atlantic Ave, at the north end of Daytona Beach right by the Ormond Beach border, are always very noticeable.
The developer - Andy Xepapas - as the legend has it, called the first one Aliki Condominiums built in 1973 in honor of his wife Aliki. There are several condos developed by Xepapas, and they are all Alikis: Aliki Tower, Aliki Forum, Aliki Atrium...I heard that Ocean Ritz was initially also called Aliki, but changed the name when developer sold the project.
Was it a sign of love? I can only guess today.

It is time to do the update on what is happening in Oceanside Inn, a condo-hotel in Daytona Beach Shores. I would actually say that this is the best condo-hotel in Daytona Beach Shores. And though it is not a new building, of all condo-hotels, this one got the most extensive renovations at time of its conversion in 2003.

Oceanside Inn in Daytona Beach Shores is one of the best condo-hotel resorts in the area. I wanted to write "affordable", but today there is no strict distinction, as you can find deals with similar prices in those, which were considered expensive just a few years ago, like The Plaza Resort & Spa.
The resort is a combination of pretty good physical shape, not the worst condo-owners association (which is a compliment), and one of the best rental management (which is not an exaggeration), and just the amenities that are needed but not a huge and unjustifiable burden on the owners.

We meet in our office. They pretty much know what they are looking for, but they are open to suggestions. They have a lot of questions, they want to know pros and cons of owning a condo-hotel.

Twelve units in the Fountain Beach Resort in the hear of Daytona Beach, which belonged to a corporation and were seized by the Feds, were auctioned in Plaza Resort and prices were from $27K (plus 10% auctioneer premium) to $45K per studio for direct oceanfront, which was very expensive.
