daytona broker: Spam Attack on AR - 07/16/09 04:36 AM
For the last two days I noticed that we are under attack from spammers promoting some sites. Someone figured that they can put their spam message in the comment, and this is their greatest marketing plot.
I deleted already about a dozen of those comments. I am sure it is very irritating. Below is just one example of this spam. It always ends with a name from somewhere around the world.
"Hi everyone. By the time I'd grown up, I naturally supposed that I'd be grown up. Help me! Can not find sites on the: Consumer credit score. I found only this - free … (16 comments)

daytona broker: To Pay Or Not To Pay...Why Are We Angry? - 07/11/09 04:08 PM
The discussion about walking away from paying what we promised to pay did not leave us indifferent, absolutely not.
I think there is some  unity in treating it the way that if you can pay, you have to pay, but if you can't pay, than family is more important, and you can walk away from the financial obligations. If this was business only, take the calculator, but than it does not matter whether you can or can't pay. It is what your calculator tells you.
And if we agree to use calculator in one scenario, but not in another, then this is a moral issue … (11 comments)

daytona broker: Show Me The Soul... - 07/08/09 11:30 AM
It is an interesting journey, started with Richard Zaretsky's blog "WALK AWAY FROM THE PROPERTY - STRATEGIC MORTGAGE DEFAULTS GROW TO 26%", then Bryant Tutas accelerated it to a fascinating discussion with his Morally Wrong....OR...Financially Sound? . I bounced of it with Painfully Adjusting to the World.
Some great comments. Like this one below made by Lenn Harley. It is a strong and unforgiving account of the mess we are in. Lenn's position, often seen in bits and pieces in other comments, is spelled here clearly and with conviction. For those of you, who did  not read the blog and comments, here is Lenn's comment :

daytona broker: Painfully Adjusting to the World - 07/07/09 10:43 AM
Bryant Tutas stepped on our collective toes with his post Morally Wrong....OR...Financially Sound? The post generated 175 comments within just couple of days. Terrific post, terrific comments. Definitely worth reading, so click and you will not regret. He twisted the legal subject and asked whether it was moral.
The reason it is such a passionate discussion, is that we are to make the adjustments, that we did not think we would have to make. We lived in the world, where the promise to pay equalled the obligation to pay, and the moral thing to do and the only right way to do it. Foreclosures were the exceptions, they were not … (49 comments)

daytona broker: Sex With a Porcupine Or How We Are Different - 07/05/09 07:38 AM
Yesterday I posted Screwing a Porcupine Is Against The Law. Avoid The Temptation. I did not do it to shock the public, as I wasn't really shocked myself. I was laughing reading that article. I knew that it could have happened. And then I read the comments...
Oh my....
I knew that there is a gap between American and Russian mentality, but I did not know that it was so wide. This just tells me how different we actually are.
You see, for me and my wife the story, even if it was not true, was in line with the Russian mentality and character. It … (27 comments)

daytona broker: Screwing a Porcupine Is Against The Law. Avoid The Temptation - 07/04/09 06:52 PM
On May 14 Inna Hardison posted Stupid Laws in Florida that are still in Force.
As others, I just laughed at these still in force laws here in Florida. It was hard to believe that we needed a law like that. I thought that sex with porcupine could be a very effective crime deterrent, but it was difficult to believe that porcupines are really in danger of sexual advances from humans.
Even the thought of tinkering with porcupines with your pants down can get you goosebumps.
Why am I talking about that now? Well, you would not believe it.
I recently stopped by a Russian Deli. I … (25 comments)

daytona broker: Got EyePhone? What About EarPhone? - 03/21/09 08:34 AM
How many times it happened to you that you get a call and you need to jot down the number, or make some other note, and you are driving?
Or you are at home and your  pens are as elusive as mine, and you are running around like a chicken looking for something to write with?
I can't understand why we have to suffer (LOL). And even if I can, I do not want to accept it. With all our technology, it is not that it can't be done, it is most probably did not occur to manufacturers that we need it.
We … (11 comments)

daytona broker: Getting Old In Big City - 03/11/09 06:15 PM
I think living in big cities is taking a toll on everyone, and especially older people. While in New York, I worked for 2 years in social services, and I remember those older ladies in Co-Op City coming to our office with mail that they were receiving, but did not have the patience to read. They were bringing me all that mail to sort it out. The funny thing was that I was an immigrant and they were mostly born here in the US.
It was the pressure and the pace of a big city living, that made them angry. They did not expect anything good from … (5 comments)

daytona broker: Golf Carts On The Streets. Why Not? - 03/05/09 01:01 AM
According to New-Jouranl correspondent TAYLOR ASHLEY, SOUTH DAYTONA residnetsw may soon be allowed to use golf carts to drive around the city.
"By this time next year, unless something comes up, we'll have golf carts on the street," City Manager Joe Yarbrough told council members Tuesday night.
A consulting firm hired by the city conducted the study, and based on their recomendations the council members decides to move forward with this proposal to allow golf carts.
Golf carts are eco-friendly electric slow moving vehicles, that are less noisier and cleaner than gas powered vehicles. They need to be recharged regularly, and can go about … (6 comments)

daytona broker: How To Dream Smart In Paradise - 02/28/09 09:09 AM
This is the second part of If Not In Florida - Why Live? If Not In Heaven - Why Die?. The first is a dream in Paradise, this should be more about how to dream right, if I can say it this wait. The third part will be for frequent fliers or frequent drivers to paradise, otherwise called owners of vacation properties in paradise.
So, let's start from the very beginning: every American on the East Cost, Midwest, and up to California dreams about Florida. Sometimes, even if he/she is in California, however, Californians usually dream about Hawaii... but this is … (7 comments)

daytona broker: If Not In Florida - Why Live? If Not In Heaven - Why Die? - 02/27/09 01:24 PM
Moving to Florida is what every American contemplates, even if he/she does not know it, or lives in California, which is a totally different world altogether.
This is the American Mecca. Simply a fact of life ... or death, as both involve paradise... or heaven...
And why move to Florida, if not to live on the Ocean? Well, not in the water, of course, but as close to it as you can. And of course, living on the ocean means being on the top floor. Forget ocean view; this is something, while not shameful, not quite the class. Say "No" loud and clear to all these substitutes of the paradise. Paradise is … (8 comments)

daytona broker: Buy One Home Or Condo, Get One Free. - 02/26/09 05:36 AM
The articles just published in our local News journal on February, February 25 FALLING HOUSE PRICES SEND SALES UPWARD and AREA HOME SALES CONTINUE TO CLIMB on Feb. 26 (BOTH BY BOB KOSLOW, BUSINESS WRITER) bring the long waited news to everyone of us.
According to the article, "falling home prices are starting to have a positive impact with another month of increased sales of existing houses in the Volusia-Flagler market".
The data shows that for single-family homes sold in January, the median price was $131,800 in the two-county area, which is down 26% from the same month last year.
Falling prices attracted buyers and reflected … (3 comments)

daytona broker: Invitation From The Heart - 02/11/09 09:26 AM
Time from time I am receiving e-mail messages from a Re/Max agent in Daytona Diane Kirvan. She is very active, not a hermit like me. Every time I receive these message filled with timely and useful information, I feel tempted to invite her to Active Rain. the problem is that she is on Active Rain. But as so many good people on Active Rain, she did not have a chance to experience it beyond a grazing look at the landing page
Today I have received an e-mail message from Diane about a new local Italian home-style eatery. Her description of this place could and … (16 comments)

daytona broker: Did Not See It With Your Own Eyes? I'll Lend You Mine - 02/07/09 07:17 AM
Dawn Jezina  wrote a blog Dealing with buyers!!!! that made me disagree with her.
Dawn got a call from someone, who wanted to give an offer on the property unseen. I actually envied her and thought that I would be ecstatic have I received a call like that. Dawn says that it does not work this way. I think it does.
One of 25 best Re/Max agents in Florida once told me how he witnessed his broker calling his clients and offering $750K property and 3 of those clients said "Sure. No problem". They knew the broker, they trusted him. This was investment, and they … (7 comments)

daytona broker: Weather... How Bad Is Bad? - 01/29/09 09:35 AM
I read Patricia Kennedy's blog Weather Wimps? She is right. Weather (or better say our perception of it) is a funny thing. Same weather, same location, different perception.
Take Daytona Beach. Several days ago: air 67F, cold by our Daytona standards. People came from Midwest, they are in the Ocean. The ocean is 62F, freaking cold. Well, I am not sure it is much warmer in Midwest in summer anyway.
I remember swimming in July in 59F Black Sea. Not really pleasant, but what are you going to do if you are on vacation and this is all you can get?
When I came … (12 comments)

daytona broker: Shane, Thanks For The Lesson To Win - 01/24/09 05:44 PM
if you are a boxing fan and watched Shane Mosely against Antonio Margarito, then you understand what I want to say. If you haven't watched it, you missed on a great event in this unforgiving sport.
Not long ago Shane Mosely lost to a Puerto ricdan star Miguel Cotto. Cotto is just stronger puncher. Then Tony Margarito annihilated Miguel Cotto in a highly anticipated boxing match. Considered indestructible Cotto took a knee trying to avoid more damage.
So, if Mosley lost to Cotto, and Margarito destroyed Cotto, what would Margarito do to Mosely? That's the reason Mosley came to the ring … (2 comments)

daytona broker: Moving Florida to California - 01/07/09 03:55 AM
I remember that story, that was part of those Russian jokes about drunkards. The guy is on his knees under the street pole. A passerby ask him what he was looking for, then joins in search of the wristwatch. After some fruitless attempts the passerby asked the drunk guy if he remembered the exact place he lost it. "Sure, it was around the block"
-why then you are looking for it here?-there is no light there.
Similar things happen to buyers in Real Estate when they are perfectly sober.

daytona broker: Active Rainers in Times of Crisis - 01/01/09 05:11 PM

Gotta save somewhere. Gotta be prepared. Because they say it is crisis. Looks like we were preparing for this for a long time.
We share the same birthdate with my wife, and that's one party instead of too (LOL). That's a nice thing in itself.
In addition, we were smart enough (if we can take credit for that) to be born on the 1st of January, and combining 2 birthdays and a Holiday together feels like an unfair advantage.
Combining all this together makes it wonderful for us, family members, friends (and we had friends visiting from Connecticut), it is less taxing on … (5 comments)

daytona broker: Vacation? Oh Yes! - 12/29/08 11:42 PM
I am on AR for over a year, and reading how people go for vacation, and seeing the photos from places make me envy. But the times are not the greatest, and there were no grandiose plans for anything.
However, when we got a call from our friends, and they were going to visit us, ans while with us in Daytona they wanted to go to Miami for a couple of days, we decided to join and have a mini vacation of sort.
And we did. I got on my computer and started looking for a condo. It did not work. … (5 comments)

daytona broker: Stay Warm, Jesse - 12/29/08 04:28 AM
I read Jesse Clifton's blog today and it donned upon me, that even with things relatively simple, we often can not understand it fully without actually experiencing it.
He wrote about the extreme temperature that they got. We all know the notion of cold (coldness). Well, this is very relative. We can feel it at 57F here in Miami and 29F in New York, and 10F in St. Paul. The temperatures may be different; the feeling is pretty much the same. Yes, you dress differently in Miami than in St. Paul, but it is still the same feeling when your body … (8 comments)
