daytona broker: You Want to Show? Do You Have An Offer? - 12/27/08 04:09 PM
That's pretty much what happened to me today. I had a couple from New Jersey. They are visiting their son and his family here in Orlando. Very nice people, very punctual.
They have time, they are just in the beginning of their search. The husband is still working and is retiring in a year, so they started looking for a place close to the ocean and not far from their son.
They found me on Active Rain, read my blogs, and decided that we would be the right people to represent them.
Next day after Christmas is not the best day for … (29 comments)

daytona broker: To Lockbox or Not To Lockbox? - 12/26/08 02:33 PM
Matthew Ferrara wrote a very interesting blog Are you Cheating your Sellers by using a Lockbox?
It is a well written blog with tons of good points. But what it fails to do is to see beyond the considerations of the Seller. It is all about why Seller should do this and that. However, in real life there are also considerations of the Buyer, and the agent representing the Buyer.
I strongly disagree with Matthew. He is showing only one side of the coin. As a buyer representative, when I am showing properties, I have an idea of what I want to … (20 comments)

daytona broker: When Money Ends... - 12/25/08 05:18 PM
Huiting Zhuang wrote a blog  who is Isaac Robert Toussie?
Well, the best answer will be that Isaac Robert Toussie is the man, whose pardon by President Bush, was reversed. If President Bush would not have pardoned him in the first place, we simply would most probably never hear that name. "Isaac Toussie is a small fish in a very big polluted pond of real estate corruption". Huiting hopes that by holding people like Isaac accountable "... we may be able to save the real estate industry..."
How do we expect the guy that overwhelming majority of us never heard of, can save … (8 comments)

daytona broker: Wanna Get High? Watch Youtube...In High Definition - 12/22/08 12:33 PM
Let me start with the statement, which is nether bold or new: we are going high definition, and it is happening right now.
When I ran into Tim Maitski's YouTube "Watch in High Quality" - Embed High Quality Videos Into Your Blogs, I was absolutely ecstatic.
I have just bought a nice software and was making a crispy cool looking yet simple slide-shows, and all was well until I faced the problem to get it to the end user. I uploaded them on Youtube, and instead of cool crispy images, I got blurred images, making everything so unattractive and boring. So … (16 comments)

daytona broker: Avoid Hernia - 12/16/08 03:52 PM
In the times of crisis our weary souls want action, anything just to get over with.
We are a nation  of instant gratification. If it is a war, it only should take a week, we win, hang the dictator and come back leaving behind a fully functional democratic government.
When the trees were tall, we knew that wars and economic downturns take longer. But this is not our style. We can't let things run their course, we have to be in charge. We need it fast, we need it now.
There are different  easy fixes on our mind, all geared toward pushing the economy the way we … (9 comments)

daytona broker: Beheading in Russia - 12/14/08 04:31 AM

Saturday, December  6. In Moscow suburbs a gastarbaiter (German for an immigrant worker) from Tajikistan Saleh Azizov was beheaded by the group calling themselves "Russian Nationalist Militia" (loose translation)
The group sent out an e-mail bragging about the execution. A plastic bag with the head was discovered on he capital, same district where in the beginning of October a 15-year old Anna Beshneva was killed allegedly by a gastarbaiter from Uzbekistan, causing an outcry in Russia, and further fueling nationalistic sentiments.
Russians have never fell that low. Even at the height of the partisan war against the Nazi, there were killings, but never beheading. … (17 comments)

daytona broker: Ooops, Wrong Translation - 12/14/08 01:48 AM
My former Moscow  boss called me and asked for help. He has very good clients from Kazakhstan, and he wants them to be happy, so he asked me whether I could translate into English a short article about Kazakhstan.
I used to do that  in my previous life. Though I never liked it, I could not say "no" to him. First of all, it is my fault, I am always critical of their translations, I am telling him that they do not sound as if they were written in English, they still sound Russian, so it is to certain extent my fault that … (8 comments)

daytona broker: Treat or Die vs Treat Or Not To Treat - 12/13/08 06:30 AM
It was right after  my wife and I graduated from the University, and were sent to work in the North Ural City of Berezniki. As young professionals, we got a small room in a hostel (that's the closest term I can find), where we had a bed on one side and two bookshelves on the other. The restroom was in the middle of a long hallway on each floor, as well as a kitchen, and the shower or bathtub were not in this 4-story brand new building, which was normal for that time.
Half of the hostel  was filled with young teachers (us included), … (10 comments)

daytona broker: Paying With My Money or Our Money? - 12/07/08 03:02 AM
Soon after immigrating to US, we ended up in a beautiful place in the North East Bronx called Co-Op City - the largest cooperative in the world with over 55,000 residents. I remember the evenings and it was a fascinating panorama of those magnificent high-rise buildings from 24 to 33-story and windows lit in the darkness. Beautiful picture.
I had the most prestigious new immigrant's job - delivering newspapers at night, and I was lucky enough to get a newspaper route  in Co-Op City, so I was out there every night including Sundays.
It was a bit surprising that so many windows … (13 comments)

daytona broker: Ain't That America, Where Money Is Free, yeah? - 12/06/08 05:07 AM
This is the other half of my blog Crocodile tears  A practical one.
As professionals, we should understand how this works. We should understand that when a paying customer is calling the Servicer, he/she is calling Customer Service. So, when a paying customer is asking whether he can stop paying (or paying less, or paying in pesos) he/she will hear "No". It was stunning for me that commenters to Thom Abbott's blog keep missing this point, they are either not in Real Estate, whether they are licensed or not, or they are commenting for the 25 points. I am not trying to be rude, I … (4 comments)

daytona broker: The Beauty And The Dust - 12/01/08 05:37 PM
We all were at some time in our lives, and often more than once, bedazzled by the stunning beauty of the sunsets, painting the lower part of the sky with these indescribable reddish, pinkish, yellowish colors... Auroras and sunsets are the gifts from the G-ds, throwing them our way to enjoy and admire.
Isn't it weird to know that the color is caused the the particles in the air and the more polluted the air, the brighter the colors?
When I was in US Virgin Islands, where they have gorgeous sunsets, I thought that the theory proved to be wrong, but there are no miracles. … (8 comments)

daytona broker: I've Been Hijacked - 11/27/08 04:22 PM
2 days ago in the middle of a hectic day of a real estate broker in a very slow market came a call and the gentleman, who told me he wa from PayPal, asked me if I could tell him when I paid anyting by Paypal. We do use Paypal, and of course, I do not remember all the details, so I was hesitant, but the gentleman was asking a rhetorical question. He already knew what I didn't, and this was the news that somebody got access to my PayPal account and tried to steal the money.
When he asked me whether … (32 comments)

daytona broker: Have we outpaced our dictionary? - 11/14/07 05:26 PM
Did you notice that if you turn on your spellchecker, it picks "blog" and "blogging" and underlines it with a red line as a mistake.
Obviously, the terms "blog" and "blogging" is too new to take it place in the dictionaries like the one used by Active Rain. Guys, we have outpaced the dictionary, because this is a key term and, thought, I did not collect any statistical data, I would not be surprised to see it as one of the most often used keywords, if not the most used.
It actually considers "Spellcheck" and "spellchecker" wrong as well.
Isn't it … (4 comments)
