Writing market reports about condos in Daytona Beach area is like looking at the surface of water, which is so still that looks like a mirror. There is simply no movement. The market is so still, that it is even surprising.
After starting moving after 2011 and 2012, we thought that it would be gaining speed, especially considering that real estate market in general is moving, and in South Florida is moving quite fast, as well as in many other areas in the nation… but not condos in our area.

Why did you choose this particular condo from all others for sale in the building? Some units are on higher floors and, in addition to the ocean views, have the view of the Intracoastal (Halifax River). Some are direct oceanfront and have more value; some larger; some do not have a dark guest bedroom facing the walkway…

There is usually a reason why a picture is better than 1,000 words. This is, probably, the case. We can discuss why people buy condos, and how important is size, ceiling height, insulation, amenities, even good association, but if you look at this photo, you would know that these people have not yet noticed the appliances and anything else for this matter. If you ask them whether there is a kitchen in the unit, they would have difficult time answering…

I know some of the Association property managers, which are on-site, and some of them know me.
Usually, it is very helpful. Makes life easier.
This happened couple of years ago. I sold several units in this luxury beachside condo in Daytona Beach Shores. I have a lot of photos taken there, it is a beautiful building. However, working on a virtual tour, I noticed that I did not have a good photo of their clubroom.

There is a listing in this beautiful condo building. Everything is fine, but when you click on the parcel ID, the county property appraiser’s page opens with “No parcels were found including the following search criteria: Parcel ID #_________________”

I am a condo dweller. I lived in a house and it was eating me alive. All this lawn mowing, trimming the bushes, or getting pine needles off the lawn…
This is not the ideal living for me. Condo is for me. And my clients are condo buyers. Many of them are moving to Florida in their mature years, and if they want to be on the beach (and they do) for reasonable amount of money, it means condo.

There are 325 condominium buildings in greater Daytona Beach Area. Quite a number, isn’t it? But when was the first condo actually built in Daytona Beach? Did we have condos 100 years ago? No, we didn't.
First condominium buildings in Daytona Beach were:
Bellair Condos (1963),
Pendleton Club (opened doors June 15, 1963),
Landmark condominiums (June 30, 1963).

Couple of years ago, when the market was scraping the ground, and, probably, even digging it, my client bought a condo. A wonderful unit in older riverfront very well built building...
They liked it, so a few months later they made an offer on another unit there. It was a short sale, but it was not going anywhere. Either the agent was not cooperating, or the Seller, or both.

You are a dog person. And you like the ocean. So you are buying a condo on the ocean.
So far, so good.
The seller has 2 large dogs, and you imagine your furry friends in this oceanfront unit … But would you be allowed to have large dogs? Even one large dog?
If the condo has changed the pet policy to a more restrictive one (and I never heard about changing anything to more liberal), the Seller, if s/he purchased the unit before the change, will be grandfathered, but the Buyers would have to abide by the new policy.

Often time when the condo goes to foreclosure, we need to know how much is owed to the association, so we call Association managers.
That’s exactly what I did when a 2-bedroom beachfront condo was scheduled for foreclosure auction. I never personally met Marisa, who is a real estate agent and CAM (Community Association Manager), who managed the Association of this tiny oceanfront condo community, but I spoke to her on several occasions in similar situations, and I had a very good feeling about her.

The door opens and a couple in the early 40s walks in. They are smiling; they just saw something very funny. They tell us that we have something very wrong on our marquee sign at the resort.
I go out, carefully check the sign with “condos for sale from $35K” and do not find anything wrong. I return and tell them that I did not find anything wrong with the sign. They are surprised, look at each other and then say “it is missing a zero. Shouldn’t it be $350K?”…
