I usually take my long walks on the beach in the evening, when the sun is low, and UV exposure is at a minimum. But today I went to the beach at 9 in the morning, as in the evening we are eating out with the family celebrating Mother’s Day. The park in Daytona Beach Shores where I go was still not packed, and I had no problem parking the car. The weather is what you can dream of: low 80s, slight ocean breeze, light clouds covering the sun to give rest to our skin…

The biggest “flaw” of the Real Estate market is that time and price are tighter than a great marriage. We want to buy today at yesterday’s price and we want to sell today at tomorrow’s price (or at any other time when the price was great). And we are never happy with today. This is why in the slowest market of 2011 buyers were lookers. No matter how ridiculously low the prices were, no matter how much sense it was making to buy for about half per sq. ft. of luxury condos than what it cost developers to build, there was (14 comments)

I write mostly about Daytona Beach Shores, where I live. However, there are quite a few condos in the town next to Daytona Beach Shores going south. It is Ponce Inlet, and because both Atlantic Ave. and Peninsula Drive end at the entrance to the Lighthouse Park and do not go south, this is the quietest place in theh the whole Daytona Beach area, with not a single hotel/motel and only a few businesses like marinas and waterfront resaurants on the Intracoastal. Trully a quiet residential area, and the best beaches in the area. Southpoint Condominiums, a 7-story condominium in Ponce (6 comments)

It is August, the hottest month in Daytona. Not that July is any cooler, and not that coming September is going to be any cooler, at least until the 30th of September… And no, I am not complaining. Looks like the majority of the country has or had much hotter time… Surprisingly, we experience what the lifeguard called “upwelling” and the water on Sunday was only 76F, cooler than what we had in May. By tis time we should be firmly in the 80s, but it is the Ocean and it is always full of surprises. 241 condo units (6 comments)

Built in 2006 in Daytona Beach Shores, Oceans Grand is the last building of the Oceans complex. It was not built by Bellemead Development Corp., original developer of all Oceans condo buildings, but by Callahan & Sons, a construction company from Massachusets. It was also one of the last high-rise buildings in Daytona Beach Shores, which now limits buildings to 12 stories high. There are 189 units in 21-story Oceans Grand. Oceans Grand is not directly on the Atlantic, it is between the river and the ocean, and the views are quite stunning no matter which side it is. New in (0 comments)
Tuscany Shores Condominiums were completed in 2005, in the height of the hot real estte market. Time when money and the luxury this money could buy seem to not have the limit… This 11-story condominium with only 3 units per floor stands out of mostly pure white buildings of The Oceans Family, that are south of Tuscany Shores. I love this very stylish Art Deco condominium, love the the look of their lobby. Very clean design, very contemporary… Amenities include oceanfront fitness center, clubroom with billiards table, large flat TV, fireplace, catering kitchen for birthday parties and other occasions. 9,300 sq. ft. total of terraces and gardens, beachside heated pool & spa, fire pit, water fountain. My May Market report about Bella Vista in Daytona Beach Shores had 4 units for sale. One month later there are only 3 units for sale on MLS. For a building with 100 units it is a very low number. In "normal" market there should be on average 7 units for sale, give or take... And when there are fewer units on the market, the prices are generally higher... It is the same old supply and demand thing. Yes, the demand is still soft, but the supply is very low. And it results in higher prices. Not by much yet, (2 comments)

Ocean Seven looks the same as Oceans One, Oceans Three, and Oceans Five. In reality, developer decided to change the routine. Three other building only have two-bedroom/two baths condos. In oceans Seven there are 120 condo units from one bedroom to three bedroom units. All units have excellent views. Each unit has direct oceanfront exposure. Oceans Six is one of newer buildings in Daytona Beach Shores. This direct oceanfront U-shaped 17 story 120-unit condominium was built in 1993. Outdoor and indoor pool. Social room, exercise room, sauna, on-site association manager. 8 units per floor, split evenly between 2-bdr and 3-bdr units. Outside corridor system. Building is in excellent shape. Underground parking. 2-bdr units are 1,540 sf, and 3-bdr units are 1,668. Units a larger than in older Oceans buildings. Very good views of the ocean and the Intracoastal. My clients bought a condo unit in Bella Vista in Daytona Beach Shores for a very good price. They still have money and are thinking of investing, but are very particular about the buildings. It has to be a nice one, and nice one by their standards. When in 2 months the listing agent called me about the short sale he had there and said that the bank agreed to a very significantly reduced priced (by $100K), I sent my clients an e-mail suggesting that they buy this unit, and then resell for a nice profit. Daytona area has 23 miles of the Beach. The longest shoreline is in Daytona Beach Shores. Being so much smaller than its neighbor Daytona Beach, Daytona Beach Shores “picked” the best place on the beachside. It is bordered by the ocean on the east and Halifax River on the west and is sandwiched between Daytona Beach to the north and Wilbur-by-the-Sea and Ponce Inlet to the South.
Our office is in Daytona Beach, in the oceanfront condo-hotel. And I live in Daytona beach Shhores. I try to walk home from my office as often as I can, and I enjoy walking barefoot (13 comments)
