It is a busy season in greater Daytona area. South Florida is more a winter vacation area, and we are clearly a summer resort. I am seeing again plenty of “no vacancy” signs, which I have not seen for quite some time. It is especially busy on weekends. Oceanside Inn in Daytona Beach Shores is not the exception, and is rather a rule for them. It is good news for the resort, for unit owners. The Oceans Complex in Daytona Beach Shores is the largest built in one localtion by one developer in greater Daytona area. 11 buildings out of 16 in the complex are direct oceanfront, and there are 5 buildings, (4 condo-owners associations), which are between the ocean and the river. We will discuss those in another blog. In 11 direct oceanfront condo buildings we are only looking at 2 bdr/2 baths units, which are the majority of units in these buildings. And we will compare with what was for sale on January 31, 2010, just 6 months ago. There are 29 active listings in Oceans

I have not visited Ocean Jewels Club since January this year. Today I have received the e-mail from the hotel manager, Tim Oliver, and I stopped at Ocean Jewels Club, Daytona Beach Condo-hotel, on my way to the office. First pleasant surprise, the Lobby is open and I was greeted by a gentleman at the Front Desk. I introduced myself. That’s how I met Tim. Tim Oliver, a hotel manager. Yesterday (and for me it means before I went to bed) I posted Am I In The Wrong Business? It is about a guy who is privately arranging vacation rentals for 20 owners of Ocean Walk Wyndham Resort - Daytona's premier condo-hotel, and to my surprise the comments came agreeing with me. Practically everyone saw it as a great business, and I think it is absolutely could be, provided that we can reach the same occupancy as the hero of that blog. So, how come we did not see it? Somehow my posts about The Plaza Resort & Spa got some people confused. I am getting quite a number of requests regarding Plaza Resort, and here are many questions and concerns regarding the Association Fee, Maintenance, Taxes & Insurance. Q. What is the monthly Maintenance (Association) Fee?A. Maintenance Fee is $528.50 a month. There are condo-hotels in Daytona Beach area with nearly half of that maintenance, and where your rental income is not enough to cover maintenance fee and taxes. Q. We submitted an offer for a condo. Short sale. Asking price was $150K, my client wrote the offer for $136K, the Lender came back with $5K more than asking. The whole thing made my clients very uneasy, they thought that it was deceptive, wanted the answer in writing, thought that everyone was avoiding a paper trail. The lender would not give this in writing, and as not the party to the transaction, they are not obligated (at least for now), they wanted that the Listing agent does it in writing, and, of course, the listing agent had no trouble to do it

It is April already. Time to check on the Fountain Beach Resort - a condo-hotel in the heart of Daytona Beachside. This oceanfront 6-story condo-hotel is home to 149-room resort right on the Atlantic Ocean. Not much changed in the time that I wrote about it last. The Board made some new rules making life of the condo owners a notch more complicated, which is why the Boards are there, or that is what the owners believe. There are 14 Daytona Beach Condo-Hotels. Understanding the Concept guarantees that you are not confusing apples for oranges. Because condo-Hotel is a confusing concept. And like with everything we do not fully understand, we are not comfortable. Legally, there is no such form of ownership as condo-hotel, they are condominiums. The term condo-hotel is only used to differentiate between the condominiums where you have rental restrictions and condo-hotels with nightly rents like in hotels. Hence the name. As for the ownership, in condo-hotels, like in apartment condominiums, you own your unit PLUS an undivided interest in the common elements. And as in
