A few days ago I posted A Night Before Auction. It is when adrenaline in rushes in your blood and you are getting all excited in anticipation. There was going to be a fight and we knew about it. The reason was that the first mortgage was small, and the judgment was just about $62K on a condo in Royal Atlantic in Daytona Beach Shores, valued at more than $200K. A GC friend of mine called me and said that he was thinking of taking a small project, where he would fix it and sell. If Tony calls me, things are really not great. When agents talk about buying foreclosures they usually mean REOs. But our customers often do not think of REOs when talking about buying foreclosures. Because there is such thing as selling at foreclosure auctions on the court steps (in our Volusia County it is done inside in a room in the courthouse). This over 4,000 sf living and 6,000 sf total direct Intracoastal house built in 2002 is scheduled for foreclosure today at the Volusia County courthouse. We notice it from the publication, which is required by law. Checked MLS, the house has never been on the market. Judgment amount is $1,014,000. Short sales, loan modifications, foreclosures, bankruptcies.... Very often used words nowadays... Very much abused words nowadays as well. While driving I am listening to the attorney hosting a talk show. People call and he answers their questions. Someone asked the attorney about the short sale vs foreclosure, I actually missed the question, but it had something to do with the credit. The attorney answered that for the purposes of obtaining a mortgage there is no difference between short sale and foreclosure, and that you can get a mortgage (under certain conditions) in 2 years. Really? I thought there was a difference
