Amateur investor has some cash, and buys a condo. It was just a shell. Stayed empty for years after the owner died. He tells me that he would fix it up and then give it to us to sell it. Does he need any help with fixing it? No, he has the best people in the world.

I love people who call themselves investors. They walk in, they ask all questions about buying in Daytona Beach Area, and then they say that they are not sure in the economy. They have read this, and listened to that, and thought about something similar happening in Rome of Caesar era...

Next to our office to the south is a vacant lot. However, it was not always a vacant lot, and until 2005 there was an 87-room condo-hotel right in the heart of Daytona beachside.
One could write a book on scams, ploys, mismanagement, and everything else imaginable in this condo-hotel, but it is not me. Until 2005 I knew it was possible to run the property to the ground, but I did not expect getting it off the ground…

They do not buy only because of the view, or the hardwood floors, or something that they personally love. Even though this is about Daytona area, and only Beachside, I think it is true to many other areas. Buyers find us on the Internet, and then they check the properties and the major parameter is the price. The less, the better...
Any time when Buyers are thinking of living in the unit year round or simply not rent out, I suggest considering residential condos as first choice. I was showing units in Plaza Resort to a couple from New York. They are for a good investment, and it should be a nice place as the husband wants to use it to wow his suppliers and also use it to send employees as a reward.
I have already showed the units to him, and now he came with his lovely wife, so that the real boss could say "yes" or "no".
