investing in real estate in daytona: Send Me If You See Something… - 04/14/12 07:24 PM
Do you hear this? I hear it too often. When people call me or shoot me an email message, I take it as a call to action. I check what is available, I come up with the shortest possible list of the best deals out there. And today often there is none, or one, or two… not really an abundance of great deal. So my customers are all hyped, they look, they listen, they compare, they agree with what I say. They understand that I do not BS them… and they hesitate. And then they leave, and before they leave, they

investing in real estate in daytona: Happy Investing in 2012 - 01/11/12 07:18 PM
Well, it is 2012, and there are hopes that Real Estate market will stabilize and start improving, though I am not sure I know what it means. I see people buying properties at very low prices now, and they are not in a rush to start paying way more, so for them this is the best market ever, as they do not expect it to be so wonderfully depressed ever in our lifetime... Sounds terrible, isn't it? But it shouldn't... As I say, there is no such thing as bad market. In the same market and in every market somebody makes a killing

investing in real estate in daytona: Spreading Luck in Thick Layer - 08/15/11 02:43 AM
I always say that those who feel the market and acts a few months before others feel it, do best. Yes, they risk the most, but they do best. Not everyone is cut to run with big dogs, not everyone has that excellent sense...However, if your risk tolerance is different, the initial changes in the trend are good indicators. Yes, it is a bit less risk, but still excellent rewards. Of course, you can still wait until you see that only lazy don't make money in real estate. Then you may join the ranks of those who bought real estate in 2005

investing in real estate in daytona: Don’t Agents Need Commissions? - 12/11/10 02:41 PM
Next to our office to the south is a vacant lot. However, it was not always a vacant lot, and until 2005 there was an 87-room condo-hotel right in the heart of Daytona beachside. One could write a book on scams, ploys, mismanagement, and everything else imaginable in this condo-hotel, but it is not me. Until 2005 I knew it was possible to run the property to the ground, but I did not expect getting it off the ground… I remember it at its glory, when it was converted from a rundown hotel to a rundown condo-hotel. It was 1999…The

investing in real estate in daytona: When Is The Best Time To Buy?...When You Have Money - 08/04/10 03:59 PM
Everybody is concerned when it is the best time to buy. Are we at the bottom yet? Can it be any bottom..er? That is the question. At least this is what I see a lot on AR. It is like asking whether we are already dead. Pinching ourselves does not really help, as we are afraid to inflict pain, and even if we still feel pain, who knows what you feel when you are dead? Of course we know where the bottom will be. We will recognize when we are the very bottom. It is like porno: nobody can define it, but everyone

investing in real estate in daytona: American Idol and Real Estate Investment - 05/20/10 01:28 PM
American Idol and Real Estate Investment Last Tuesday on American Idol after singing the song of his choice ‘OK, It's Alright With Me’ Casey James sealed his fate. And on Wednesday he left the competition. When asked why he picked this song, he mumbled something that he loved it… Fine, he loved it, it was a great song, he sang it great, but it was a very bad decision. His way of thinking is strikingly different from another contestant, Chris Daughtry, who was extremely diligent with his choice of songs. He was not coming from lightheaded ‘I like it’, or

investing in real estate in daytona: Plaza Resort & Spa in Daytona Beach...Why Is It So Expensive? Wrong Question... - 03/01/09 12:54 AM
I was showing units in Plaza Resort to a couple from New York. They are for a good investment, and it should be a nice place as the husband wants to use it to wow his suppliers and also use it to send employees as a reward. I have already showed the units to him, and now he came with his lovely wife, so that the real boss could say "yes" or "no". Prices in the Plaza Resort & Spa, one of the most luxurious condo-hotels range from $55K to $459K, where $459K is a dream price from 2005-2006 and $55K is
