I am reading your blog and I am interested in these condo-hotel units in Daytona Beach area. Prices seem to be very attractive.
You say that the Lenders do not finance them. What about owner financing?”
Excellent question.
Big banks never financed Daytona Beach Condo-Hotels. With 13 relatively small condo-hotels in the area, this is such a tiny niche for the Lenders. Small lenders who specialized on condo-hotels were the first to go belly up when the housing crisis knocked on our doors.

This question comes so often that I should have written the explanation a long time ago, but better late than never.
"If I buy a unit here, can the Front Desk play games with renting the unit. Can they favor one owner over another?'
The answer is "Yes & No".

Condo-Hotel management is confusing.
Condo management, even in the most expensive residential condominium projects, is relatively simple. They either hire a manager and maintenance people, or they hire a management company. Both scenarios proved to be working OK. Like everything else, it depends on the people in charge (The Board), and, unless their stars do not align, they do fine.

It is past midnight, and I am at my computer as usual.
Looking at what my subscribers on IDX are getting and what I see makes me jump. Oceanfront Unit in Plaza Resort & Spa in Daytona Beach For Just $86,900!!!
A unit in Plaza Resort & Spa, 3rd floor direct oceanfront (I am looking at the listing and all this information from the listing) and all that is for ...$86,900!!!!!!!!! Wow.
And it gets even crazier. The Bank, that owns the unit, according to the listing agent, would finance at 10% down and would pay 2% of Buyer's closing costs.
